Mimosa Mornings, winner of the 2009 APEX Builder Industry Association award for best design and best new construction, is located directly across from the private community beach access in Gulf Trace, a quiet gulf front community of single-family homes sandwiched between two state parks, and located next to Grayton Beach. Mimosa Mornings is a luxury 5 bedroom beach house that offers the perfect setting for family reunions. Wide and ample porches on all levels provide the perfect spot for enjoying the marvelous Gulf views, spectacular sunsets and the sound of the surf. All bedrooms have private bathrooms, LCD TVs, walk out decks/balconies and breathtaking views of the Gulf of Mexico. Enjoy the airiness of this house with its 10 foot high ceilings throughout. A beautiful custom-designed staircase flawlessly connects all floors and features paneled wall accents. Elevator is included in the rental for those with mobility issues and to bring those groceries and luggage up.
The ground floor offers a cabana with a kitchenette including a sink and full-sized refrigerator with icemaker inside. The cabana opens out to the private pool area, has a full bath with shower and provides ample covered play area for rainy days. The backyard offers a beach-entry heated 16 x 23 pool providing a shallow splash and play area for children (fees apply for pool heating). Relax in the separate hot tub (heated in evenings only), a conveniently located outdoor shower with privacy stall and a charcoal grill. In the garage you will find a secondary washer and dryer.
The second floor presents an informal gathering room overlooking the Gulf, great for the kids. This room has 50” LCD TV, DVD, stereo and Xbox 360. The Marine Life Suite has a king-sized bed with an amazing view of the Gulf. Its private bathroom has a walk-in shower. The Surfer’s Suite has 3 sets of twin extra-long bunk beds with its own bathroom with bath tub. The third bedroom on this floor is called the Vintage Sunbathing Suite. In addition to an amazing Gulf view, it has a king-sized bed with a separate sitting area with a love-seat sofa twin sleeper. The bath offers a walk-in shower as well as a free standing soaker tub. All bedrooms also have large LCD TV’s. For the business person unable to get completely away from the office, there is a private office nook with complimentary wireless internet connection. This floor also has an additional laundry room with large-capacity washer/dryer; and an ice-maker, located for easy access to pool and kitchen.
The third floor brings you to a fabulous living area with 20 foot vaulted ceiling, which includes the dining room, living room and opens up to the kitchen with walk-in pantry, providing ample space for staging catered parties. The open kitchen features granite counter tops, breakfast bar, stainless steel appliances (gas range with oven, wall oven, 2 dishwashers, refrigerator, microwave, wine cooler) and amazing open plan. The living room has a twin loveseat sleeper sofa, sectional sofa, game table and LCD TV with DVD and stereo system. Adjacent to the living room is a protected screened-in porch with comfortable seating and spectacular views of the Gulf. There are ample decks so you will not miss out on the beautiful sunsets. The powder room is quaint with a custom round window looking out over the Gulf. The Maritime Suite has an amazing Gulf view. It has a king-sized bed with a separate sitting area with a loveseat twin sleeper as well as a vaulted ceiling. The bath offers a walk-in shower as well as a free standing soaker tub.
The journey to the fourth floor brings you to the Lighthouse Suite with its king-sized bed, queen sleeper sofa, separate seating area and private tub/shower bath. This large bedroom has its own private deck with views of Destin and Panama City!

(comments continued....) ...We grilled ribs, fried fish, baked English potatoes and sliced heritage tomatoes to our hearts content! Happy hours lasted all day and we bought way too much Coors Light; vodka tonics with a splash of cranberry were a favorite! The group only ate out 2 nights - the famous Red Bar and Bud & Alley's. One evening we hosted the Grayton Beach locals for dinner and had an impromptu sing-along as we watched the sunset! Thank you to our amazingly generous hosts. We had a ball; these are the times of our lives!

Mimosa mornings, afternoons, evenings & sunsets! What an ethereal 10 days for 20 people in this nautical beach home. We came from Brazil, California, Maryland, Georgia and England for a late summer reunion vacation and celebrated the baptism of our newest granddaughter at St. Rita's Catholic Church. Two-year-old boys, Cabe & William, watched Lea Maria Rose be welcomed into the church! There is so much room in this home of many balconies and beds that we all felt comfortable and relaxed. Swimming in the warm turquois Gulf or floating in the pristine swimming pool or bubbling away in the hot tub, we enjoyed our R&R away from our normally too busy lives. We

This was our 2nd family visit to Mimosa Mornings. We all settled in and it felt like we had never left. It was a beautiful week and many gorgeous beach days were enjoyed by everyone. Our newest family addition, Lucy, put her toes into the Gulf for the first time and we all loved watching her excitement as she played in the surf. Thank you for opening up your beautiful home for all of us to enjoy. We look forward to our return again in 2012.

This was our 2nd trip to Mimosa Mornings. It was as good, if not better, than the first! We had to use the elevator this time & it was a blessing to have. We usually go to Hawaii every year, but with a baby and another on the way, we had to find a new vacation spot. This has been a fantastic substitute! We love, love the pool, the beach, the rooms & the location. This is our new vacation spot! See you next year...

WHAT RENTERS LIKED BEST ABOUT MIMOSA MORNINGS: There are just too many things to list. Every detail was thoroughly thought out. Nothing was done cheaply----everything was of the highest quality. That means so much. The gorgeous house, its nice & comfortable furnishings, very well equipped kitchen, spacious rooms-well arranged for family privacy, perfect location with beach access, shower facilities on ground level. The house is fantastic. It allowed 14 people to spend a week together comfortably without us feeling like we were on top of each other. Everyone had their own private space but yet we had plenty of communal space to gather as a family. The pool was a great asset for the little kids and having two sets of washers and dryers really helped. All of the views were fabulous and being out on any deck was a real treat. We can't wait to come back and stay again. Location, views and the quality of the home. We appreciated the fact that the dishes and utensils were stocked for a large group (we've stayed in larger homes before where there was not sufficient kitchen set up for the group). Overall, the attention to detail made us feel welcome and comfortable. 1 The house is laid out great & very easy to use. Great rental property. 2 The location, the amenities, the newness, the master bed/baths were fabulous. 3 The view of the ocean at sunset. All of the amenities of the house are great. The access to the beach. View from porches. Hot and cold water shower outside. Precious decorating in bedrooms! Downstairs fridge is nice for over-flow food and drinks. Pool is great for kiddos! Nicely stocked kitchen. Very clean and new. We liked the multiple refrigerators, dishwashers, and the ice maker. The kids liked the pool. Newness of house and its amenities and proximity to the beach. The house was beautiful and fit our needs very well. The pool was well designed for small children and they loved their bedroom. The adults enjoyed the accommodations as well. The house was in close proximity to the beach and the neighborhood was quiet. Absolutely everything. We had a wedding on the beach and the reception in the cabana area. It was perfect. EVERYTHING!!!!! IT WAS PERFECT!!! AND THE ABSOLUTE PERFECT PLACE FOR OUR WEDDING. THE HOUSE AND GROUNDS ACCOMMODATED EVERYONE VERY WELL.......ENOUGH ROOM FOR 3 DIFFERENT FOOD STATIONS, 2 BAR AREAS, A LIVE BAND AND DANCE FLOOR. IT WAS A VERY BUSY 3 DAY STAY FOR US.........BUT, RELAXING IN THE HOT
