--- Second floor - Oceanview from living room, dining/kitchen and from large balcony. 2 bedrooms (sleeps 7). Has a large master bedroom,king bed,mountain view. Queen size bed in 2nd bedroom. Living area's sofa is converted to a queen bed and has a love seat-twin bed. Light and clean decor. HDTV flat panel TV/monitor, 2nd room TV, DVD, cable, internet; fireplace, laundry room, full kitchen with stove, dishwasher, refrigerator, tableware. Large balcony is furnished and has a barbecue.

a. An initial deposit equal to 50% of the rental amount MUST BE RECEIVED BEFORE RESERVATION IS CONFIRMED. Until payment is received, the reserved dates will be available for other guests. This payment includes half of the rent, half of the security deposit, pet fees (if applicable), reservation processing fee and the cleaning fee.
b. Your balance is due at least 30 days prior to your arrival.
c. MIP accepts Visa, Mastercard, AMEX or certified check. No personal checks are accepted less than 30 days prior to your arrival. Returned checks will incur a $45 check handling charge. Owner processes credit card charges.
d. House codes and instructions are emailed 7 days prior to arrival

Name on Contract : Amanda Review Rating : 4/5 Review Title : 986400 - "Great location, enclosed yard, plenty of parking" "We rented the whole house, which I would recommend. It was great to have a separate apartment for the teenagers in the family. The location is ideal, around 3 blocks to beach access and about 4 blocks to the village/shopping area. Ralph's grocery store just a block away. PCH with lots of shops and restaurants is just 2 blocks away. We hardly used the car the whole time and got lots of great exercise. The large enclosed yard is pet and family friendly. The driveway is huge and allows for plenty of parking, which is a great feature in Laguna. The house itself is simple but very comfortable. Overall, a great rental house for a family vacation. I would stay here again and recommend it to friends."

The property is within 5 minutes walking to the beach. A fairly large grocery store was one block away. The upper balcony shot with the ocean must have been "photoshopped" to eliminate the multitude of power and communications cables and their support poles that ruined the view. The floors were filthy. Our 6-1/2 month old grandson's hands and shins were black after crawling around for 15 minutes. The weather was quite warm. No A/C -- not enough fans were initially provided to exhaust hot air out of the interior. Both the upper and lower units were very uncomfortable. No wash rags in the linen closet or anywhere else. The property management firm messed up my sister's credit card billing. Parking for two cars OK, pretty tight for three. Fast residential traffic did not help ingress and egress. We could not recommend this property to anyone without some major improvements.

Owner response:The photos in the picture were provided by the owner and not photoshopped. The units are thoroughly cleaned after each guest checks out. The guest above had a large party and with 10-13 people coming in and out of the units it is very possible that they caused the floors to become dirty in a short amount of time themselves. The description on VRBO states that no AC is provided. Anyone coming to Southern CA in the summer knows that it is warm here. Most guests open up the windows and let the air flow in from the ocean breeze. For the really hot days when the breeze isn't enough, fans are provided for our guest to use. There was a slight mix up by the owner, not property management company regarding the billing. It states in the rental agreement that the owner processes payments, not the property management company. The owner accidentally didn't charge this guest for half of their reservation. It wasn't discovered for a few months though that they didn't get charged, and the guest never brought it to our attention. For Laguna Beach, this home has an ample amount of parking. Most homes in Laguna Beach have street parking. The driveway to this home can easily accomodate 4 cars, possibly 5. Being that the property is situated within 5 walking minutes to the beach and downtown Laguna, residential traffic is to be expected. We provide the property address to everyone so that they can google it and decide for themselves whether or not being 2 blocks from the action is going to be too busy for what they are looking for. Almost everyone we get feedback from comments on how fantastic the location is. Regardless the property was painted and fresh linens have been purchased in recent months. The downstairs unit was also completely refurbished a few months back. We welcome any and all feedback from our guests as that helps us improve visits from future guests!
