CONDITION: Exceptionally clean and comfortable because this villa is owner managed. We use a private housekeeper and therefore do not have to rely on a rotating team of temporary employees. Bed linens and towels are luxurious, because we also don't have to subscribe to a linen service that has to use poly/cotton blends more suited to bulk cleaning. Our Current furnishings and appliances are not dated. The style is Pottery Barn and the appliances current.

LOCATION: Please note: This villa is in a private RESORT with RESORT ONLY BEACHES that have white sandy shores and hilly dunes.
VILLA: The living/dining room has a CATHEDRAL CEILING, and adjoins a PRIVATE FURNISHED DECK, (many decks of neighboring villas offer lagoon views, but are also less private and less quiet). This villa is also a home, therefore NO ONE IS ABOVE YOU or below you as with apartment or hotel style rentals. You can PARK right outside the front door. VERY CLEAN unit. We have a PRIVATE DECK & PATIO, which is completely fenced in with exterior access for BBQ or for privately showering after the beach. One of our five POOLs is one minute away.
FURNISHINGS: USE YOUR LAPTOP with our WiFi. FLAT SCREEN TV in Living Room & Master Bedroom. Sofa and a love seat by POTTERY BARN are overstuffed to let you sink into the luxury usually reserved for fine homes. Both bedrooms are also furnished by POTTERY BARN with the best linens I could find. Bed sizes include a KING in the master bedroom, TWO TWIN beds in the second bedroom, and a QUEEN sleeper/sofa.
POOLS: Queen's Grant has 5 pools and you're welcome to use any of them. Our unit's location is fantastic because each pool can be reached within a 3 minute walk or less. The closest pool is within 1 minute. Each pool offers a different view or feel--some pools have more kids verses more adults; others have golf views with some shade instead of just full sun. World-class tennis courts.
SMOKING AND PETS are not allowed--so this keeps our villa clean in appearance, and fresh in air quality and easy for those who have allergies.
RECREATION: Two hours per day of free court time. Use our TENNIS RACKETS, bikes and helmets! If you fish, we can leave some poles and nets out for you. When you are done with the sun, enjoy one of many board games or play Twister, or curl up with one of our books.
TECHNOLOGY: Three phones plus three tvs. Living room tv has a BLUE RAY DVD player with the highest quality digital flat screen currently available. Bedrooms offer traditional DVD and tv networks. We have a printer for you to use with your laptop if a print out is needed. Super high-speed access to the Internet. Laptop users can access internet by wireless connection from anywhere on our property.
KITCHEN and BBQ:
The kitchen is equipped for those cooks who appreciate the tools it takes to ENJOY HOME COOKING. Full kitchen with adjacent outdoor patio for grilling. Have you ever had fresh roasted oysters? Call us for details. The oysters are flavorful and tender, locally harvested and for sale at a bargain during the months that have an "r". Our grill does a fine job, and the oysters open themselves! Gas is provided.
RESORT AMENITIES:
This villa is inside a premier resort. Without having to drive, you can quickly access deep and wide beaches, clay court tennis courts ranked #3 in the world by Tennis Resorts Online, Ocean front golf courses rated four to four and a half stars by Fodor's Golf Digest, five swimming pools-exclusive for Queens Grant guests, boat/bike/canoe rentals, restaurants and evening beach-side entertainment. You can even ride a bike to fine waterfront shops without ever crossing a highway.
Landscaped paths weave through the resort along waterways under ancient trees-- a few of which even have swings. Courtesy transportation is provided by request for those who would prefer a ride. A neighborhood general store is also available for those last-minute errands or a late afternoon run for popsicles.

Why the Owner Chose Queen's Grant
The year-round weather with a huge beach! The deepest and most beautiful beach on the Island. The shopping--great prices and quality selections when I actually have the time to enjoy doing it: when I am on vacation. We cook a lot, but when we want to eat out there is a superb selection for all tastes and budgets. Fresh Market for amazing produce and specialty items, Piggly Wiggly for price and the best selection of sauces and condiments I have ever found in a grocery store.
The Unique Benefits of this Villa
Our villa is private and quiet, yet near the main walk ways to all resort amenities. It is like living in a country-club estate! Perhaps we will play tennis or golf in the morning. Then our favorite form of rest is to sit in chairs in the waves for sun, then use the umbrella for wind-filled shade. After the beach, we like stop to swim in the pool; then home to the villa to change for dinner. NO DRIVING has occurred yet. Also, now that our girls are in college, we enjoy the night life: music, dancing and walks on the beach under the light of the moon. This destination is a lot like us--romantic.

Well that month went too fast. We had a great time down here with plenty of exercise just from biking and walking. Really enjoyed staying at your villa....it was very comfortable and in a great location.

We had a wonderful vacation in Hilton Head! This villa made the visit extra enjoyable. The descriptions and pictures accurately reflect the villa's appearance and amenities. The furniture and bedding was so comfortable. It felt like a "home away from home"! We used the bikes each day and we were in walking distance of golf courses and pools. We took a day trip to Savannah, Georgia. It was an easy 45 minute drive from Palmetto Dunes. I would definitely recommend this property to others. The owner was very helpful and made herself available as a contact during our stay.
Recommended for:Romantic getaway, tourists without a car, girls getaway, families with young children, families with teenagers.

We stayed during the second week of June. Roberta was great to work with, very nice & helpful. The condo was really nice, very well maintained.... SUPER CLEAN which is BIG to me. The beds were comfy and it was really well stocked! The other thing that impressed me was that she uses normal products, like dish detergent, toilet paper & hand soap, you know where you don't have to use a ton of to work. We've stayed @ Queens Grant many, many times and this has been the best one we've stayed at so far. This condo is within walking distance of several pools and the general store. The beach is no more than 10 minutes away (tops) and the Dunes Buggy can take you there for free if you want to ride. We walked to the general store every morning for breakfast which was cheap and delish! It was a great experience. We'll be back again.
Owner response:One of the pleasures I get in offering our villa as your vacation home is offering the little "normal" comforts. I keep our closets stocked with light bulbs, batteries, memo pads and pens, laundry detergent--even a collection of stain removers--so that no every day glitch in perfection will send you running to the store. We just replaced the carpet and added ceiling fans in the bedrooms. We (too) can't wait to come back.

"Tastefully appointed. Strong internet. Found everything that we needed. Loved having the tennis, the BICYCLES and the PRIVACY of the deck--what a pleasure. Quiet and relaxing, very different from the decks we saw at neighboring homes. We’ll be in touch to come again.

This being our first visit to Hilton Head it was very nice to have such a tastefuly decorated, well stocked villa. We were so surprised each time we opened a cuboard, drawer or closet at what was supplied. It was like a home away from home. Thank you for having your housekeeper retrieve my cell.

I stayed at the villa for a week with my wife, a teen, an almost teen and we had a blast. The villa is ultra clean and comfortable for a family of 4. Great beds and bedding, great TV, wifi easy to connect to. Accessible to everything you need in Hilton Head. Beach is great, golf, tennis, biking and more. We will be back for sure.

This villa is decorated impeccably with all the best furnishings and bedding. The master suite's bed is very high quality. We loved the fully stocked kitchen and the owners' providing bikes, chairs and beach towels. It made our packing simpler and our week very enjoyable. This is a place we will definitely stay at again.
