Location: Legacy Park, Davenport, Central-Disney-Orlando Area, Florida, USA (Property is less than 20 minutes from the Disney main gate)

Accommodations:  House, 5 Bedrooms + Loft + Den, 4.5+ Baths (Sleeps 12)

Welcome to luxury five bedroom four and a half bathroom villa with pool and spa located 10 minutes from Disney.

Here's whats on offer: Five huge bedrooms (3 with en suite bathrooms), the property sleeps up to 12 people (plus one small child/baby in the travel cot) and is furnished to a very high standard offering very high levels of facilities.

Unlike most of the properties up for rental this property has not been furnished using a standard package. All the furniture and fittings have been individually chosen to give that little bit extra because thats what makes all the difference.

The Property (in summary) includes:
*Cable/TV/DVD in every bedroom.
*57 inch TV in Family room with VCR and DVD.
*Oversized pool with Spa/hot tub.
*Three master bedrooms one with a king-size bed and two with queen beds all with en suite bathrooms and closets.
*Two twin bedrooms (quality beds to accommodate adults/teenagers).
*Den with double sleeper to accommodate two more guests.
*PC with broadband anytime Internet access (+wireless router if you have your own Laptop).
*Playstation 2 with a selection of games.
*Baby/toddler facilities (inc High chair and booster. two strollers, cot/playpen).
*2 sets of high quality golf clubs for guest use.
*Large gas BBQ for guest use.

Location:
The villa is in the Davenport area, which is less built up and 'touristy' than Kissimmee but is still within 15 minutes of Disney at the intersection of Highway 27 and 192.

Local Amenities:
There's a choice of Publix supermarkets within three miles of the property, a Wal-Mart is two miles away. A wealth of restaurants nearby and easy access to Highway 4 to get you West towards Tampa, St Petersburg and Busch Gardens.

Access to Airports:
You can get to the property from Orlando airport within half hour using Highway 417. Another 30 minutes for Sandford.

Don’t forget Tampa as an option also, being close to Highway 4 and South of Orlando means Tampa is about 90 minutes away.

Sleeping Accommodation:
There are five bedrooms and a sleeper double bed in the loft/den. We have gone to town on making sure the beds are the best you can buy. Many properties try to save money here and don't put adult quality beds in tein room especially. Not the case here; you're always guaranteed a good nights sleep with us.

Master one is a huge room and has a king-size bed. The en-suite bathroom is also on a grand scale with a large bath and separate walk in shower. There are his and her sinks and a large walk in closet for luggage and clothes. The master suite has a large TV with a separate DVD/Video.

Master two has a queen-size bed and an en-suite with shower and bath and a TV/DVD combo.

Master three also has a queen-size bed and an en-suite. It is on the ground floor with access to the pool are via the en-suite so is excellent for those not wanting or able to use the stairs.

Twin one has two single beds and a TV/DVD Combo. The beds are full-size and are able to accommodate adult guests (it’s often assumed these rooms are used by small kids only) and is decorated in a more contemporary style.

Twin two has two single beds and again caters for more grown up guests if appropriate also boasting high quality beds. Again more contemporary in style, we’ve avoided the Mickey mouse themed rooms here also.

Living Dining Facilities:
After a busy day you can relax in any of the villas three family seating areas. There are two down stairs and one on the first floor at the top of the stairs (what is known in the US as the loft).

The whole of the downstairs (except the downstairs bedroom) is tiled so you don’t have to worry about little ones running in from the pool area wet.

Family Room:
The family room is attached to the kitchen with a large screen hi def (57 inch Hitachi) cable TV, and has a VCR and DVD. There's a large selection of DVD's available too. There is plenty of seating here a three seat sofa, a two seat and a single comfy chair. This is a good place to park/keep an eye on younger kids while preparing meals as it’s attached to the kitchen.

Lounge:
The down stairs lounge/dining area is perhaps the most restful of the three lounge areas with lots of comfy seating.

Loft:
The upstairs lounge area is huge with lots of seating, a large screen cable TV, a PLAYSTATION 2 with games. Also in the loft is a computer with broadband anytime Internet access. This also has a wireless router attached for those with their own laptops.

Dining Room:
Several options here for formal dining and dinner parties, there’s an extendable dining table laid out for six but could accommodate 10. Plenty of high quality flatware available.

Snug:
Leading onto the patio area, there’s a round table with four seats.

Kitchen area:
The kitchen sports a host of upgrades such as ceramic hob, and a huge side by side fridge with ice maker. All the utensils you would expect to be there and many you wouldn't. There’s bar stools for those that want to sit in the kitchen and eat.

Lanai:
Outside is a high quality patio table with padded seats and can accommodate six placements. The lanai is a covered area (can get very hot in Florida) and has a remote control fan and light above it.

Pool Area:
The pool is oversized and come with a spa/hot tub. The pool has a fibre optic/multi coloured system which is again controlled via a remote. Sun loungers are provided as are lots of pool towels and pool toys. There a huge gas BBQ/Grill for al fresco dining.

Other Stuff:
There’s 2 sets of high quality golf clubs there for use and a stack of toddler/baby equipment including two strollers, high chair booster seat and a cot/playpen.

Check in is 4pm and check out is 10am unless it has been pre arranged with the owners.

  • Just arrived home from a stay in Simon and Pams villa in Florida. Just one word brilliant!! Visited Florida plenty of times and stayed in some great villas but this must be the best. A real home from home plus lots more. Lots of little touches that really make a difference. There were six adults and two children in our party but there was lots of space to lose each other when we wanted to. We had a 14 month old baby with us and he was well catered for, with pushchairs cot, highchair, stairgates and pool gate. There was even pots and crockery for kiddies. Don't worry if you haven't got children in your party all the kiddie equipment was well hidden and out of sight. The pool area and hot tub were very relaxing with lots of chairs and sun loungers. The lanai was great as my husband doesn't like too much sun, so he could sit under there and still be with us. The villa is in a great location with easy access to all the attractions. I would recommend this villa to any one and will definitely be making a return visit. P.S. the master suite must have the most comfortable bed in the world!!!!

  • We thoroughly enjoyed our stay at your Villa at Xmas 2006; so much so, that we are planning to reserve the 2 week period for Xmas 2007. All of the amenities are top of the line and our stay was more comfortable than many 5 star hotels that I have stay in. I especially like the layout of the house because it allows each person to have their own space but also has large areas that can accommodate groups if required. I have been coming to Florida for many years and always look for the best accommodations available in the best area. I feel that I have found both now and look forward to being a repeat customer for many years to come.
