I have nothing but positive comments to say about this condo. The owners were a pleasure to deal with, they made everything very simple right from the start. We were highly impressed with the condo unit - it's beautiful, spacious and very well appointed. The owners have thought of everything! We also love the resort - the beautiful pool area with waterslides and sand bottom hot tub, well equiped gym, proximity to the beach path and numerous restaurants and stores. The resort is very central for exploring the island. We really enjoyed having dinner at the onsite beach restaurant which has great food and a beautiful view of the ocean. We highly recommend this condo and are already planning our next trip to Kauai!

We were not disappointed at all with this condo! We booked this condo based on past reviews and what we had exceeded our expectations! We have traveled extensively and stayed at many beautiful properties and this place is definitely high up on our list. The owners were great to deal with right from the start, they made everything so simple! Kapaa is a perfect home base to explore the island. We love the nearby beach path - jogging, biking, walk with the kids. We even saw a monk seal one day on our bike ride. The resort beach is beautiful and peaceful. We enjoyed many dinners at Oasis, especially on Wednesdays from 5:00 to 6:30 when there was live entertainment. We always made it to the pool daily at some point - the river design is beautiful and the kids love the waterslides and sand bottom hot tub. I also loved the onsite gym, which is well equiped.

Everything Always Perfect!

We have stayed in this condo 3 times now and everything has been perfect every time. The complex itself is perfectly located in Kauai so that all parts of the island are accessible in 30-40 minutes or less. Great pool for the kids, great location on the beach - and located just across the street from Starbucks, Safeway, Longz drugstore, and everything else you could possibly need. This unit is great and has everything a family could need - and more. We certainly appreciate all the "extra" touches when we arrive: the macadamia chocolates, after sun lotion, gift packs for the kids, welcome CD and more! We have just completed our 3rd stay in this unit and are always sad to leave. Tim and Malissa are a pleasure to deal with, and all aspects of our reservation/stay have always been completely smooth and easy. We can't think of a negative thing to say about the unit or the owners. 5- Stars all the way around - thanks!

We have been fortunate to be able to travel extensively and have used VRBO many times, but never have we come across the level of service or such a wonderfully appointed unit as this. Great location, very central if you needed to travel north or south and close to shops. The suggestions for activities and dining made by Tim and Malissa were spot on. We had a great time in a great stting. Many thanks for your thoughtful gifts and for the chance to stay in such a wonderful place.

A Wonderful Condo

We highly recommend this condo; the owners have created the perfect “home away from home” and thought of every detail to help make for an amazing stay. We were vacationing with family in Kauai who also rented units at the Waipouli Beach Resort and when we compare their rental experience with ours, it is clear the owners have created a rental experience that is above and beyond. Additionally they are extremely easy to deal with people providing prompt responses to any questions that we had. The resort complex itself is spectacular, the pools are amazing and the resort is extremely kid friendly for kids of all ages. The location on the island is very convenient as you are essentially a short drive to all points on Kauai and there is plenty to do within walking distance of the resort. The next time we are in Kauai we will rent from them again and have recommended this resort to all our friends and family. Thanks for a great stay!!

Immpeccable stay in luxurious condo at Waipouli

We thoroughly enjoyed staying in the condo at Waipouli Beach Resort. The owners maintain the condo to the highest standards. It was beautifully decorated and designed. The website photos of the condo are nice but the condo is much more extravagant in real life. We had everything we could have possibly needed. All the kitchen utensils and appliances were high end and easy to operate. The owners and housekeeper were just a phone call away when we had questions and were extremely helpful. I would recommend anyone planning a trip to Kauai to stay here. It is the perfect location on the island for travelling to the south side or the north side. Our two favorite restaurants on the island were only about 5 minutes away or 15 minutes if you want to venture further out. Lemongrass Grill and Seafood is in Kapaa (only 2 minutes from the condo) and The Tavern Restaurant is located in Princeville, about a 20 minute drive from Kapaa. The food melts in your mouth at both restaurants. The condo has the neatest pool for kids and adults. It has two slides and beautiful waterfalls with small caves to relax in while swimming. We are already looking forward to our next trip to Kauai and will undoubtedly stay here again!

Deluxe Home Base When Visiting Kauai

We recently spent 12 days exploring Kauai. For the first few days we stayed at Waipouli Beach Resort. Our hosts were Tim and Malissa Manning. We could not have been more pleased with not only them, but with this centrally located, deluxe accomodation. Beautifully decorated with two master suites, 3 bathrooms, two large soaking tubs, a gorgeous fully equipped gourmet kitchen, and a full sized washer and dryer. Pride of ownership was evident throughout this spacious vacation rental. I can't think of a thing that we could possibly have wanted for. The condo development is located directly across the street from a small shopping center complete with a safeway grocery store, and a few other shops. The property sits right on the beach. There is a restaurant on the property that serves evening cocktails, dinner and Sunday brunch. Not sure if they served lunch. The grounds are immaculate and beautifully landscaped. We loved the "lazy river" pool: cool, refreshing, sparkly clean and never crowded! The sand bottom spas were awesome too! Our thanks to you, Tim and Malissa for making us feel pampered in your vacation getaway. Special thanks also to Grace who did a beautiful job of making sure the condo was immaculate when we arrived. We hope to return soon for another stay.

We spent a fabulous week in this condo in July 2011. It was VERY clean, comfortable, and they provided above and beyond touches to their condo to make it an amazing week for our family. We have stayed in many vrbo condos, and have always had great experiences in renting through this site - but this was hands down the best experience we have had to date!! The condo is located in a great complex with a fantastic pool that adults and kids can enjoy, and it is centrally located to everything on the island. We can't thank you enough for this experience it made the best family memories for my family!!

Pefect vacation and perfect Condo

Our family included two 18 year olds and a 4 year old. The condo was amazing for everyone. The owners were great hosts and made the whole process very easy and very personal. The condo had everything we could have ever wanted from a completely stocked kitchen to a supply of laundry soap. The location is perfect to explore the whole island or just relax in the wonderful pool at the condo. The beach is just steps away and the sunrises are amazing and so relaxing to sit on the beach all alone. If you have small children nearly everything you would ever need is in the condo. So don't worry on packing a lot for your small children. I know when we return to Kauai we will be staying here. The prices are great and the condo is a true 5 star.

The condo was Fantastic !!! 2 beds, 3 baths... condo was equipped with tons of towels and all the extras to get you started. Owners Tim and Malissa were very accommodating , and this was our second visit staying in the Mannings condo..Safeway, Longs drugs, Starbucks to name a few was convenietly located across the street.. I would highly recommend staying at this condo to anyone...

This was one of the most accomodating condos we have ever stayed in. There was plenty of room for our party, 3 adults and 3 kids. The condo was extremely clean and in a great location; right across the street was Safeway, Food Value, ABC Store, Subway and quite a few others stores. It was so nice to walk right across the street and stock up the fridge...no need to worry about things such as garbage bags, cleaning products, coffee, beach toys, after sun lotion and some other items because the Mannings had the condo fully stocked! Our friends stayed in another owner's unit at the same time and they weren't provided with any of the luxuries that the Mannings provided. The pool was great, as was the spa and the restaurant. The kids range from 1-10 and they were all quite happy feeding the koi, playing at the pool and on the beach. If we ever go back to Kauai we would definitely book with the Mannings. Tim and Malissa - thanks so much for thinking of all the "little things" when it comes to making a rental feel like a home!

I dreamed about staying here months before we went,and now months after the fact, I can't stop dreaming about going again.It was everything we had hoped it would be-and so much more.The magic of this lovely resort, the beautiful, warm and inviting unit, and the lovely correspondence with the owners was an amazingly wonderful experience from start to finish. Tim and Malissa make every effort to insure their guests enjoy everything about their stay. Their kindness knows no bounds. The serene unit is beautifully and thoughtfully decorated with your every need and luxury in mind .It has the "wow "factor from the moment you open the door, and the grounds are magical and great fun for all ages-especially at night. We would stay here again in a heartbeat, and dream about returning as soon as possible.Your biggest problem is that you won't want to leave, and no other place can ever hold a candle to this property and the lovely owners, in any of your future travels.Enjoy! It's truly a once in a lifetime experience that I'll be forever grateful we had .

luxury island living

I have now stayed at this condo twice and would definitely stay there again. It's decorated beautifully, very clean, comfortable, etc. The A/C works great. The gourmet kitchen and full washer/dryer also came in very handy. The location is awesome; beachfront resort w/mountain view room = sweet location for a cheaper price! Kapaa is a great place to be if you want to explore the entire island of Kauai. Also, there are stores nearby for grocery shopping if you want to utilize the amazing kitchen. If not, there are a few good restaurants within walking distance, too. The owners make a point to provide anything you might need for playing on the beach. When we went, we didn't have any kids, but were wishing we did because of the wide array of toys and kid supplies on hand to satisfy the little ones. They provide you with a great welcome kit, which includes a great list of all of their personal favorite restaurants, activities, etc. We are looking forward to going back and staying here again!

High-end appliances, lovely decor, comfortable bedding, awesome tub! A/C works GREAT. Anything you would want or need for the beach is in the condo. The owners have also included a very thoughtful list of their favorite spots and activities on the island. We're still disappointed we never made it over to try the Malasadas! The Kapaa location is great, centrally located on the island for exploring in any direction. It's a beachfront resort, but a mountain-view room, so you get the awesome location without paying a ridiculous price. Also, it's right by two different grocery stores, so you can totally walk over and buy some food to cook your own meals in the amazing gourmet kitchen, or just walk to one of the nearby tasty eateries if you're not into doing your own cooking. We did both! We have and will continue to recommend this vacation spot to all of our friends. Now, we just have to find an open spot in their schedule so we can go again!

Tim and Malissa, Our family would like to share a rave review about the island, the Waipouli Resort complex, your condominium, and your level of service. We have been blessed with the opportunity to stay in many different resorts in the past, however, no other private owner has come close to your level of service. By level of service I am referring to the information provided prior to our arrival, amenities in the condominium, wealth of information available in the unit, and the timely response to any questions. My wife was concerned about the information stating the pool on the complex grounds was a salt water pool...not realizing that this is a BIG benefit (no burning eyes for the kids and no parched skin). I would (and will) recommend both a trip to Kauai and your condominium to others. Mahalo

We stayed at the Waipouli Resort during the first week of January & booked directly with the Mannings. We were pleasantly surprised just how much effort they put into their condo. Nice personal touches! Walking down to the sunrise each morning will be an incredible memory to us & the pool is unbeatable for kids! The Mannings provide all the extras for kids too! I would definitely recommend this condo.

We stayed over 2006 Thanksgiving weekend and had a great time at this Awesome condo And resort. There is a definite "Wow" factor with the Mannings Home-Away-From-Home! And they displayed nice Aloha hospitality that was impressive (gift bag, welcome phone call), helpful and appreciated. Grace, their nice cleaning lady, even showed her own "Aloha spirit" by letting us borrow her foam coolers to help us with our transferring food to a Poipu condo during our Kauai visit. We were pleased to be one of the first to stay at this nice beachfront Luxury Resort, with it's great pool area, premium furnishings, ammenities and decor. Our island view lanai was a favorite spot for dinning and reviewing our activities of the day. I think when the resort is completed (with two snack bars, a new restaurant, a gym, & Aveda Spa, etc.) it will have just about everything you'll want or need. To give a summary sketch of our happy experience at the new Waipouli Beach Resort; It Is A Great Place To Stay when exploring Kauai... & Will Get Better! We had the pleasure of staying in this condo in November, 2006. The furnishings were brand new and top notch, the decor very tasteful, the space was much more than ample, and the resort grounds and pool were beautiful. Waipouli is central to most of the best that Kauai has to offer, and we were able to go up to Princeville, and down to Poi'pu to snorkel while there. The Mannings were wonderful! They check on us by phone to make sure we got in okay, and they left a very nice welcome note and gift in each bedroom. There was a small amount of construction noise (there was still some work being done on the resort), but not enough to bother us. The area behind the resort is a little busy, but also has a Starbucks, a grocery store, and a drug store. The snorkel shops and multiple restaurants are also very nearby. All in all, I would definitely recommend this unit if you want a central location, luxurious furnishings, and all the comforts of home while you are in Kauai.
