  This villa is very nice. The facility, and location are most conducive to a leisurely, relaxing stay at the beach. The private bathrooms for all three bedrooms makes overnight stays by family or friends a snap. The owner is very responsive, as is the local management service. We have recommended this unit to others, and will continue to do so.

  Recommended for: Age 55+, girls getaway, sightseeing, families with young children.

  We have been coming to Kiawah often over the past 20 years, usually renting 3 or 4 bedroom homes in Kiawah or Vanderhorst. Our priorities are being close to the beach, a comfortable amount of space for our group, which varies year to year, and a well equipped kitchen since we love to cook. This owner has himself a fabulous property. It is right behind the dunes, very secluded considering that it is a villa, and a short, scenic walk to the beach. There is a lovely yard behind the dunes. Sitting on the porch, overlooking the yard, you hear the ocean and get the breeze. A family of deer is fine with you sitting on the porch while they hang out in the yard. This is an end unit, and although there is another complex to the right, the woods are heavy and completely obscure it from view. This location is just beautiful. It is so private, being at the end of the little walk to the beach, that we left drapes open at night. This view has an old Key West sort of feel. With the living area open and the beachside wall glass, it is something you enjoy all day. The villa has very nice furniture, is well decorated and quite comfortable. There were four of us, adults, and the space was great for us. The kitchen was fully equipped. With Fresh Fields and Rosebank Farms and the great produce and seafood available, I enjoyed having such a functional kitchen. We thought this property was beautifully maintained and furnished. The only exception would be the washer, which is getting rather old. Our vacation was wonderful. This is the property we will look to rent next summer. We love it there. If you rent here, please know that the owner generously supplies nice, backpack beach chairs and there were beach towels available. Also, bring folding regular chairs as the porch only has two.

  We’ve been visiting Kiawah for 29 years staying all over the island from west beach villas to private homes in Vanderhorst. This villa was nice and had good location however we experienced issues from day one. When we arrived we noticed a few small things that were broken and/or needed attention (fridge not cleaned out, a large chair in family rooms seat was broken as was the ottoman – of which they came and took away but never replaced which made seating in the only ‘family room’ tight for 6 adults, sliding door to outside barley wanted to open/close, screen door on covered deck –almost ready to fall off, lack of bath towels-only 6; one per adult for whole week meant washing constantly considering we were back and forth to the beach a few times a day, very sparse kitchen set up; two dishtowels, no dust/broom pan for sweeping). Also, I realize that it is up to us to bring our supplies for the week however almost always there are some accommodations as far as a roll of TP or soap of any kind or trash bags – enough to get you started. There was zero. The kicker was the air conditioning went out and remained out for 24 hours with well into the 90 degree heat and 90+ humidity. The homeowner felt we were unappreciative of his home and was offended we brought these things to his attention. Overall if he put some TLC into the place and we had not had the events take place as they did it would be nice for a smaller group (not 6 adults). The deer came right up to you to feed out of your hand. You could not see the ocean as the dunes were in the way but the walk was short.

  Owner response: In the 6 yrs we have been renting, unfortunately this renter was the most hurtful, damaging, and demanding that we have ever encountered. We have never had any serious complaints until this occurrence--in fact, many of our renters are repeat customers. We adjusted our price to his limited budget, added cc payments to our website to accommodate him with us absorbing the additional user fee, and addressed each of his frequent text messages as they were received. We quickly removed a "damaged" chair, sent maintenance to fix a "broken" garbage disposal that he had overstuffed, and, got him additional towels that he ended up destroying/switching out for his own stained towels. Our maintenance company confirmed and reported that the frig was wiped/cleaned, the sliding door does open and close, the kitchen is fully stocked, a broom/mop/vacuum cleaner/swifter does exist there, and the villa was stocked with all needed small quantity personal essentials. They also cautioned us that more than the allowed 6 people were suspected of being there. When the AC was "broken," we chose to replace the entire unit at $4600 because it was the quicker solution, and we had multiple fans delivered. The saddest part of this situation was our screen porch door. Pictures were taken prior to their arrival due to small repairs needing to be made to a loose screen and missing slat. The renter refused to admit a repairman during their stay. At the end of the week, the door was declared irreparable and destroyed due to additional excessive damages. Unfortunately, because of this incident, we are now looking into the option of requiring safety deposits from future renters. We consider this villa to be our second home. As a family, we have experienced many great weeks there, enjoying the amazing beach and all that Kiawah has to offer. We have worked hard to furnish it and equip it with any items our renters may need. We employ the island's busiest independent maintenance company to maintain it during our visitors' stays and provide 24 hr service to all of their concerns. Mr. "Sorry," your discounted stay almost cost us triple in repair and replacements. We truly wish you had taken our offer and left halfway through the week with your refund. Private feedback from the renter following your stay commented that they found our villa "delightful." Future renters, please contact us with any of your concerns about the above incident, and we will gladly refer you to our management company.

  Five of my family were on Kiawah for a wedding and wanted to make it a mini vacation. We stayed in this beautiful Villa and had a wonderful 4 days. The villa was very nice and spacious with queen beds in 2 guest rooms and the king bed in the master. The beach was close to the villa as it was beachfront, but because of the sand dunes, we could only hear the ocean. The nature was so beautiful that we didn't miss being able to see the ocean. A very short boardwalk led to the beautiful beach. The deer would walk right up to us. Our favorite place was the screened porch where we could watch the deer and birds. The note book of resturants was a great help. We ate dinner at Reds Ice House and Fat Hen . Highly recommend the Fat Hen for brunch. Would recommend reservations for the Fat Hen. We did not have a single bad meal or experience during our stay. My only suggestion would be to have more chairs on the screened porch and deck. There were 5 of us and only 2 chairs on each porch. A great place at a great price. Hope to come back and spend more time. We kept saying the wedding was interfering with our fun,LOL. Thanks for the owners attention to all that made our stay so pleasent.
