The cottage is located on Route 11D (now a town road with little traffic) and is in secluded Woodman's Cove. From the cottage to the tip of Alton Bay is approximately 4.1 miles. From the cove it is only a short distance by boat to Little Mark Island. When you clear Little Mark you enter "The Broads", the major part of Lake Winnipesaukee.
The cottage is on a flat acre of land. The roadside 1/4 acre provides room for boat trailer parking. A slight slope from the cottage leads to the level yard with a 140 feet of lake frontage. There you find the sandy beach and the 34 foot long crib dock which handles most boats and is protected from lake chop. The cove is ideal for swimming and snorkeling.
The cottage faces due east. In the morning you can see the sunrise through the large picture window. In the evening the large trees shield the cottage from the rays of the setting sun. Chaise lounges and lawn chairs are provided in the beach area. A picnic table and a gas grill are located in front of the cottage.
The cottage itself has 3 bedrooms. 2 are on the right side as viewed from the beach. Both have double beds. The third bedroom with twin beds is in the middle/rear. The bathroom is between the 2 rear bedrooms. The kitchen/dining room/family room is L-shaped on the left and front featuring the picture window
