Enjoy the privacy of a country home in the woods. Empty lots to the left, 30 feet of woods to the right. This new 2600 square-foot home with new mattresses, situated between two golf holes in Innsbruck, will take you away from the hustle and bustle of everyday life.
Set up for a relaxing vacation for bridal groups, families, and golfers. Large front deck can accommodate wedding party. Private deck with hot tub and swing for wedding couple or mom and dad. New pictures of deck to be posted by March 16th. Up to eight people a day can enjoy a discounted round of free golf a day per house at Innsbruck Golf Course. The hot tub has two pumps with plenty of jets to relax the muscles or just shoot pool after a busy day of shopping, hiking, and restaurants.

Instructions to get to this cabin were fairly well explained. The issue is that the terrain is extremely hilly. A 4-wheel drive vehicle is best suited for this terrain as the hills are very steep and some of our vehicles were less than efficient in climbing the steep roads. We enjoyed our stay but noticed that a few things need to be attended to. The walls need painting in the living/kitchen area and a couple of extra arm chairs or recliners in the living area would improve seating for large groups.

Anniversary get away
My husband and I visited the bear haus at the end of August. We stayed 4 nights. It was a quaint little town with friendly people. I was surprised by the amount of things to do. Zip lining was my husbands choice and mine was wine tastings. We left right before Octoberfest began its celebration. Our accomodations were excellent and the bear haus is wthin the Innsbruck golf community. We are looking toward our return!

Owner response: For others out there thinking of visiting Helen, there is alot to do and it is hard to get it all in, in 2 days. In addition to ziplining, there is tubing, waterslides, golfing in innsbruck, indoor go cart track, horseback riding, and gemstone and gold mining.

Owner response: There is nothing more stimulating than golfing in the mountains. Here you can golf, with plenty of other things to do for non golfers, like water slides, tubing the Chattahoochee River, and a wide assortment of German style shoppes. Kind of like a mini Gatlinburg with everything within a couple miles of the rental.
This house is excellent. Very spacious and very fun. It is close to everything in town and far enough away to enjoy the peace and quiet. We will stay here again.

Owner response: Thank you. We have furniture which is easy to move around to accommodate your party. There is a vacant lot to the right and 50ft of woods to the left so you can destress without worrying about noisy neighbors.

Rental of any property from Alpine Helen Mountain Rentals constitutes your contractual agreement to the policies listed below. It is our goal to provide you with the ultimate vacation experience in harmony with the environment and our neighbors. AGENCY DISCLOSURE – Alpine Helen Mountain Rentals serves as the Manager and representative of all owners of vacation properties in its rental program and is acting at all times in and for the best interest of the owners. RATES – Rates are based on property features, location and season. Rates are subject to change without notice. There will be 15% tax, cleaning and admin. fees assessed on the daily rate. Information regarding rates is believed to be accurate but cannot be guaranteed. We have made every effort to ensure that all information on Manager’s website is current and accurate. The possibility of errors and omissions exists. We will be happy to confirm all data contained herein or answer any questions you may have prior to booking your reservation. Rates for holidays, special events and weekends may be higher. Most of our properties can be rented with a two-night minimum year round. Minimum night requirements may vary for holidays and special events. Some units allow one night stays, but extra fees will be applied. RESERVATION POLICY – 50% of the total rental fee is required in advance to hold your reservation. Manager accepts Visa/Mastercard, American Express, traveler’s checks, money orders and checks drawn on U.S. banks. We can only accept one credit card for each reservation. If securing with a check, check must be received within ten (10) days after booking has been made or the reservation will be cancelled. Manager does not accept checks on reservations made less than thirty (30) days before arrival. The balance is due in full 30 days before check-in. WE DO NOT ACCEPT CHECKS AT CHECK-IN. The full rental amount will be charged when a reservation is made within 30 days of arrival. Security deposit is required ranging from $100.00 – $1,000.00, depending on the rental. Deposit will be returned within seven days of checking out. CANCELLATIONS – When renting more than one home, or any home having 4 or more bedrooms or a stay totaling over $1,200.00 There are no refunds for cancellations and all must prepay their balance 30 days in advance. All other rental cancellations will be charged a $125.00 non-refundable processing fee per unit. Cancellation of reservations must be made thirty (30) days prior to check-in date. Any reservation made within thirty (30) days of arrival may not be cancelled- forfeiture of total rental charged. There will be no refunds given for reservations on holidays or the entire month of October. Please keep in mind we have reserved this house for you and have turned other people away. If we choose to cancel your reservation for whatever reason, we will refund the total amount that was charged on your card. UNIT ASSIGNMENT – Unit assignment will be given when you book your reservation. No unit is guaranteed, and we reserve the right to change unit assignment. DOUBLE BOOKINGS – Double bookings are rare. In the event that Guest’s reservation for a particular rental property overlaps or matches the reservation of another guest, Manager(s) reserves the right to relocate Guest(s) to a different rental property within the Manager’s rental program or that of another company. Every effort will be made to ensure that the replacement property is reasonably comparable to the original rental property booked. Manager(s) shall have the sole right to select such replacement rental property. Manager agrees to pay any additional charges due in excess of the rental amount for the rental property and refund any amounts paid by Guest(s) in excess of the replacement property rental amount. Guest(s) will have the option to (1) accept the replacement property, or (2) Change their dates, no refunds will be given. Guest(s) agrees that Guest(s)’ choice between these alternatives will be Guest(s)’ sole remedy for any and all damages, liability, or inconvenience arising out of the double booking. FAMILY RENTAL ONLY – No unit will be rented to vacationing students or adults under 25 years of age. All small children must be supervised at all times. Reservations made under false pretense may be subject to forfeiture of all monies paid and immediate eviction from the property. The number of occupants in unit may not exceed the number agreed upon in the rental confirmation. Occupants in use of premises shall not disturb or offend neighbors in any manner. The use of firearms or fireworks is strictly prohibited. CHECK-IN TIME – Check-in time is 4:00 P.M. at our office located at 8063 South Main St, Helen, Georgia. Keys are not available until the property is ready for occupancy. Manager will make every reasonable effort to have the property ready for the Guest’s occupancy at check-in time, but cannot guarantee the exact time of occupancy. Earlier check in time may be arranged in advance, but is not guaranteed if we have someone checking out on the day of your arrival your check in time will go back to the original time of 4:00p.m. Please call 706-878-2974 or 888-947-1233, prior to arrival, if you will be arriving after 5:00 P.M. for key pick-up information. CHECK-OUT TIME – Check-out time is 10:00 A.M SHARP there will be a late check out fee charged to you rate starts at $100.00. Please return keys to the office before leaving (Put all keys & signed checkout list in the mail slot located in the front door). There will be a $10.00 charge for each key not returned. Unless prior arrangements are made, Guest(s) who does not vacate the rental property and return the keys to the office no later than 11:00 A.M. or in the event Guest(s) returns to the premises without the consent of the office after turning in the keys and checking out, will be assessed a fee equal to the rental rate for one (1) day. If we allow a late checkout time and later rent out the house your check out time will go back to the original time of 10:00a.m. KEYS - All keys must be returned to the office at time of checkout (place in the mail slot located in the front door). As these are privately owned properties, Guest(s) are responsible for lost keys. The property must be re-keyed in the event that keys are lost, misplaced, or not returned. The Guest(s) will be responsible for the cost of this procedure. CLEANING REQUIREMENTS – Inspection and cleaning will be done prior to your arrival and after your departure. Report any problems as soon as you arrive & we will take care of the issues. You will be responsible for cleaning your unit during your stay. A basic supply of linen is provided in each property. Bed linen and bath towels are not changed during your stay. Alpine Helen Mountain Rentals will supply your unit with , 1 roll of toilet tissue per bathroom, 1 small bar of soap per bathroom faucet, 2 trash bags per trashcan(located under sink or in bottom of trash can), a minimal amount of dish detergent, dishwasher detergent. Suggestions of things to bring with you: paper towel, toilet tissue, laundry detergent, garbage bags, personal hygiene products, coffee filters, coffee and anything else that you may think necessary for your stay. We request that you remember that you are staying in someone’s home during your vacation, please treat it as your own. Guest(s) are required to leave the property in the same general condition it was when guest(s) arrived. *Dishes, pots, pans, silverware, and utensils must be washed, dried and put away (do not leave in dishwasher). The stove/oven shall be left in a clean condition. *Refrigerator and cabinets should be left clean and free of food. *Beds do NOT need to be made. Please do not strip linens from bed. *Housekeeping will dust, vacuum, sanitize, and clean all towels and linens upon your departure. *Windows and doors must be left closed and locked with the air conditioner set at 78 degrees or heat at 58 degrees, depending on the season. *Turn off all lights, fans, televisions, and radios upon your departure. *All trash must be bagged and left inside home or taken to the community dumpster located behind the owners clubhouse. The BEARS will get in the garbage if you leave it outside. You are responsible for any cleanup do to the Bear’s getting in the garbage. If we have to pick up your trash you will be charge a min. cleanup fee of $100.00. *All litter and cigarette butts must be picked up & bagged from the yard, front and back, and placed in the outside garbage cans. For additional cleaning needed other than those normally incurred in connection with the occupancy of the premises, Guest(s) acknowledges Manager’s authority to charge Guest(s) credit card for damages/excessive cleaning costs. Guest(s) shall be responsible for any damage, abuse, excessive cleanup requirements, or loss caused by any member of Guest(s)’ party. Manager will make the final determination of the necessity of any additional charges to Guest(s) and notify Guest(s) of such charge. COOKING - Guests shall not bring or use any personal electric or gas appliances on the property. Do not bring your personal Deep Fryers, Turkey Cookers, or Smokers. These items are a safety hazard and a fire hazard. Please clean up after cooking. Make sure house does not smell. Fireplaces - All fireplaces are closed April 1st through September 30th. Biscuit Inn fireplaces are to use only Duraflame style logs which are not provided. Do not place anything into the fireplace other than this style log or a $100.00 clean up fee will be charged. Do not move the log configuration in gas fireplaces or there will be a replacement charge and you will cause carbon monoxcide to emit from gas logs if moved. MAINTENANCE – Manager cannot guarantee against mechanical failure of heating, air conditioning, hot tubs, TVs, satellite receivers, Cable, VCRs, DVDs or other appliances. Please report any maintenance items to the office immediately. Manager will make every reasonable effort to have repairs done quickly and efficiently. Should a repair person make a call to a unit and find that the equipment is in working order and/or that the problem was due to the guest(s) oversight or neglect, the charge for service will be the guest(s) responsibility. Guest(s) understands and agrees that Manager(s) may enter the rental property at any time for the purpose of making needed repairs. There are no refunds do to failure of any kind. RETURN CHECKS – A $50.00 service charge will be incurred for any returned checks. PETS – Absolutely NO pets are allowed in or around rental units unless it is a pet friendly house. The occupancy of pets will result in immediate eviction and loss of all rents as well as applicable cleaning charges. Please check with us before reserving a house - in regarding pets. SUBLETTING - Subletting is prohibited. PARKING – Parking is allowed in designated areas only. Some properties allow only two (2) vehicles. Do not park in spaces of nearby units. Violators will be towed at the vehicle owner’s expense. No boats or RVs. SMOKING – Smoking is not permitted inside of rental units. Outside smoking is permitted but please do not litter. Failure to obey this rule will result in an additional cleaning charge. ALCOHOLIC BEVERAGES – No drinking of alcoholic beverages by persons under the age of twenty-one (21) is allowed. Should a Guest(s) or guest(s) of Guest(s) be arrested for underage drinking at their rental unit property or should Manager(s) observe a Guest(s) under the age of 21 drinking alcoholic beverages, this rental agreement may be terminated and the Guest(s) evicted at the option of the Manager(s). Illegal drug use is strictly prohibited. HOME FURNISHINGS, EQUIPMENT, ETC. – All rental units are privately owned property furnished and equipped by its OWNER. As such, Manager(s) cannot make any changes to the furnishings or equipment provided by the Owner. If Guest(s) requires special appliances or equipment, please bring them with you. Décor, style and color will vary. Furnishings are subject to change without notice. Under no circumstances are furniture, bedding, mattress pads, utensils or any other property supplied with the rental property to be taken out or transferred from one property to another. Moving of furniture is prohibited; any evidence of such will result in a charge. Moving or disconnection of televisions, DVD players, VCR’s is strictly prohibited. If these items are found disconnected or moved Guest(s) will be charged $50.00 for reconnection. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to Guest(s). STORAGE LOCKERS - Certain locked areas in each rental property are not included in the rental. They are property of the owners and are not to be opened. CONSTRUCTION – If Guest(s) have selected a vacation rental property which is under construction, and the vacation rental property is not completed prior to Guest(s)’ arrival date, Manager nor Owner will be liable to Guest(s) beyond the obligation to refund to Guest(s) all payment made by Guest(s). REFUNDS – Please keep in mind that the property has been reserved and held for you and that others may have been turned away. Construction of new accommodations and attractions does occur in resort areas. No refunds or rate adjustments will be made including but not limited to the following: *Any inconvenience due to construction, road repair, etc.; *Early departures (less days than reserved); *Delayed arrivals – reducing the number of nights reserved. *Inclement weather:and/or Electrical power, water or cable/satellite outages, T.V. failure. Any issues with the house needs to be reported when you arrive not after your stay. We will do our best to resolve or move you to another house, but there will be no refunds – no exceptions. Neither Owner(s) nor Manager(s) shall be liable for events beyond their control which may interfere with Guest(s)’ occupancy, including but not limited to acts of God, acts of governmental agencies, fire, strikes, war, and/or construction noise from nearby sites. NO REBATE OR REFUND will be offered in these circumstances. EXPEDITED EVICTION – A material breach of this Agreement by Guest(s), which, in the sole determination of the Manager, results in damage to the premises, personal injury to Guest(s) or others, breach of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of Guest(s)’ tenancy. Violation of any other rules contained herein will result in IMMEDIATE EVICTION and forfeiture of rent. If the tenancy created hereunder is for thirty (30) days or less, the expedited eviction procedures set forth in the Vacation Rental Act will apply. Guest(s) may be evicted under such procedures if Guest(s): 1. Hold over in possession after Guest(s) tenancy has expires; 2. Commit a material breach of any provision of this Agreement that according to its terms would result in the termination of Guest(s)’ tenancy; 3. Fail to pay rent as required by this Agreement; and/or provide false information. 4. Obtain possession of the premises by fraud or misrepresentation. Any reservation made under false pretenses will result in forfeiture of advance payments and the party will not be permitted to check-in. DISPUTES – This Agreement shall be governed by and interpreted in accordance with the laws of the State of Georgia, and shall be treated as though it were executed in the County of White, State of Georgia. Any action relating to the Agreement shall be instituted and prosecuted only in the White County Superior Court, Georgia. Guest(s) specifically consent to such jurisdiction and to extraterritorial service of process. INDEMNIFICATION AND HOLD HARMLESS – Guest(s) agree to indemnify and hold harmless the Owner(s) and/or Manager(s) for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest(s)’ use and occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Guest(s). The terms Manager(s) and Owner(s) as used in this Agreement shall include their heirs, successors in interest, assigns, employees, agents, and representatives where the context requires or permits. The terms Guest(s) used in this Agreement shall include Guest(s) heirs, successors, assigns, guests, invitees, representatives and other persons on the rental property during Guest(s)’ occupancy (without regard to whether such person(s) have authority under this Agreement to be upon the rental property) where the context requires or permits. CREDIT CARD – Guest(s) will provide a credit card number as a guarantee. Guest(s) agrees to pay all rent and accept all liability for any damage beyond normal wear and tear during their rental with Helen Mountain Rentals. If Guest(s) fails to do so, Guest(s) understands that these costs will be charged to his/her credit card and all credit card sales are final. VIOLATING AGREEMENT – If Guest(s) violates any of the conditions of the Agreement, Manager(s) may terminate this Agreement and enter premises. Upon notice of termination of this Agreement, Guest(s) shall vacate the premises immediately and forfeit all rents. ALPINE HELEN MOUNTAIN RENTALS RESERVES THE RIGHT TO REFUSE SERVICE TO ANYONE – All rental properties are leased without regard to race, color, religion, sex, national origin or handicap/disability. Due to liability issues, we are unable to provide prospective renters with keys to preview properties.
