Perfect 3 Acre Compound Ingroundheated Pool, Hot Tub & Kayaks

Year Purchased: 1999

Why the Owner Chose Edgartown

We searched for several years for the perfect spot for our compound. We actually wanted two parcels of land, one for us and one for my sister and her family. When we found the 6 acre meadow we knew right away it was what he had been looking for. We built our compound to serve our family and with the extra 3 acre parcel my sister was able to join our dream doing the same. We fell in love with this location because it is surrounded by hundreds of acres of protected land, a little off the beaten bath.....away from summer traffic yet 4 miles into Oak Bluffs, Vineyard Haven, Edgartown Village or West Tisbury Village, just a short distance to one of the best beaches on the Island...LONG POINT and the bike path runs right past the end of our road.

The Unique Benefits at this House

Our favorite part of our location is that it feels like the Vineyard we grew up with almost a half a century ago. Our property boasts a huge open sky with ocean breezes and the constant sound of the sea when it gets angry. We are not in a subdivision so our home has privacy and a personality all of it's own. You can walk off the property and continue for miles along ancient trails and across acres of open fields that will stay forever wild and are protected by conservation. It is truly a very special place. It is in an area called the Oyster Watcha Midlands. Island History tells that it is here that the Indian Tribes from the Cape and the Vineyard would gather for their summer camp meetings. Between the open fields and ponds scattered along the south side of the Island hunting was always more than good and it was a beautiful place to gather.

Owner's Map of Edgartown

For Generations the Vineyard has held a special place in our hearts. The Island is part of who we are. Given the opportunity in the mid 1980's to move here full time and raise our children here we jumped at the chance. Having raised and educated our children here, they have now all gone off to their adult lives scattered across the country now raising families of their own. The one constant for all of us is that we continue to gather on the Island of Martha's Vineyard. We built this compound to serve us if we are just two or if we are twenty strong. When we are not using the houses we rent them. Most of our guests have been coming to the Island for years and stay with us each summer. Our goal is to make our home feel likes yours while you are here.

    • Many thanks to Karen and Paul for sharing their beautiful home with us. My daughter and I spent our spring vacation at the Hannigan's, and I can't think of a more lovely, relaxing place to be. Cozy fireplaces, comfortable beds, pillow-covered window seats, spectacular views from every window, and an incredible sound system are just a few of the many details that make this island retreat a true treasure. Centrally located on a secluded 3 acre meadow, this beautiful cottage is close to bike trails, beaches and shopping. My daughter and I were able to venture out to explore a different area of the island every day during our stay, and still have plenty of time to enjoy relaxing at the cottage. Whether we were out in the beautiful yard having a pass, playing Scrabble on the sun porch, relaxing in the hot tub or curled up on one of the comfy sofas with a good book, we felt at home and relaxed the entire time. This was by far the nicest, most enjoyable vacation I have ever had. Kudos to the Hannigans!

    • We couldn't have asked for a more wonderful spot for our early-October family vacation! The house is so lovely-- in its decoration and layout. The windows everywhere let in the light during the day, while the well-thought-out lighting throughout helps illuminate the nights. The couches were cozy--perfect to read the Sunday Times, whether in the sunroom or in the livingroom by the fire. My husband, a chef, had only positive comments on the well-stocked kitchen. We had such a wonderful time and would love to come next year, and the next, and the next...

    • We found this rental just by luck from scrolling through cyberrentals and I cannot tell you what a wonderful choice it was to rent this particular property!! The house was incredibally beautiful and it was situated in an impeccable landscaped area with the meadow just beyond the gracefully curved stone walls. Even though the area is in a wooded interior of the island, the fantastic beach with its bobbing seals and white sands is only ten minutes away. Everything within the house is perfect in the details: from the built-in sound system throughout the house to the gourmet top of the line All-Clad pans and Henckels knives!! I was hoping for the occasional rainy day just to sit around the house and read a book from the well stocked bookshelves! I am looking forward to next year to rent this house! I now cannot even imagine renting another anywhere and all the others that I have rented in the past pale in comparison!! Thank you!

    • After researching countless homes on several islands, when we found the Hannigans' "3 acre retreat" our search was clearly over. It is ideally situated a short drive to town but settled into a paradise of privacy. The home was immaculate and tastefully decorated with a thoughtful and talented eye; not too sparse and not overdone. Everything is right where you would expect it. It was surprisingly easy to feel instantly at home in its sensible layout and unencumbered flow. The indoor-outdoor feel of the place was evident from each bright room. And the gardens and patios added immeasurably to the home's indoor rooms. Our twin daughters loved crawling around on the landscaped lawn, and we look forward to returning when they can run on it. We loved starting our mornings with coffee and warm muffins at the nearby farm store, and nothing beat closing our days with dinner on the stone patio amidst the wilderness, followed by a soak in the hot tub. Bliss. The several unspoken and gracious perks, such as the luxurious linens and bath robes, the convenient and easy-to-use clothesline, the ample storage, and the excellent quality kitchenware and furnishings impressed us all the more. Many places will boast having luxurious amenities, but the Hannigans have them without the boast. After staying here for one week, my husband said he preferred the spacious feel of the Hannigans' home to our own colonial house which is 3 times the size. We were initially hesitant about having the hosts in an adjacent house, but not only was their presence unimposing, it proved to be a delight when we did finally meet them. We were greeted with a bottle of wine and a wine-opener, as is a pleasant custom of many hosts, but the Hannigans' genuine hospitality was apparent from the start. They had a great perspective of "This is YOUR home this week". During a rare neighborhood black-out, we opened the door to find flashlights, extra batteries, candles, and matches on the doorstep. They were very accessible when you needed them, and otherwise we did not feel their presence or eyes. The home, like the hosts, is a delight. This was the kind of vacation retreat that makes you realize how important vacations are. The island itself contributed to much of this, but it would not have been nearly as terrific an experience in another home. Now when we think of vacationing elsewhere in the USA, we find ourselves wishing the Hannigans had a rental property there. Our only reservation about leaving a glowing review of the home is that now we risk it getting booked when we want it!

We cannot say enough about this wonderful Island Get A Way. Brigh, sunny and tucked away from summer hubbub and the busy feeling the summer can bring to the Island this home is its own little piece of paradise on Marthas Vineyard. We loved the pool and the children loved feeding the ducks in the pond. Clean and comfortable, a great place to spend a vacation

    • It's hard to imagine a more beautiful setting for a holiday than Martha's Vineyard or a more perfect guest house from which to enjoy it than the one we stayed at. Owners Karen and John have created an ideal atmosphere of comfort and sophistication complete with all the amenities. We love to cook and enjoyed preparing the local seafood in the well-equipped kitchen, as well as the comfortable sofas for reading at night in front of the fire and the restful landscapewhere where we relaxed with our morning coffee before setting out for a day of exploring. Warm and friendly hosts who repect privacy and never make you feel like you might upset their beautiful home. Thank you Karen and John for some great memories.
