Wow...Large 1800 square foot, three bedroom, three and half bath townhome one house from the ocean/beach!! No street to cross to reach beach!! Each bedroom has its own full bathroom with granite tile! Master has king size top of line Simmons full memory foam mattress, dual sinks, separate tub (with pillow) and shower. Nice view of the ocean right from your bed in the master!
This is perfect for a small family or even three adult couples looking for something a lot nicer than the standard beat-up, beach rentals in Newport. There's nothing wrong with those rentals, but if you want a classy place to stay at the beach, keep reading and check out the many photos. As a courtesy to our downstairs neighbors, we limit the age of children allowed in the home to 4 (four) and above.
Our upstairs townhouse is located conveniently between both Piers on the Peninsula; this is a quieter location than being right on the boardwalk, or if you were staying near the Piers, but you're only steps away from it all when you want it. Then you can return "home" to your quiet and convenient location. If you're looking for a beach rental "party house" this is NOT the place to stay. We want to rent our luxurious home to mature adults who will respect the home and be considerate to all our neighbors.

The home has living room with fireplace, dining room with large Restoration Hardware dining room table and cloth chairs that seat eight people. Dine in luxury with Pottery Barn tableware and flatware. Kitchen with stainless steel appliances, granite countertops. Home is fully carpeted. There is a 42 Inch high definition Plasma TV in the living room with DVR. The Master bedroom and the two other Guest bedrooms each have high definition LCD TVs. All TVs have high definition cable service with HBO, Showtime, Cinemax, Movie Channel, Disney and On Demand. There are 2 DVD players and we offer free Wireless Internet.
There's a small deck off the kitchen with mosaic table and two chairs, another small deck off the master bedroom with mosaic table and two chairs and sit down ocean views, and a HUGE roof-top deck with built-in grill, refrigerator, sink with hot and cold water and killer views!!
Each guestroom has a full private bath and is furnished with upscale quality hotel sheets and towels, hotel style toiletries, hair dryer, 2 Turkish bathrobes, iron, ironing board, fan, luggage rack and welcome chocolates. The master bedroom has an Eastern King with a top of the line Simmons mattress with memory foam and each of the other guest rooms has a feather top queen size bed.
Once you step upstairs to the rooftop deck, you might never come back downstais. The views? You will love them! White water, Catalina Island, Newport Pier, Newport Coast, Fashion Island, Newport Bay, the mountains...they're all in view from the huge rooftop deck. We guarantee that next to being on the beach, this is where you'll be spending most of your time!
We have SIX beach bikes available for guests use. There is also a full size washer and dryer for your use. We have beach chairs, sand toys, and beach umbrellas for your use. There is also an outdoor shower with hot and cold water.
Garage can fit ONE average sized car. **Please note that large SUVs (Suburans, Tahoes, etc.) will NOT fit in the narrow garage.** There is plenty of free parking on the street (W. Balboa Blvd). No smoking in the house, but with three decks there's plenty of outdoor space for your use.
Between the months of September through May, we allow 3-day and weekly rentals beginning and ending any time during a week. In the months of June, July and August all summer rentals are in increments of 7-days and we rent from Saturday – Saturday only.

This house is well worth the money, very close to the beach but off the boardwalk where numerous people are biking/running/etc. Plus, you can't beat the use of all the bikes/towels/beach supplies! And we were close to the piers, fun zone, and balboa island. The beds were comfortable and it was one of the few house we looked at where 3 couples could have there own space within a shared space. And the rooftop deck is fantastic! Would recommend this house for anyone looking to visit the area!
Recommended for:Romantic getaway, tourists without a car, girls getaway, age 55+.

We waited 29 years to do this vacation and it was everything we hoped it would be. The rental was everything it claimed it was and better. We will not wait 29 years to do this vacation again and when we do we hope to come back to this rental. Russ was great to work with!

This townhome is beautiful and so close to the beach. We had a great time. The home is spacious, very clean, and beautifully decorated. It is stocked with all the amenities you will need. Every detail is thought of, like in a luxary hotel. Russ was great and very easy to work with. We will definately be back.

All that we were told is what was delivered! We had a wonderful time - walked everywhere - park and go! The condo is in great condition, all the amenities you could want! The rooftop patio was wonderful for the end of the day glass of wine and bbqing ... All the suggestions for food were terrific ... we will look forward to going back in the future and have enjoyed telling our friends about this perfect little piece of heaven ...

So here goes my review, you can put it in if you like: The property is spectacular! Quiet,safe, extremely clean and well furnished with everything from linens, every kitchen ware you could possibly use, personal use supplies like razors, shampoo, bath robes etc. We enjoyed the use of the 7 bikes, boogie boards, and beach towels. The roof top patio is out of this world with the view, bbq, wet bar and seating. Each bedroom has its own bath, and is very private. The personal touches like fresh flowers, wine, candy, water was beyon expectation. It was nice to not have to clean the property as maid service is provided. I highly recommend this property, worth every penny and rate it a 10+. We will stay again and recomend to others. Thanks Russ your place is the best I have ever stayed at. Our family had a wonderful time in this beautiful home. It was great to just bring your clothes and move in and everything else you need is already there. We love to cook so we enjoyed the beautiful, generously supplied kitchen. The large dinning room was perfect for lovey formal dinners and our famliy game nights. The beds were heavenly and having a TV and DVD in everyroom was that little extra I personly appreciated. The bikes were a neccessity we enjoyed not having to bring with us. My family and I stayed for one week in the summer of 2007. Beautifully decorated, fully equiped AND a/c which is very difficult to find in NB. Owners were friendly and easy to work with. We've been visiting NB for over 8 years every summer and this is by far the best property we have stayed in. 5 stars!!

Oh my, what a wonderful Thanksgiving we spent in Newport at this beautiful beach/town house. There was NOTHING lacking - everything was super clean and very lovely. We used the bikes or walked everywhere we went. it was quiet and so perfect for our family. Thanks to the owners for making everything so smooth and simple.We will be returning! Thank you so much.
