With over FOUR HUNDRED inches of snowfall annually Winter Park is "The Place Ski!" The Zephyr Mountain Lodge opened in 2000 and is the only true ski-in/ski-out property in Winter Park. This great new facility features heated underground parking, ground floor ski lockers (no more lugging all your equiptment into the elevator--or melting snow in your condo), first class workout facilities, FOUR outdoor hot tubs (with towel service), attached dining and shopping, including Starbucks and Doc's Roadhouse Restaurant and Pub.

Winter Park base elevation is 9000 feet and the summit is 10,700 feet. Security Deposit

I rented this property from February 1 to February 6, 2011. I paid a Security Deposit. Under Colorado law (CRS 38-12-103) the owner must return or account for the Security Deposit within one month unless the rental agreement specifies a longer period not to exceed 60 days. In this case the Rental Agreement did not extend the Security Return deposit beyond the one month deadline. I sent the keys back via Certified Mail on February 6, the next day after the rental ended. When I didn't get the Security Deposit in a month I had to send a Seven Day Demand Letter stating my intention to file legal proceedings. I finally got the Security Deposit back 45 days after the rental ended. The unit had intermittent hot water, sometimes warm enough to shower sometimes not. The first 3 days we complined to the owner via phone and she responded by sending the building maintenance crew who acknowleged the problem and said it impacted several units and they were working on it. The problem was not solved during our stay. The last three days the owner stoned walled us failing to even acknowledge 3 e-mailed complaints.

Owner response:This guest did rent my condo for the specified time. He did complain that there was no hot water in the condo. For the first 3 days of his 5 day stay I repeatedly sent maintenance to the condo to check on the problem. Each time I was told by building maintenance that there was sufficient hot water in the condo. On the third day he asked that I have someone who did not work for the building (which is responsible for providing the hot water to the condo) check the situation. I did as he requested and this person also reported back to me that the condo had more than sufficient hot water. At this point the guest changed his claim from “no hot water at all” to intermittently having hot water. With the report of the 3rd party being consistent with all reports I had received from the building maintenance staff and the head of operations for the building I notified the guest the matter was resolved. I have not had any other guests (before or after this guest's stay) report to me an issue with the hot water. We comply with all relevant rules/laws. Our rental agreement stipulates that the return of the security deposit is contingent upon the return of the parking permit and keys and will refunded within approximately 30 days of my receiving these items back from the renter. The keys/parking pass were not receive until 2/22. The guest's security deposit was returned to him via a check on 3/12—within 30 days of my receiving his certified letter containing the parking permit and key. This guest has been threatening me with law suits for both the lack of hot water and the security deposit not being refunded—both of these claims are untrue. He has contacted me repeatedly with this threat and eventually told me he would stop the harassment if I committed to giving him a free week at my property. He misquotes Colorado law in an attempt to intimidate. I suspect this behavior is a pattern with him and I will request that VRBO investigate reviews he has written for other properties through their organization.
