Boulevard House is a custom designed 8 bedroom Villa. It is one of only four, state licensed 8 bedroom Villas in the whole Central Florida area. It is one the finest and largest Villas available at just over 4800 square feet and commands a spectacular position, directly overlooking beautiful Star Lake at the World renowned Formosa Gardens Estates, West Kissimmee.
Designed specifically for those family groups that require the very best in location, luxury, comfort and facilities. With a huge 45 foot pool, spa and children’s pool.
Bedrooms
Four Master Suites have luxurious King size beds and the fifth Master Suite has a Queen, all beautifully adorned in custom bedding, with pillow top mattresses for ultimate comfort.
The three remaining bedrooms all have twins, these three bedroms share their own family size bathroom. All bedrooms are fully furnished with night stands, chests, window treatments and tastefully decorated with accent walls and many arts and artefacts.
Two of the ground floor Master Bedrooms have their own private poolside access.
All bedrooms are luxuriously appointed with custom bedding, ceiling fans, TVs with either DVDs or VCRs
Living Rooms
The main lounge overlooks the pool area with beautiful uninterrupted views over Star Lake beyond. This room has luxurious family size sofas, high soaring ceilings to the gallery landing above and architectural columns. A High Definition 60" Home Theatre with State of Art surround sound system throughout the entire Villa, including the pool area. French doors lead out to the pool deck.
A second private lounge area has been created at the front of the Villa with luxurious fittings, custom ceilings and curios. This is a wonderful area to chill out and relax in peace.
There are two delightful dining areas at this Villa, with seating for ten persons at any one time inside. The lanai porch area adjoining the pool has seating for up to 16 persons.
Gourmet Kitchens
Beautiful mahogany units with upgraded Corian surfaces, nouveau black appliances including twin fridge/freezer, icemaker, full cooking range, microwave and fully equipped for all occasions.
A breakfast bar and a large dining area adjoin the kitchen, again with pool and lakeside views and access.
New for this year. High speed Broadband Internet/Computer and Theatre/Cinema room with reclinner seating.
Sports Facilities
There is a dedicated games room, with full size pool/billiards table, football table, table tennis and games area with Playstation 2.
Poolside Facilities
A breathtaking 45 foot ripple free pool awaits you, with gas fired heating, fountains and waterfalls. The average Villa pools are only 30 feet. This huge pool enables even the largest groups to still swim full lengths in comfort and space.
Ideal for families with younger children as there is a children’s pool and spa attached to the main pool.
There is a huge south facing sunbathing deck with an abundance of loungers and comfy sun chairs, the deck is screened to keep out those bugs and excessive sunrays.
The deck area leads off to beautiful tropically landscaped gardens meandering down to the waters edge.
This is the ideal alfresco location with a gas BBQ.
Let the family enjoy those barmy, romantic evenings almost 12 months of the year, with an unrivalled view over beautiful Star Lake.
Other Facilities
The Utility room has a high capacity washer and two high speed dryers, there are hair dryers in all bedrooms and plentiful linen and towels, crib, high chair, cool boxes, irons and ironing boards.

The Villa has a full security alarm and interconnected fire alarm system, with smoke detectors and emergency lighting, linked directly to central station.
