We've just returned from an 8 week rental at Palm Villa in the Kissimmee/Orlando area. The house was exactly as viewed on-line and was very comfortable and homey. Everything you need for a week or month is included. The location was perfect for us - not far from the main gate of Disney World but not too close either. Shopping and restaurants were close and abundant out on Route 192. We've already talked this specific house up to our pet-owner neighbors here in Rehoboth Beach and we now may be in competition with them for a rental date next year. This was our seventh rental in as many years and so far the best one yet. A 10 out of 10 for us.

My sister is getting married in june so we decided to take her for some sun and relaxation and sister bonding time. So the five of us rented alans home for the weekend and it was clean cozy and very relaxing and we had a blast .thank you alan for a wonderful experiance I will be booking with you in the future ....Nancy

We just returned home from a holiday vacation at the Palm Villa. This home was exactly as featured on the website. We were not disappointed in the least with the accommodations. We are Disney Vacation Club owners, so we generally stay at a Disney Vacation Club Resort, which are beautiful. This time we wanted to do a simple Florida family vacation without the Disney Park routine and this property was perfect for our vacation. In fact, our children want to return to this house again and again. The homeowner Alan was quick with answers to all of my questions. The local contacts Dave and Jean responded to our calls just as quickly. We had to leave home a day earlier than planned due to an impending snow storm, but we were able to obtain access to the Villa a day earlier than planned thanks to Alan and Jean. We would recommend this Villa to any size family and hope to rent it again in the future. I would recommend renting with Alan to anyone who is looking to be treated in a fair and honest manner. Thank you Alan for making our surprise Christmas gift for our children, “The best Christmas present ever!”

Just returned from a week long stay at Palm Villa. We treated our two store managers, ( single moms) and their kids to a Christmas in Orlando. We had five adults, five kids, and our two poodles. We had a great time. The house was clean , well stocked and the pool was warm and fun. Location was great and we had everything we needed just up the street. We will go back again and stay in this wonderful house. Be sure and look for the ice cream truck about 3:30, the guy was great the kids were so excited, as was I.

Great Family Vacation

Had a nice time staying at the house. Not being a negative comment, the only issues we had were there ended up being no internet so we just had to go somewhere and the crib wasn't able to be used so we had to buy a Pack N Play for our stay. The house was great! It was so roomy and the rooms worked out great having the boys in 1 room and the girls in another room. The sitting room right when you walked in worked out great as a room that the baby could call her own. We LOVED the pool and used it everyday to cool off in the very hot weather. The location fo the house was PERFECT too. Not too close to the busyness but yet very close to Disney and only took on average 10 minutes to get there everyday. Neighborhood was quite except for the landscaping company came at just before 8am which for us wasn't fun waking that early (kids slept in this 1 day but woke from the noise). Over all we had a great trip and it was partly because of the great house we had. Thank you again and again for helping our vacation be a good one!

We enjoyed our stay at the villa. The listing description was accurate and the pictures are exactly as the villa looked. The villa was very clean and neat and the pool, of course, was awesome. Private and enjoyable. We also traveled with our small dog and she was very comfortable. We would recommend this property to anyone. AND would love to return. Being close to Disney was great!!

This villa is all that is described, the pictures shown online are just as it is. The price is very reasonable for renting a home anywhere in Orlando and adjoining areas. We found the pool to be a major benefit because we didn't have to share it with anyone. Alan you were a great help in setting this up and I will be getting in touch with you for our next visit. The villa is very clean and spacious. We were very happy with it all.

Our family rented your Palm Villa home during Thanksgiving week, and I just wanted to let you know how much we enjoyed our stay. We've been to the area a number of times, and have either stayed in area hotels or on Disney property. This was by far our most enjoyable stay. It was so nice to have a comfortable, quiet "place of our own" to return to at the end of the day, and the house had everything we needed: plenty of room, comfortable beds, well-stocked kitchen (which was a blessing because we cooked ahead of time and brought many meals with us)... You were a pleasure to deal with.

Perfect! old vet Chicago Area Review Submitted: June 10, 2009 Date of Stay: May 2009 Very clean and beautiful Villa on a quiet residential street. Sparkling pool heated just right. Owner responsive and easy to deal with. And the rental rate was great. Kitchen was great for cooking in and there was a charcoal BBQ grill by the pool for grilling those steaks to perfection. Internet access provided too (bring a cable for your laptop). There is a Publix grocery store a few minutes away on 192 (very reasonable prices and a great Deli) along with a new Target and restaurants. The Pack and Mail near the Publix offers great service for shipping packages back home or sending/receiving FAX's. Take a hot air balloon ride, fly in a WWII Warbird or bi-plane from the Kissimmee airport! Oh, and Disney is there too! Watch for those hot air balloons to float over the house at dawn (launch locations depend upon the wind direction, but a dozen came over one morning as we sat with our morning coffee by the pool). A great place to stay! The best Villa we have stayed in for the past six trips to Kissimmee. Highly recommended. Recommended for: Age 55+, Adventure Seekers, Girls Getaway, Sightseeing, Families with Teenagers, Families with Young Children, Romantic Getaway

We just returned home from spending two months in Palm Villa. The house was convenient to all the theme parks and restaurants. We went cycling almost every day. We had more than enough room for company and the front room den was a great place to get away and read..My favorite spot was the pool area..lots of privacy and sun all day. Hope to return next year. We could not say enough about Maireddy and Jean. They were so helpful and very efficient. Thank you Alan.

Tired and Worn Villa !!!!!

This villa is the most disappointing house we have ever stayed in since coming to Florida for over 20 years. The carpets throughout are badly worn and stained & buckling in the master bedroom . The walls are marked and banged up, and in dire need of repainting ,as are the baseboards and doors. It has been well used and very little money put back into it to keep in in decent shape.Even the solar blanket for the pool is falling apart. The worst part was, my family and I were there for 3 weeks, the weather at night was quite cold, and this place literally had no heat. The furnace did not work and the property managers and owner really didn't care. We called at least 4 times to get it fixed. No one returned our calls! Try waking up in the morning when the inside temp. of the house is only 56 degrees. What you will get in this villa is a real shafting and not what the pictures try to show. That's just old staging. The house is a real major disappointment , unless you just want a frat party house.

Owner response:What a shock! We are so used to receiving positive feedback from guests and so many of our guests are repeat visitors, it's hard to understand receiving a review of this nature. There was a problem with the heating and unfortunately the part required to fix the problem took longer to obtain than expected but the property manager made sure the guests were kept fully informed and even called around in person to update them on the situation. THE OWNER AND PROPERTY MANAGERS CARE PASSIONATELY! The interior is due to be painted this year adhering to the normal schedule and a new pool solar blanket was already on order. The photographs were actually taken recently by a guest who was a professional photographer. He was so delighted with the Villa that he sent me a disk containing all the pictures as a way of saying "thank you" which arrived in the post as a total surprise! I can only reiterate that as the very proud owner of our beautiful Villa, I will continue to ensure that we meet the very highest standards for our guests and look forward to receiving lots more positive reviews in the future! This villa was in good order throughout. Very spacious and clean.(A credit to the cleaning staff). Pool and gardens maintained to a high standard. Close to all the attractions and food supermarkets. The owner is very organised with information booklets of places to visit /resturants. Polite and helpful staff only a call away! Second visit and would recommened to friends!!

Great stay at Pam Villa

My family stayed in Pam Villa during a Thanksgiving week trip to Walt Disney World and thoroughly enjoyed our stay. The house was comfortable and roomy, and contained everything we needed. It was so much nicer returning to the comfort and quietness of this house after long days at the parks, rather than a noisy, crowded hotel. The kitchen had everything we needed to prepare meals or warm the meals we brought from home. The beds were very comfortable and there was an abundance of towels and linens. The house was very near restaurants and supermarkets and the drive to the Disney parks was only about 10 minutes. We chose not to use the pool since it was November and chilly, but the pool area was really nice and the pool was sparkling clear. Another reviewer chose to "slam" the house for the condition of the paint and the carpets, etc., and while there was some wear in these areas, the house was generally very clean and we were very comfortable with it. The rental fee was an incredible bargain (I had already chosen a mid-rate standard hotel room before I found this house, and this 5br 3ba house was less expensive!!!!), so we did not expect a "taj mahal" experience. (You can find more upscale homes to rent in the area for a lot more money - just depends what you're looking for.) But what we got was great service and assistance from very friendly people and a great vacation stay at a very comfortable house for a great bargain. You can't ask for more than that. I'm sure we'll be back and I have already recommended it to friends.

What a lovely villa. We so enjoyed our two week stay and will definitely be back. The location is perfect- really close to the theme parks but in a really nice quiet residential area. Plenty of good restaurants and shops nearby too. Really enjoyed having our own pool- great to come back from a busy day at the parks and unwind in the evening heat. The pool side barbeque was also a really nice perk. The bed in the main downstairs bedroom is one of the comfiest I've ever slept in! The villa added a real touch of elegance to a great holiday and we will definitely be back.

The villa offered a nice and roomy place to stay after spending long days at the parks. Very close and convenient to Sea World, Disney World and Islands of Adventure. Plenty of space, with 5 bedrooms. The pool was nice after our long days. The laundry facilities were very much appreciated while being gone for over a week. Our pets were welcome, which is always appreciated, as we prefer to take them along then kennel them. The only part I did not like was that the house does not offer a full fence which is nice to have with pets. Plenty of linens were available for our use, the beds were comfortable and all the conveniences of home were available to us. The neighborhood was nice and quiet and close to restaurants and grocery stores.

I was apprehensive about renting a property over the internet, but this house turned out to be a great choice! The house was super clean when we arrived and well-equipped. Even the garage was clean. It includes just about every amenity of home. It is located closest to Magic Kingdom (only about 10 min) and not too much further to the other parks. There are many restaurants in the area that provide take-out or delivery. There is a Super Walmart a few miles down the road and a Super Target is being built down the road in the other direction. The owner of the property provided quick responses to all emails I have sent and is very friendly. We would definitely rent this property again and recommend it to others.
