Property description

The Old Rectory House is a Georgian country house offering luxurious group accommodation near Swaffham. Built circa 1750 the family home and guest house is situated in an exceptional and unspoilt rural position with an outstanding view of the lake, and nearby Oxburgh Hall, a National Trust property with its historic parkland.

The Coach House and former stable block lie to the north west of the main house. Guests can enjoy a relaxing stay in this traditional accommodation which is only a stones throw from the main house. All rooms are individually decorated offering views of the stables and small Orchard. An ideal quiet country retreat. Breakfast is included each morning, prepared by the owner who lives in a self contained part of the property.

Interior and Grounds:
Main House
The Courtenay Room overlooks the 10th century church ruins and sweeping lawns to the front of the house. The en-suite bathroom overlooks the coach house and stables. The room has a magnificent silver gilt bed and furniture and gives you a feel of the royal ancestry of the family.

The Devon Room is decorated in a charming late Victorian style overlooking the swimming pool, with a Victorian style bathroom overlooking the coach house and stables.

The Coach House
All rooms overlook the stables to one side and small orchard to the south side.

The Earl's Room has a traditional four poster style bed with en-suite bathroom. The room has a decorative fireplace, to give guests a great feel of English Country life.

The Countess's Room has a more cosy ambience, with twin beds and en-suite bathroom.

The Lady Rose Room, charming rose patterned curtains give the name to this luxurious room. The superking bed can be divided into twin beds to suit your requirements. The ensuite bathroom has a charming dressing table which adds to the comfort of your stay.

Guide Price: £2,875 - £3,500 per week. Short Breaks: £1,725 - £2,625 for 2 nights. Capacity: The house can comfortably sleep up to 10 adults in its 5 bedrooms but 2 additional beds can be added to sleep 2 children making up to 12 if necessary.
Terms: - Security deposit: Credit card details must be supplied to the owner on arrival and any damage will be deducted on departure after inspection. - Linen & towels: All linen and bath towels are included in the rental price. - Energy costs: Included in the rental price in the summer. In the winter there is a £50 per day supplement (this includes logs for the fire & central heating). - End of stay cleaning: Included. Please leave the property in the state that you found it. - Arrival time: 5pm onwards. - Departure time: 10am. - Pets: Well behaved dogs can be accommodated in one of our stables - free of charge. - Smoking: No smoking in the property. - Xmas & New Year: only 3 or 4 night bookings are available over Christmas and New Year. £2600 for 3 nights and £3100 for 4 nights. - It is recommended that all guests take out insurance to cover against potential cancellation and any accidental damage caused during your stay at the

The Old Rectory House is situated in a tiny village which is located in the middle of a triangle whose corners are Swaffham, Downham Market and Thetford.

It is one of the most fascinating villages in Norfolk, and a great base for exploring the lesser known western part of the county. There are two linked-sites in the village that draw visitors from far and wide. The first is Oxburgh Hall, home since it was built in 1482 to the Bedingfield family, still in residence half a millennium later. This elaborate Tudor manor house encapsulates so much of that era in its building and setting: with a square moat and a huge and ostentatious gatehouse (seven storeys high) it shouts of the wealth and power of those who built it. Although the interior is much changed, and largely Victorian, it contains needlework by two of the great women of the age, Bess of Hardwick and Mary Queen of Scots. It is also reputed to contain the ghost of a Spanish woman who disappeared in mysterious circumstances in the 16th century.

The second great site is St John’s Church, famous for the collapse of its spire in 1948. What avoided the destruction or was rescued after it forms a very different church setting, a cluster of buildings with very unusually for a village church what looks like a cloister among them in the north wall. There is much evidence in the church of the fact the Bedingfields stuck to the old faith, the intricate decoration showing they were able to protect the place through the worst Reformation and Puritan excesses. There is a third place in the village, again linked to the Bedingfields, which should be mentioned here. This is The Bedingfield Arms, also known as the Bedingfield Coach-house for its old use, the village pub where those wanting to spend time in the area will find accommodation.

In the vicinity of the village there is plenty to occupy those on a longer stay: Cockley Cley has a wonderful Saxon Church; just a mile or so east there is the reconstructed Iceni village; and both Downham Market and Swaffham (enjoying some TV fame as a setting in the series Kingdom) are well worth visiting.
