  Last minute change in plans and found this wonderful home sitting on the lake. What a great place to sit back, relax, enjoy friends and family. Working with the owners was a very pleasant experience and we plan to do it again in the future.

  This lovely home accommodated our large family comfortably with lots of living space. The location was very convenient to access highways, shopping, and area attractions. The owners responded quickly to inquiries and everything was as it is described.

  The Beach is a wonderful house and very roomy. The house is well equipped on a quiet cove and is located minutes from the boat ramp and shopping. My family and I truly enjoyed every minute in the house. It is so comfortable!

  The place was great and just as the owner described it. The house had everything my family needed and more. The dock was a short walk and it was in a secluded deep water cove with great views. I took my whole family and kids and it did not feel crowded. I would certainly rent the home again.

  Stayed at the "Beach" 3 different weeks in 2011 and 1 week in 2010 and it is great. Great location, great house, great water, great vacation. Vicki Beach is very easy to work with an dthe house has everything you for a great vacation. Oh...great price too! ard too leave the dock because of the deep water and great view. Property has always been well stocked and very clean with easy access to a boat ramp. Plenty of parking for a boat trailer and cars. Easy walk to the lake with big water view from the house. We would recommend the house to everyone, especially families with kids. Very safe and quiet cove which is great for children. We know you will enjoy your tie at the "Beach" house.

  We have stayed at the Beach 3 years running and love quite cove it is located in. Our children love the space for them to relax and the dock for swimming and fishing. This is a wonderful part of the lake that is not as crowded as the south side of the lake, so skiing, wkeboarding, and tubeing is very nice and still water.

  We really enjoyed our visit to your home! We had 2 families and plenty of room to roam. This was our first visit to the lake, it is absolutely gorgeous! The weather was perfect and the water was wonderful. It was extremely peaceful during the day and night. Very close to the Premium outlet mall was a bonus. We would definitely stay again.   In summary The Beach is fabulous. The owners are so nice and helpful and the property is very comfortable. Compared to other lake houses we've rented, this tops the list and we thought it was great value for money. Our family of four stayed at The Beach in late August 2007 and had a fantastic vacation. We were so fortunate that The Beach was available at the last minute. The property that we had originally hired fell through (long story!) at the last minute, so we scrambled for a place to stay. Vicki and her husband were so accommodating in getting the property ready for us. The Beach is a great lake house, and the website description is very accurate. We had tons of space for our family of four. It would be very comfortable for two families, especially as there are two bedrooms upstairs and two bedrooms in the basement -- gives everyone some privacy. Also, TVs in both upstairs living room and basement, so space for older kids to hang out and do their own thing. The house was very well equipped. As we were traveling from overseas, we appreciated that there were beach towels available. Also, the kitchen is like a kitchen at home -- tupperware containers, dish soap, foil, etc. Really helpful when you have to travel light. Coolers were great for taking on the boat. Like most lake houses, The Beach is up a slope from the water's edge. Not a problem for our boys (10 and 8), but you definitely want to make sure you have everything with you on your first trip to the lake. Families with younger children should keep this in mind. We rented a speedboat for the week from Cocktail Cove Watersports (says Wet Desert Watersports on the credit card statements.) They met us at the nearby boat ramp and launched the boat for us. With the maps provided by them (and also at the Beach) it was easy to navigate back to The Beach. We loved Lake Lanier. It's a good size lake to explore. Big enough that there's a new part of the lake to explore every day, but not so big that it was overwhelming. Also, very well signposted on the lake. The sunsets across the cove from the double deck boat dock were amazing. We ate in most nights and had picnics on the boat, so I don't have any advice on restaurants. Our enjoyment was in being on the lake. End of August was a great time to go. Schools were back in session, so the lake was super quiet during the week.

Cancellation policy:

RENTAL AGREEMENT FOR THE "The Beach" Received from _____________ hereinafter referred to a Tenant, a reservation for 163 Lake Circle Dawsonville, Ga 30534 as evidenced by Vicki Beach hereinafter referred to as Agent, for a vacation rental arriving December 22nd departing December 28th 2012. Rental Rate: $ Taxes: $ Cleaning Fee: $125 Pet Fee: $75(?) Total: $ Refundable Deposit $300 To secure your desired dates I will need rental amount of $ + $125 cleaning fee = $. If you are bringing a pet please include pet fee in final payment. Agent requires a separate check in the amount of $300 refundable deposit, Agent will hold deposit until departure and assessment of home, at that time deposit will be returned if no damage occurs during your stay, this includes trash being bagged and in cans provided outside of home. Tenant hereby offers to rent from the Agent the premises located at 163 Lake Circle, Dawsonville Ga 30534, as described upon the following terms and conditions: 1. Animals: Must adhere to Dawson County leash laws (must be on leash at all times in the outside areas) and must be housed trained. If you are bringing a pet add a non-refundable fee $75 to total balance. 2. Maintenance, Repairs, or Alterations: Tenant shall be responsible for damages caused by Tenant or guests of Tenant. Any rearranging of furnishings that are not put back in place will incur a $75.00 fee. If the cleaning exceeds 4 hours, including trash disposal. All trash needs to be in bags and in containers provided outside home. Tenant will be responsible for the additional amount due. Tenant will be responsible to replace or pay Agent for any damages, theft, or alterations, or excessive cleaning costs. If replacement, repairs, or excessive cleaning costs are needed that exceed the security deposit above, Tenant will promptly pay Agent additional amount due. Agent will supply Tenant with documentation on additional fees due. There may be an occasion lawn care and other maintenance must been accomplished. The Agent will inform Tenant is this case. 3. Indemnification: Agent shall not be liable for any damage or injury to Tenant, or any other person, or to any property, occurring on the premises or any part thereof. Tenant agrees to hold Agent harmless from all costs, expenses, suits, liabilities, damages, and claims of every type, including but not limited to those arising out of injury or death of any person (s), or damage to any real or personal property of any person(s) or acts of God. 4. Noise and Nuisance: Tenant shall not commit any noise or activity, which may disturb the neighbors. Tenant /guests will curtail use of hot tub or outside decks after 10:00pm. Any complaints from neighbors or police will result in the forfeiture of security deposit and/or eviction. 5. Guests: Maximum number of overnight guests is 13 without written permission from Agent. Additional cost for overnight guests over 13. 6. Privacy: Tenant shall permit Agent or Agents employees to enter the premises for the purpose of making repairs or in case of emergency. Owner will notify Tenant if entry is needed. 7. Security Deposit: The security deposit will be refunded within 2 weeks of departure if there is no theft, damage, alterations, or excessive cleaning fees. This includes trash disposal. The trash is required to be in bags provided and in outside cans provided. If trash is not disposed of properly an undetermined amount of money will be held from deposit. Any excessive garbage not fitting in the cans provided must be removed by Tenant. Garbage service is scheduled on Thursday, please have trash in cans Wednesday night. 8. Smoking: This is a nonsmoking home. Any smoke detected in the house will result in the forfeiture of the security deposit. 9. Attorneys fees: In the event that Agent is required to employ an attorney to enforce the terms and conditions of this agreement, or to recover possession of the premises from Tenant, Tenant shall pay to Agent a reasonable attorney’s fee whether or not a legal action is filed or a judgment obtained. 10. Cancellations: There is a $500 penalty if canceled within 60 days prior to arrival date. No refunds if canceled 30 days of arrival date. If cancellation occurs, Agent will try to rent out the dates as not to incur penalties. Cancellations must be in writing with confirmed receipt from Agent. If for any reason there is a cancellation earlier than above terms tenant will be charged a processing fee if PayPal was form of payment. 11. Holding Over: Check in time is 3:00pm, check out 10:00am. These times may be flexible if in writing from the owner. Any holding will be at a rate discussed with Agent. 12. Tenant is required to be 25 years of age to secure said home. Entire Agreement: The foregoing constitutes the entire agreement between the parties and may be modified only in writing signed by both parties.
