Greensboro Ranch has two homes located on six acres 4 bedroom and 4 baths in the main house and 1 bedroom and 1 bath in the guest cottage. This elegantly comfortable country vacation home located on the top of a knoll in a 261 acre equestrian community. You will find 11 miles of riding and hiking trails making it the perfect vacation home for those looking for country estate privacy with all the ambiance one would expect for a elegant country home.

Both homes sit on a total of 6 acres of which 2 acres are beautifully manicured grounds. Privacy is not a problem as each home has its own driveway. The main house sits at the top of the hill on a knoll whereas the guest house sits at the bottom on the back side of the mountain. The cottage cannot be seen from the main house because of the distance and oak studded grounds provides for natural privacy. The built in swimming pool and spa is fenced and located on the back side of the main house. The pool and spa is only available to guests that have reserved the main house or to guests that have reserved the cottage in combination with the main house.
Main House Layout: The floor plan is ideally suited for holiday and special occasion entertaining with a living room dining room combination. The Kitchen has been recently updated with granite counter tops and stainless steel appliances and has about just about every small appliance and amenity a gourmet cook could ask for with even a full drawer of spices and herbs. The kitchen and breakfast room area opens into the Great room with both areas have mountains views and views that look over the private swimming pool and gazebo area. The family room as a wood burning fireplace, television with DirecTV and DVD, full desk set up with high speed wireless internet, printer and fax for our guests working from home. The laundry room features a Maytag washer and dryer. The main floor guest bedroom has been decorated in a hunt theme and features a queen size bed and private bathroom that is adjoining and also serves as the main floor guest bathroom.
Take the spiral staircase up to the second floor and you will find two double doors welcoming you into this elegantly decorated Master Bedroom suite which features a luxurious king size pillow top mattress. The master suite has a retreat area with sofa, chair with ottoman and television with DirecTV and DVD. The Master Bathroom is spectacular and has just been remodeled with granite throughout and features huge soaking Jacuzzi tub and walk in shower with views of the lake below and entire mountain range. Two additional guest bedrooms are on the second floor both with queen size beds. Our race horse theme bedroom has a queen size bed with jockey themed lamps and the most amazing views of the mountains. The other guest bedroom is decorated in carousal horse floral theme. Both guest bedrooms share a full size bathroom that has been updated with granite counter tops. Upscale furnishings with Equestrian designer touches throughout complement the interior of this home.
The grounds and outdoor amenities are the best part of the main house. The backyard area has a large gazebo with a round patio table with lazy susan that has wide comfortable chairs that can accommodate 10 guests. The home features a Gazebo and built in swimming pool. The spa is heated by Not the Swimming Pool. The 4th bathroom is located on the exterior of the house in close proximity to the swimming pool and spa area.
Guest Cottage Layout: The cottage has a lovely setting with oak trees that surround the home. As you come down the driveway and walk around the side of the garage you will find the entrance to the cottage with patio and BBQ area in close proximity. Once inside the cottage you will be welcomed by the darling entry with our unique watering can chandelier and dining area with table and 4 chairs. The kitchen is opposite the dining area, living room features sofa that makes into a bed, lounge chair and ottoman, TV and DVD. The cottage is bright and cheerful with a number of windows throughout. The bathroom has been updated with vanity with a granite counter top, shower is over the tub. A separate computer workstation area has wireless internet, fax and printer with a separate telephone line. The master bedroom has a flat screen TV and features a queen size bed with feather bed over the mattress and has been decorated in a charming hunt theme.

* Occupancy: El Dorado County does not allow Weddings, Family Reunions or Special Occasion Parties. Our Vacation Rental permit is for a maximum occupancy of 12 overnight guests and 2 day guest visitors for a total of 14 people on the premises.

- Handicapped Accessible (may have limitations) : The main house is fairly accessible for those with limited mobility as there is one bedroom with adjoining bathroom downstairs. The main entrance has 4 steps to enter the home, if entering from the back door this entrance has one step. Once inside the home the main floor bedroom and bath, kitchen, family room and dining room are on the same level. Living room is sunken with one step down. Guest cottage main entrance does not have any steps however the cottage is very small and does not have enough turn around space for wheel chair.

- Greensboro Ranch is situated close to the quaint town of Placerville which is at the foot of the Sierra Mountains. The home is just below the snow line,no worries about road condtions yet we are only 40 minutes to the Sierra Tahoe Ski Resort. This is a fabulous vacation spot with tons of things to do such as River Rafting on the American River is only 5 minutes from the house. Take an adventure to where Gold was discovered in the town of Coloma. Best yet we are located in the heart El Dorado and Amador County making it in close proximity to all the historic Gold Country towns and wineries. If Gaming is your pleasure you are in LUCK…we are only 3 minutes from the new RED HAWK Casino. Within the community you will find two lakes with a picnic,volley ball area, riding arena and lighted tennis courts. All these amenities are available to our guests.

Why the Owner Chose Placerville
We choose this home because the property sits on six acres on the top of a knoll overlooking a private lake within this beautiful equestrian community. The moment we came through the gates of this community we felt like we were in Kentucky as just about every home has three rail fencing with horses in pastures. We felt the equestrican community was totally unique and the area had so many activites that it would make the perfect vacation rental home. Greensboro Ranch is such a unique property because of the equestrian ranchette setting. The large gazebo with private swimming pool is perfect for summer weather as Placerville has really lovely weather in the summer months as it is warm yet dry. The master bedroom is beautiful appointed with a private retreat area with fireplace and TV. The master bathroom has the best views in the house. The community has miles and miles of walking trails for taking hikes, and lighted tennis courts. Best yet we are only minutes from horseback riding, the new Red Hawk Casino, wineries and river rafting. Then when you top it off with being 5 minutes from where Gold was Discovered...we really have it all!

Owner's Map of Placerville
After spending 25 years in high tech procurement as a start-up company expert and entrepreneur I left that part of my life behind to become the Vacation Lady. In the early 1980’s I was having to make frequent trips to the Far East and experienced High tea at the Raffles Hotel in Singapore. It was during this trip that the inspiration and entrepreneurial vision came to open Tea Salons in the US. In 1988, I founded a new specialty retail tea business. Created the concept, interior design elements and business plan model from a one-store operation to over 16 US franchised operations and two International locations in less than four years which placed us number 35 of the 100 fastest growing privately held companies in Silicon Valley in 1995. After 10 years in the tea business and spending stints in high tech start-ups I was ready for a new challenge. Since my husband and I enjoyed traveling and dabbling in real estate and nearing retirement age it seemed like the perfect fit. In 1996 we founded Vacation Holdings, purchased our first vacation home and set off to build a luxury vacation rental business using our properties as vacation rentals. It was such a natural progression as I could use my skills in purchasing, interior design and use the same disciplines required in franchising such as scheduling, creating instruction manuals for guests and tracking linen, towels and kitchen inventory. Basically, I was back in the Franchise business only this time we were creating turnkey vacation rentals instead of retail store fronts. My lessons learned from the service industry are applied every day in customer service and satisfaction. We are now up to 9 properties in various areas of the US and Virgin Island and I can say that this is the best time of my life as there is nothing more satisfying than helping to make a Dream Vacation come true.

Stayed at Greensboro early October 2009 using it as a base for our annual Apple Hill visit. The location was suitable for the trip, a bit tricky to navigate the back roads to and from, but as the owner indicted it would work great. About 15 minutes or so to Placerville. The property was stellar all in all. The decor is really very nice-It was clean, the kitchen was tooled with anything! you'd need, & the grounds were manicured. It was a bit chilly to do the pool in October, but we used the hot tub alot, the gazebo, the BBQ, the fireplace-everything worked, and was well explained in the property manual. Another nice feature was the outdoor bathroom for the pool. I should mention the views, the quiet, and the stars at night. All things to relish at this property. There were 3 adults on our trip-I would be hestitant to reccomend this property to people with small children-or any age ill behaved children, as there is china, crystal, a grandfather clock, white/beige carpeting, and areas near the pool to fall from. In my opinion/experience it's not a kid environment. The only downsides were a few areas that needed a handy mans touch-ie: the screen door was torn, some of the highend wall paper was peeling on a few corners in various rooms of the house, and the windows (there are alot of fabuous windows in this house) don't open well-if at all. It's very private, a GREAT price for the accomodations. And a word about the owner-very prompt, professional, thorough. Great for girls nights, couples, or a family with older children. You'll need a car to use this property. And don't leave out a box of apples on the front porch or you'll find deer enjoying a treat when you open the door! Lots of turkeys trucking around on the grounds, and spied a small rabbit in the backyard.

Peaceful setting, lovely home made us feel comfortable with all the extra amenities and little luxury touches and house was immeculate. This was a fabulous house, beautiful scenery and setting. Really enjoyed the pool and spa and sunsets overlooking the valley below. Felt like we wee on top of the world!
