Our stay has been excellent. What a fabulous condo. The decor was done with such class and the owners provided us with all we needed and more. A wonderful breeze coming through the condo day and night. Sitting on the lanaii was our favorite watching the huge waves, surfers and we even saw the spinner dolphins. We would recommend this condo to anyone we know. If we are lucky enough to go back to Kona we would definitely try to stay there. The property inside and out was really clean and well maintained. It is close to shopping and restaurants. We recommend Bubba Gump's, and Lava Java for food. A ride to Volcanoes National Park is great. We stopped at everything that looks like something to see and have really nice surprises some of the time.

Kona Reef, D12 is truly a remarkable find. We had no idea what to expect when I first got in touch with Alex on VRBO, but had great hopes. As we walked in for the first time several years ago, it was immediately apparent we had hit the jackpot. Well decorated, new appliances, comfortable bed, and view that just won't quit. Close to restaurants and shops, a short drive to groceries and other needs. Whates, turtles, surfers and cruise ships from the lanai, not to mention some "killer" sunsets. We've been there 3 times, and we'll be back. We would have a family "issue" if I tried to book something else.

This was our second year at this condo and what a fabulous view from the ocean front lanai! We were not disappointed; we saw the turtles right from the lanai and the whales right out front! The condo has everything you would ever need and it is close to town. We walk everyday to the farmers market to get our fresh fruits and vegetables. We love the pool, spa and barbecue area! We have reserved this condo for our vacation next year and can't wait!!!!

We have been to this same condo three times and have our fourth trip planned for 2013. The owner has been incredibly helpful both before and during our stays -- recommending restaurants, beaches, and drives. We keep returning because of great location, the magnificient view and sound of the surf just a few feet away from this 2nd story condo. It is a short walking distance to the Farmer's Market [open 6 days a week,] restaurants, and various shopping spots. Sitting on the lanai we see plenty of whales, spinner dolphins, and sea turtles each visit. The condo is perfect size for one couple. We "cook in" many nights [everything we seem to need is more than adequately provided] so that we can sit on the lanai, have our cocktail and dinner and watch the magnificient sunsets.

This was our third stay at this condo and it won't be our last. We love being right on the water and seeing all the water activites during the day, surfers, paddle boarders, spinning dolphins, and then the gorgeous sunsets from the lanai in the evening. What you see in the VRBO photo's of this condo are exactly what you get when you arrive, no surprises. The condo has always been in such clean and beautiful condition when we arrive each time. Alex, the owner always gives you a call within a day of your arrival to make sure the condo is in good condition and to ask if you have any questions about it or anything about Kailua-Kona. What a nice personal touch that is !!! This condo provides beach chairs, ice chest for day trips, and some snorkel equipment for your use. We really enjoyed the fact that this condo is so close to town that there is no need to drive. Farmers market is just a few blocks away to get all the fresh tropical fruit you could ever want. I still can't believe we bought fresh papayas for .25 a piece. A few restaruants that you shouldn't miss are Sam Choy's (for the food and view), Holuakoa Cafe (for the local grown food and lush tropical atmosphere), and Lava Java (awesome coffeee and cinnamon rolls). If you are an orchid lover you must go to Akatsuka Orchid Gardens in Volcano, Ha. (between the volcano and Hilo) it's free and something you will never forget ! Our daughter and son-in-law came over with us this trip and said the Kona Reef is the perfect location to stay, close to everything by foot. Our daughter and son-in-law went fishing on the "Sea Wife II" and caught a couple ahi. The boat was very clean the captain and crew are very environmentally conscience. Can't wait to come back again.

Laurelee and I enjoyed our first stay in this great Kona Reef condo for 1 week during May of this year. Our entire experience was so positive and thoroughly enjoyable, that, when we scheduled our next trip to Kona later the same year, we booked this same condo for a two week plus stay in September/October. Our experience this trip was even better as we were now very familiar with the Kona Reef facility, the condo and its complete array of amenities. We also had developed our favourite routines which were so easy to base out of this perfectly situated condo. We walked much more than drove to the great shopping and dining, which starts literally within a block of Kona Reef. Jogging, swimming, sunbathing on the sandy beach, enjoying the completely redone swimming pool or watching surfers catch the big breaks are available right at Kona Reef. Fabulous. To complement this perfect setting, Alex and Michele maintain an immaculate, well-appointed one bedroom condo with the perfect ocean view. It is clear that they take great pride in delivering a consistently positive, memorable experience to their clients from initial contact to checkout. We provide our unqualified endorsement of this condo and highly recommend it as a superb vacation rental.

This was our fourth trip to Kona and the best ever! We were delighted when we let ourselves into the condo to find it far exceeded our expectations - the photos don't do it justice at all. Alex and Michelle's condo was the ideal place to stay to explore Kona (being only a short stroll to the village and restaurants) and the condo itself is perfect for relaxing and watching the dolphins, surfers and boats in the bay for hours on end. Its a real home away from home with everything you could possibly wish for, from a well equiped kitchen to books on the island. Alex was extra helpful suggesting things to do on the island and answering all our questions prior to our trip with the upmost patience and made sure we settled into the condo on our first day. Kona Reef is a well maintained, clean and quiet resort with lovely communal areas and easy parking etc. I wouldn't even consider staying anywhere else in future trips and will recommend this condo to friends who travel to the Big Island in the future.

We have been coming to Kona for vacations since 2006 and have been able to check out several different condo facilities in the area. This year is our first at Kona Reef. We came upon this location on the VRBO site and based on the location, description, pictures, reviews and cost, we decided to rent a condo here for one week. Throughout the process, the Alex, the owner, communicated with us proactively, in a timely and clear manner, resulting in a smooth, stress free transaction right from the reservation through to accessing the condo and finally checking out. The condo is a gem. We knew it was something special the moment we walked in. It is immaculate, modern, quiet, well maintained, well furnished and comprehensively equipped for everything from gourmet cooking to snorkeling. We were very impressed with the cleanliness and organization of the condo. Pictures ccannot convey the idyllic nature of this location. Its location is perfect for a short stroll to shop and sightsee in Kona, although it was difficult to tear ourselves away from the good sized lanai where we enjoyed watching the activities out on the blue Pacific. This is, by far, the best value we have experienced in Kona without question. The view, proximity to the ocean and privacy allowed us to fully embrace the Hawaiian experience. We will never forget our lovely time there and we will definitely rent this condo again. Thanks to Alex and Michele for making this such a positive, memorable experience.

We had a wonderful stay and the view from this Condo is spectacular! We saw porpoises and a turtle right from the patio of our condo. We also had several beautiful sunsets and everyday we saw the boats taking people out fishing, para sailing and dinner cruises. We were able to walk from the condo into town for shopping at all the stores, and farmers market. The condo area has a great pool and barbecue area. We utilized this almost every day. The condo is equiped with everything you need in the kitchen to prepare your meals. It was also great to have beach chairs there to take to the area beaches. We Love Kona and have stayed other places in Kona and this was our favorite place and are going there again this next year!!! Rick & Deb

Really enjoyed the condo, it's location, and the great sunset outside the back deck nightly. The condo had everything we needed and more. Was surprised at how well equipped the kitchen was and it was great having scuba gears, lawn chairs, etc available. The condo was quiet and close to Kona and the markets. Would definitely recommend.

Another wonderful Kailua-Kona holiday has just come to its end, and it was with great regret and sadness that we started on our long trip back home to Germany. Our 15th stay at Kona Reef and our second stay in this condo. This time we took it a little bit slower. Asthe interior is so inviting and cosy, we spent more time inside the condo and out on the lanai. The spectacular panoramic view offered unendless opportunities to follow and enjoy the ocean activities; the various boats of all sizes, the surfers and the surf and always watchful for a view of a school of dolphins passing by. And later in the day a colorful sunset. The very tidy and tasteful interior of the condo blended perfectly with the ocean below. And Alex and Michelle, thanks for your kind assistance prior to our holiday and your concern while we were guests at your home. 5 of 5 Our Best Find Ever My wife and I have stayed at various units at the Kona Reef because it has a great pool and it is the absolute best location in Kailua-Kona. This was by far the best complete experience we have had there. Starting with a phone call from alex the day we arrived to make sure everything was satisfactory to the completely remodeled unit to its spotlessness to the beautiful tropical decorations to having everything we needed for our stay down to beach chairs and snorkeling gear and last but not least that incredible view from the lanai looking at that beautiful ocean only 20 feet away. This condo was fabulous not only for the beautiful ocean view right off the lanai but for all the helpful advice from the actual owners before and during our stay. We really did not need the air conditioner with the lovely breezes passing throughout the condo with the lanai door, front door with secure screen door, and the bedroom windows open. Everything we wanted for cooking was provided, especially really good, sharp knives. The owners even provided fantastic beach bag, towels, chairs, mats, sun umbrella, and ice chest. All we had to do was bring clothing and food. The bedroom can get a little warm, but there is a ceiling fan and big floor fan available. The condo is within easy walking distance of restaurants, shopping, and the farmers market. I definitely will recommend this vacation property to friends and family."

We spent a week over Memorial Day weekend in this condo and were pleased we chose this unit. When we pulled into the parking lot we wondered what we may have gotten ourselves into (just because the building looks to be a little older) however, when we entered the unit we were astounded with the incredible view. You are so close to the water that from the kitchen area, all you can see is water, no beach, no people. We spent the majority of our time on the lania soaking up the view, watching the local surfers catch the waves in front of the condo and the spinner dolphins jumping out in the distance. The pool area is very nice too with a very clean barbeque area. Downtown Kona is only a few minute walk. Couples, in particular, can't go wrong with this condo!

We have enjoyed our stays at Kona Reef condo. The condo is highly maintained and shows pride of ownership by Alex and Michele. This is truly an ocean front property with beautiful views framed by palm trees. We especially enjoy having our meals on the lanai and watching the activity on the bay. It has it all- Cruise Ships, Surfers and Stand Up Paddle Boarders, and the best Sunsets! The unit is clean, freshly painted with recently updated kitchen cabinets and appliances. We found the tile floors to be in excellant shape. The carpets are clean and fresh. The recent remodel of the bathroom and shower was well done. We really like the glass block shower and the tile floors. We have found the condo to be outfitted well. It has a late model washer and dryer; a nice feature for extended stays. There are snorkle fins, masks, beach towels, woven beach mats, folding beach chairs and picnic coolers for fun in the sun. The kitchen is very well outfitted as well. The funiture, linens, bed, TV, and DVD player all in good shape. Even the hot water heater was replaced recently. It has A/C but we have never used it, we prefer to leave the slider open and have the sea breeze do the cooling. The unit located on the second floor which is nice. The Kona Reef Complex has a number of features that we like. There is plenty of covered and outside parking . The complex has a very nice oceanfront salt water pool surrounded by glass. There are four gas grills for your use that we found to be well maintained and clean that are under cover. Next door to the complex is a waterfront park. We have found the location to be a good one. Close enough to walk to "downtown" Kona ...why bother with the car- close. Easy access to main roads. Alex and Michele are delightful to deal with, truly concerned with our stay in Kona and that their unit meets your approval. Their place has a nice, well taken care of feel to it. We have enjoyed staying there in the past and are planning another extended stay in future. Kindest Regards, Bob

I could go on and on about this wonderful condo, first the Kona Reef for those that don't know is a nice complex perched right on the ocean, the Duncan's unit is just a few feet from the surf and has a straightaway unobstructed view of the ocean. Whales and dolphins are regular sightings everyday and lots of turtles. The Kona Reef's location is also ideal as its a short walk to the great farmers markets, the village and restaurants, walkability factor is excellent! The pool at the Reef is great and never seems crowded, barbecues are outstanding, always clean and tell me what is wrong with cooking that ribeye with a full ocean view right in front of you? The condo itself is in peak condition, granite counters in the kitchen, nice furniture and most importantly great lanai furniture. The condo is clean as a whistle, has wifi, Alex Duncan the owner is great in communicating with and addresses questions quickly. To give you an idea of how nice the water in front of the Kona Reef is, there is a submarine cruise you can take from Kona, guess where the sub goes to on its cruise? Right out in the waters in front of Kona Reef, probably explains the frequent whale and dolphin sightings. Lots of great restaurants but stay away from the chains, they are ok but you can get that anywhere. Eat at some of the local independent places, the food is best. For a great lunch or dinner on the run don't miss the Kona Mixed Plate, we also like Jamison's on the water a little south of the condo.

This is the nicest condo we have stayed in on the Big Island. Not only is it right on the water, it is so close to town. You can walk to town all the the time, it's that close. 19Aug – 16 Sep 09, WOW, Clean, well maintained and stocked, including binoculars for viewing dolphin pods traveling just offshore. Read a book from the private library while relaxing on the lanai and listening to the ocean right in front of you. Alex and Michelle provide the perfect setting for your Kona vacation. No need to rent mask, snorkel, and fins, they are right in the condo with sand chairs and beach towels. Did I mention the view? The sun sets on the ocean right in front of you. We stayed in D-12 early June. As others said Alex helpfully stays in touch, either by phone or email (our usual way to talk). We have not stayed in other condos, have been regulars at Big island hotels. But this unit is really nice. View is straight out to the surfers and north toward town. The surf was up that week and there's a good surf break right there so if you enjoy watching surfers as we do this is as good as it gets. Many of them are quite skilled. Summer has fewer cruise ships as they go to the north, but the "Pride of America" was there, a US based cruise company. There's always activity off the lanai, para sailing, tour boats, submarine going up and down. When the cruise ship is there these activities go into overdrive, so always something to see offshore. The unit is on the 2nd floor which is a good level. Up from the ground so good privacy and view, but low enough to see what's going on right there. One tip if you have a car is to use the parking structure for shade rather than the outside spaces. We don't plan to stay in hotels anymore and hope to visit again soon.

Thank you for providing the perfect spot for our April 2009 Hawaiian vacation. The view from your Condo just soothes the soul! We have done the sight seeing of the big Island on previous trips so this time we spent a lot of time just relaxing by the pool or sunning in front of the surf. Both were beautiful. We were delighted with your recent updates to the condo and were very content with staying there and viewing the various blues of the ocean from the lanai. Our first time to Kona and Kona Reef Condo D-12. What a fabulous experience to say the least. It was very well appointed and Alex and Michelle have done everything to make it not only their own property but make everyone welcome as well. Everything was there down to the last snorkel. It is right on the water and a short walk to the downtown area. We Loved It!!!!! We are making plans to go back in March 2010 in the Kona Reef Condo D-12.

We made our first trip to Kona, Hawaii and had a fabulous time. The condo couldn't have fit our needs any better. The view was first class. The location was superb. The condo was tastefully furnished and was so well-supplied that we felt right at home. It didn't feel like we were in someone else's home and it didn't feel like a bare-bones rental. It was perfect for us and we would gladly stay there again. The extra touches made all the difference. The complex itself provides a beautiful pool, jacuzzi, BBQ area, and parking (which we discovered is quite important). Thank you for such an awesome vacation spot!

We've stayed at D-12 twice now, and it is our condo of choice at Kona Reef. On our first visit, we were impressed with the decor, the location, and the attentiveness of Alex and Michel. The second time was no different. Not all condos are created equal. There are those at the Kona Reef that show no pride of ownership. Alex and Michel have pride of ownership, and it shows....big time! We will be back.

We've stayed in 4 units at Kona Reef and D- 12 is the best. Alex and Michele have put a lot of work and a lot of themselves in the upgrades and decor. The unit is very well equipped and everything is good quality. The appliances are all new. The Reef is a great location. Walking distance from everything. D-12 has the added benefit of a bedroom that is not adjacent to the bedroom in an adjoining unit. Nice and quiet with the exception of the sound of the surf, which provides the best back yard imaginable! We have 2011 booked for a return stay. Gary and Susan Gallino Hillsboro, Oregon

We have one more night in Alex and Michelle's beautiful Kona Reef condo and we are wishing we could stay longer! It has been a wonderful 2 weeks and we have loved every bit of our stay. The condo is so well equipped we lacked for nothing. Alex's welcome phone call was nice and not something we normally expect. We'd love to stay again next year, but the calendar looks like it's already booked for the times we would be interested in so we may look for another Kona Reef unit.

There is no doubt about it, Alex & Michele's condo at Kona Reef is a real find. We've rented condos through VRBO in many locations and this one truly lives up to its promises. It's clean, up-to-date, and has everything provided you could ask for. But the best part about it is the splendid view -- the dolphins, whales, turtles, and even the cruise ships are part of the fun. We wish the pool was heated... and that's our ONLY minus. We loved being able to walk to all the local restaurants and shops & the Farmer's Market.

We stayed in Alex and Michelle's condo in 2001 and thoroughly enjoyed our stay. We had everything you could possibly want for three weeks. In 2008 we were looking for a place to stay once again and called upon Alex. He had part of the time available and helped us seek more time with another owner to remain within the Kona Reef complex until his condo opened for us to stay once again. We have stayed in many of the different units at the Kona Reef over a span of the last fifteen years. We highly recomend the Duncan's beautiful condo, it's in a very beautiful location. They have done some upgrading and are always improving their condo for a welcoming, attractive and comfortable stay. We feel their unit was our favorite. We love Kona and thank you Alex and Michelle for making our stay always a pleasure.

Date of stay 12/20/2008-01/09/2009 This was our 14th holiday period stay at the Kona Reef, so we really must like it here! The closeness to the Pacific, the short distance to the town center with it's many restaurants, shops and places of interest make it the ideal location for the Big Island holiday maker. Over the years we have stayed in various ocean front units at the Kona Reef, this being the first time we booked directly with an owner. And we definately have to give Alex & Michelle 11 out of 10 points! The condo more than lived up to the site presentation (all photos were accurate). Furniture, accessoires and coloring fit perfectly with each other. The kitchen was well stocked, and as hobby cookers, we certainly appreciated the fine collection of herbs. The available binoculars enabled us to catch ocean activities. And yes, whales and dolphins do swim past!! A large and comfortable bedroom and a friendly bathroom added to the comfort. Alex & Michelle were with us all the way; immediately responding to our pre-trip questions, welcoming us by phone on arrival and phoning again before departure. Only critque -- Alex, that plastic table on the lanai should be changed! We sinply had to find something to moan about! Our deposit for our next trip has been paid, we look forward to it very much. 5/5 Bob and Jaime's honeymoon at Kona Reef Bob and Jaime Corvallis, OR, US. Date Submitted: November 01, 2008 Date of Stay: July 2008 Our stay at Kona Reef was absolutely perfect. The condo was beautiful and clean with a great view of the ocean. We would watch the spinner dolphins as they came by each morning, entertaining us with each leap. It was so nice to have equipment for snorkeling, making meals, and recommendations for the local attractions. It was absolutely perfect in every way and I would strongly recommend this facility to my family and friends. Alex was very sincere and provided excellent customer service by calling in regularly to check that all was well. Kona is the perfect relaxing get-away and the food is great. Lulu's was a fun place to listen to music, eat good Hawaiian food, and enjoy the view. It was close to the condo and very convenient. We enjoyed the luau at the Royal Kona as we danced to the Hawaiian wedding song under the stars. It was overall just a tremendous experience. Recommended for: Tourists without a Car, People with Disabilities, Families with Young Children, Girls Getaway, Sightseeing, Families with Teenagers, Romantic Getaway, Adventure Seekers, Age 55+

5/5 Nice place - will stay again if we return to Kona. HFinTexas Texas. Date Submitted: November 01, 2008 Date of Stay: September 2008 The property is nice, nicely equipped and well maintained. Hearing the waves crashing all night long is wonderful. This condo is much better than staying at a hotel unless you need full-service. The only negative we experienced was a cold first shower as the water heater was off, having just been repaired. The owners' call let us know and I turned the breaker back on. You may be surprised the first time you hear voices in the bedroom, as its windows are open to sounds (but not sights) from the hallway. Several restaurants are within walking distance, though we found Kona Brewery's pizza and Orchid Thai Cuisine's satay and curries to be outstanding. Driving is your better option for these. Don't miss the wonderful snorkeling at a public beach a few miles south on Ali'i Drive. It's much better than what we saw on O'ahu. Gear for two is in the condo. (If you rent a car, Hertz keychains don't have removable keys. Consider renting a locker at the beach.) Recommended for: Families with Young Children, Girls Getaway, Romantic Getaway

5/5 Superb condo, property and location! bahua Richland, WA. Date Submitted: October 30, 2008 Date of Stay: October 2008 This is our 3rd time staying in Alex and Michelle's Kona Reef condo, and certainly won't be the last! We've stayed a total of 6 times at the Kona Reef property (first three trips we stayed in a friends condo until they sold it)...what can I say about the location! You are literally steps away from a small white sandy beach, 5 minute walk from shopping, restaurants and enterainment. Kona Reef isn't packed tightly with surrounding condo properties that my wife and I have experienced elsewhere...it feels very uncrowded, relaxed and quiet. The entire property is very well maintained, superclean everywhere you go. As for Alex and Michelle's condo, every time it has be spotlessly clean. All the basic ammenties are provided, including beach chairs and an umbrella. Fully stocked kitchen with everything you need to cook meals for those days you just want to hang out at the condo. The bathroom was recently rennovated, Alex did a great job with the tiled shower! Alex has always been very responsive to my emails and requests, in fact there hasn't been a trip yet that he hasn't called the condo to make sure everything was okay and as expected with the condo. The Big Island has so much to offer, there is so much to do and see...this condo is the perfect launching point to head out to activities from. Head South down to hit Capt Cook, Honaunau and Place of Refuge, Miloli'i, South Point the the Green Sand Beach, continuing on to Volcano. Head North to many great beaches, the Kohala Coastline, Hapuna Beach (usually crowded though) then taking a hard left at just past the Mauna Kea property, keep heading north to Hawi (great local ice cream stand there) and on down to Polulu Valley (end of the road)...or take a hard right and head into Waimea (good shopping opportunties) and down the Hamakua coastline (make sure you stop at Tex's for hot malasadas) into Hilo. And soooo many places to stop along the way, no matter what route you take! I digress... you won't be sorry in choosing to stay in this condo, or Kona Reef in general. We have never had a bad experience and strongly recommend this condo to anyone looking for a worry and hassle free experience. I had stayed at Kona Reef before, so I knew it was in a great location, had a nice pool and barbeque area and a spectacular outlook over the ocean. The condo was perfect - nicely furnished, well-equipped kitchen, comfortable bed and new bathroom. I would never tire of waking up to the sound of crashing waves and eating a leisurely breakfast on the lanai metres away from the surf. A very minor issue with the wastemaster was promptly fixed by the owner. Highly recommended.

A 50th Anniversary John & Barbara Georgetown TX. Date Submitted: December 22, 2008 Date of Stay: June 2008 We were delighted to find the unit to be everything that the listing claimed it to be - and more. We spent about 15 days enjoying the surf, beaches and byways of Hawaii. Fifty years earlier we honeymooned on Marthas Vineyard and this visit was just as pleasureful. The unit was clean and well stocked. The owner was attentive even though he was 3,000 mailes away. All the restaurants matched the descriptions in the unit. We rented a car for the duration. We alternated a day of sightseeing with a day on the lanai - cooking on the stainless steel grill - and walking around town. Most memorable were evening visits to the nearby hotel for a drink, music and the sunset. There is no risk with this rental. Everything was well taken care of, and it showed pride of ownership. The view was spectacular! We spent a lot of time just lounging on the lanai, watching the surfers. It was very convenient to town and easy to locate. I would recommend this unit to all, and we would stay here again. We also enjoyed the washer/dryer combination in the unit.
