One of the largest direct oceanfront three bedroom condominiums in Ocean City (over 1500 square feet). Convenient lower floor location--three floors up from access to beach & pools. Sheets and towels (linen service)is available at a nominal charge. This entire condo has been remodeled...kitchen, living room, dining room and all the bedrooms and baths. The bathrooms were also enlarged and the master bedroom was made into a suite complete with in-room jacuzzi. The condo is kept VERY clean-Please note WE DO NOT RENT TO NON-FAMILY GROUPS UNDER AGE 25.
There is brand new furniture and flooring throughout the unit. Bathrooms, hallways, foyer and kitchen are handsomely tiled, bedrooms are carpeted and Living and dining areas have hardwood laminate with contrasting boarder of light and dark woods.
Living room has new extra large sectional sofa with sleeper, 32 inch TV with DVD and VCR (some movies for kids and adults provided). There are also stereo/CD/tape players in both the living room and master bedroom. 2007 renovations included the new Mannington Adura wood flooring and new window coverings throughout the living & dining room areas as well as new art decor and fresh paint. Renovations also included a lovely fireplace (electric) which can be seen from both the living room and dining room. It can be programmed to run with or without emitting heat depending on the season.
Our dining room overlooks the ocean and features a large and elegant dining room table (with carved elephant trunk legs and embedded glass panels)that seats 8-12 and likewise offers a view of the fireplace as well as it's direct oceanfront view. The kitchen was remodeled for the 2007 season to include new hardwood solid maple cabinetry and we replaced every applicance with new stainless steel appliances. The laundry has full-size washer and dryer.
Master bedroom has been totally renovated to include a two-person jetted bathtub enclosed in tile and overlooking a spectacular view of the beach and ocean. Master bedroom has new furniture (twin armoires, vanity area and large TV/DVD/stereo that hangs from the ceiling). The queen-size bed has a new mattress, is curtained for romance, and faces a window that takes up the entire wall (wake up and see the ocean). The bedroom is very private with entrance through its' own private foyer.
The breakfast bar (doubles as a wet bar complete with mood lighting and hanging stemware) seats four and there is also a small carved wood and glass dinette--good for games or office work (if you must). There is free WiFi in the unit and (as backup) there is also a WiFi hot spot on the second floor of the building available for guest use free of charge.
The second bedroom (we call it the bunkroom) sleeps five to seven people. It has two sets of bunk beds (= sleeps 4), one single twin with trundle (= sleeps 2). The trundle pops up to join with the twin and make a king size bed. There is a conversion kit in the closet that includes a foam piece that bridges the two beds as well as a king size mattress pad to secure them together. We also have two folding floor mattresses that can be found stored in the closet (there is sufficient floor space for both if trundle is not used = sleeps 2). There is also PLENTY of space to store clothes--6 drawers, a large armoire with seven shelves and an additional shelf for storing shoes and toiletries.
The third bedroom has one queen-size and one twin bed. All bedrooms offer great ocean views and have new carpeting. All have TV/VCR's. Second bedroom (bunk room) has Xbox unit and games. Great low floor location just three flights up from the large game room, ping-pong room, sauna, indoor and outdoor pools and where you exit for the beach.
Both indoor and outdoor pools are heated (and kept quite warm) making wet or chilly weather easier to enjoy. Because it is heated, the outdoor pool usually remains open through October. The building is wonderful with interior (hotel-style) hallways and interior unit entrances--no windy outside catwalks to navigate.
There is a convenience store, coffee shoppe/internet cafe, and outdoor grille open in the summer. This unit is immediately off the elevators and right next to the stairway and trash shoot. It is very private and quiet and shares only one wall in one bedroom with a neighboring condominium.
The private balcony is enclosed on three sides and overlooks the pool as well as the ocean. You cannot see or hear anyone from another balcony...it's just you and the ocean.
This unit is luxury all the way...lots of designer touches. Who deserves it more than YOU? Towels and bed sheets can be provided at a nominal charge.
Non-smoking, Sunday to Sunday rental. Occupancy is 10-14--invite another family and share the fun!

- Washer: There is a full size washer inside the unit.
- Dryer: There is a full size dryer inside the unit
- Linens Provided: Our condo is always equipped with plenty of quilts, blankets, and pillows. If you prefer more of a “hotel style” visit, we offer a bed linens, bath towel sets and beach towel service. This service includes making the beds and hanging the towels so everything is ready when you arrive. The service does NOT include daily maid service or replacing of sheets or towels during your stay. However, there is a full size washer and dryer in the unit. Though they can be puchased individually, the fee for all three of these services for a group of 8 people would be $155.00. for the week. The fee(s) can be adjusted to accommodate larger or smaller groups. Please call or email for an exact quote given your number of guests.
- Covered Parking: The building offers both covered and deck parking. Covered parking is offered on a first come first serve basis.
- Off Street Parking: There is a municipal parking lot across the street.
- Gas Fireplace: There is a lovely electric (NOT gas) fireplace in the living room/dining room area. It can be adjusted to provide heat or it can operate without heat (an advantage in the summer!)

- King Bed: Our bunk room has a twin bed with trundle that pops up to make a king size bed. There is a conversion kit in the closet that includes a foam piece that bridges the two beds as well as a king size mattress pad to secure them together.
- Queen Bed (2) : There are queen beds with new matresses in the master bedroom and also in the third bedroom.
- Twin/Single Bed: There are 2 twin beds and two sets of bunk beds. One twin is in the third bedroom. The other is in the second bedroom (also known as the bunk bed room).
- Bunk Bed (2) : There are two sets of bunk beds, and a single twin with trundle in the second bedroom. There are also two folding floor mattresses in the closet (which fit in the room nicely with walking space to spare)making the room sleep up to seven. Trundle should stay hidden under twin if both floor mattresses are used.
- Child Bed: There is a new toddler mattress kept in the closet of the third bedroom. It can fit nicely at the bottom of the twin bed in the third bedroom.
- Convertible Bed: There is a sleeper sofa in the living room.

- Cable/Satellite TV (4) : There is a satellite TV in the living room and all three bedrooms. Satellite TV (with HBO) is included free of charge.

- Video Library: There is a large childrens library with 10-20 Tapes and DVDs. There is a small adult library with some mysteries, dramas and comedies in both DVD and tape format.
- Video Game Console: There is an Xbox unit attached to the TV in the second bedroom (also known as the bunk bed room).
- Video Games: There are 5-10 Xbox games. Most are rated E for "everyone" some are rated T for "teen".

- Music Library: There are 20-30 tapes (mainly jazz and rock) for use in the living room stereo.
- Private Hot Tub: There is a beautiful 2-person jetted tub in the master bedroom. It overlooks a truely spectacular view of the beach and ocean. The tub is bubble bath friendly and kids LOVE frolicking in the bubbles almost as much as playing in the ocean. Adults like the tub's romantic and relaxing abiance after a tough day at the beach ;-)
- Shared Pool (2) : The building has both an indoor and outdoor pool. BOTH pools are heated and kept comfortably warm...who needs to freeze when you're trying to relax and have fun?
- Sauna: There are saunas in both the recently renovated men's and women's locker room (with showers and changing area) which are located on the second floor near the indoor and outdoor pools

- Full Kitchen: Our stainless steel appliances (refrigerator, dishwasher/disposal, and glass-top stove) are recent purchases. The kitchen has been completely renovated to include solid hardwood maple cabinets, Corean counter tops, sink and breakfast bar. There are two enclosed microwave and convection oven combos and a convection/toaster oven. The kitchen also features "mood" lighting, hanging stemware, and a lit ceiling fan (to keep the area cool).
- Cooking Utensils Provided: There are plenty of pots, pans, cutlery and dishes to prepare meals for a large group of guests.
- Refrigerator: Modern stainless steel side-by-side door style refrigerator newly purchased in 2007 with door dispenser for ice (crushed and cube) and filtered water.
- Dishwasher: Stainless steel dishwasher with extra jets for extra cleaning power and extra quiet operation newly purchased in 2007
- Microwave (2) : We have installed two new stainless steel microwave convection ovens. They can operate both as microwaves and convection ovens (convection ovens are great for cooking/reheating foods that you want to be crisp--pizza, rolls etc). We have installed two for the added convenience of getting everything for the meal hot AT ONCE.

- Catering Available: Take out Taxi (restaurant delivery service) is available in this condo from quite a few area restaurants. We have left the brochure in the condo.
- Outdoor Features
- Balcony: Our balcony overlooks both the outdoor pool and the ocean (direct ocean front). We are close enough to the pool for people on the balcony to call to people at the pool. The balcony is close enough to the ocean/beach to easily recognize people on the beach. There are four swivel rocking chairs on the balcony and the balcony is VERY private...enclosed on all sides except the front wall facing the beach. You cannot hear or see any neighbors from the balcony.
- View/Location
- Beachfront: Our condo is right on the beach. After exiting the building you are less than 50 feet away. The only thing between our building and the beach is the outdoor pool to the right and the back portion of the parking lot to the left. The pool and the parking lot are side by side...you would walk through one or the other to get to the beach.
- Beach View: There are excellent beach views from the 2nd and 3rd bedrooms. The living room, dining room, and master bedroom are direct ocean front.
- Oceanfront: We are DIRECT ocean front. The living room, dining room, and master bedroom all offer fabulous views of the ocean because the condo is both close to the beach (less than 50 feet away)and not very high up (5th floor).
- Communications
- Broadband Internet: There is a free DSL connection available to guests in the cafe on the second floor. We use it as a backup in case there should be a problem with the free WiFi available from inside the condo.
- WiFi (Wireless Internet): Our condo is equipped with a free WiFi signal that can be recieved from inside the condo and throughout the building, pool and immediate beach areas. You will be given a pass code free of charge upon request. There is also a WiFi hot spot available for guest use free of charge on the second floor of our building (we just use it as a backup to our purchased service).
- Other Amenities
- Our condo is always equipped with plenty of quilts, blankets, and pillows. - Suitability
- No Pets Allowed: Sorry...for insurance reasons the building does not permit rental guests to bring pets.
- Handicapped Accessible (may have limitations): The condo can be entered without having to deal with steps by entering through the 1st floor lobby (just one curb to contend with) and taking the elevators to the 5th floor. Our doorways are normal size and may not easliy accomodate a wheel chair.
- Kid Friendly: Our condo is VERY kid friendly. There is an Xbox and games in the "bunk room". We also have kept knik knacks and breakables to a minimum and stereos etc up high. The balcony door is not easy for a child under 7 to open (its heavy). Children also LOVE the jetted tub overlooking the ocean. We selected a tub that is bubble bath friendly and kids have a great time in it (of course, please don't leave them unattended in the tub for safety reasons).
- Minimum Age Limit for Renters: We do not rent to non-family groups under the age of 25.
- Smoking Not Allowed: No smoking please.

The Unique Benefits at this Condominium
We chose this particular condo because it had the best view of the ocean of all the condos we looked at...it also had the largest floor plan of all the three bedrooms and an indoor pool!

Our family consists of Nancy (mom), Roy (dad), two sets of twins (Kyle & Jessie age 11 and Shane & Logan age 9) and Mitch and Dan (both in college). We love the amenities offered by our building and have tried to make our condo a special and fun place to vacation.
