  The villa is great. The housekeeper Irma is absolutely wonderful. She cooks all sorts of delicious meals and does not stop making guacamole! The pool and beach are steps away! Isla Mujeres, Chichen Itza and Tulum are very close for day trips and there is nice snorkeling for a few dollars at Club Med a couple hundred yards away (a nice walk along the beach!).

  Owner is great to work with. The best part was our caretaker, Irma. We told her how we like to eat and she kept us well fed. She is an excellent cook and did all of the grocery shopping, acted as our bartender and concierge helping with transportation, directions, setting up massages, etc, kept the place well cleaned, and did laundry every day. She is very pleasant; a real gem. Property is right on the perfect beach. Water was warm. Sand is powder, you can ride the waves, the water is shallow enough to walk out for a way, although for small children it might be a bit rough; red flags most days. You can walk just a short way down the beach to a cove that is much calmer. You can walk/jog the beach for miles. It is on the main road. We took the bus most of the time, and the college-age girls we had with us took the bus to and from the clubs every night without a problem. Easy access to public transportation and security helped us with taxis. Traffic noise is not a problem. My husband found a running/biking path not too far from the condo and ran for 2 hours one day. Grounds and pool area are immaculate; pool temperature perfect. Plenty of chairs and a shaded area at the pool where 4 of us had massages. Condo has additional lounge chairs on the grass right outside the sliding doors facing the beach just 30 feet away. You can carry those chairs to and from the beach if you want. Security guards patrol 24 hours a day; lifeguard watches the pool and beach 9-5. I do wish they would have allowed visitors, but only registered guests are allowed on the property. I would not rate condo a 5 because there were too many things in need of repair. Beds were comfortable. Water flow in several showers was limited and some sinks did not all drain well. We could not all shower close together as there was not enough hot water; I assume it was because Irma was only able to get one of the two pilot lights lit. The 5 of us managed to stay clean nonetheless. I did not dare use the air conditioning on the third floor because it sounded like an airplane landing on the roof when I turned it on. This time of year nights are cool so it was not a problem, but in the summer it would be. One of the most important kitchen appliances, the blender, was cracked and leaked and sprayed around the kitchen when used. It did manage to blend drinks but made more work for Irma cleaning. Living room couches could use a good cleaning. Price was reasonable; we would stay again.

  My family had a wonderful time at Villa Nizuc. We traveled with two small children, age 3 and 16 mo. The villa was very comfortable. It needs some work but overall very clean and comfortable. The location is great and the local bus is very easy to take for access to restaurants and shopping. The beach is beautiful and the pool was perfect for my 3 year old. Irma, what can I say, she was wonderful! My girls loved her and the food was amazing. She was constantly cleaning and doing laundry. The area is very quiet and peaceful. I felt very safe with the security and the landscaping was beautiful. I would definitely go back and recommend this area to families.

  My wife and I, along with our 3 college aged children spent Christmas week here and loved it. The house is as nice as the pictures show, the pool is nice and it's just steps away from the ocean. Irma did a wonderful job cleaning everyday and made awesome meals for us. I've never seen such huge coconut shrimp in my life. We did a snorkeling excursion, Wet n Wild and Xplor. We just had the shuttles pick us up at the Sun Palace next door. There are buses running by all the time so it's easy and cheap to hop on the bus for shopping or nightclubs. I highly recommend this property and look forward to returning sometime in the future.

  We were pleasantly surprised at the actual proximity of the condo to the ocean (a 30-second walk!!). The place itself was very nice. However, we were disappointed to find cable men there to hook up the TV when we arrived (they were there for 3 hours). It should have been done prior to our arrival. Also, the AC wasn't working on the 3rd floor. They did get it up and running but it took 3 days. And, they said it had wireless internet (which also was not hooked up when we arrived and we had to wait 2 days for that). I realize these things do happen, but they should have checked everything before our arrival. That being said, all in all, it was a wonderful place to stay. Pool and ocean right there,good beds, buses running every couple minutes to the "hot spots" right outside the complex, plenty of nightlife only 10-15 mins. up the road, quiet and beautiful white sandy beach, lifeguard on duty, easy access to trips you want to book and IRMA!!! Irma is the wonderful maid/cook for the condo. She is delightful, easy to be around, caters to your EVERY need/want and cooks great Mexican food. She even folds clothes you have lying around and cleans EVERY bathroon EVERY day. She is super clean which we loved!! We had 6 staying there and it can easily accomodate 8. We would definately stay here again and the owner Marianne was very nice to deal with. We had the best of both worlds here: a quiet beach, but plenty to do right up the road. Also, the water is absolutely gorgeous and warm!!! Thanks Marianne for a wonderful trip for our family. I'm sure we will be booking in the future!!

  We love the house, its vicinity to the beautiful white sandy beach, and Irma with great personality who served excellent Mexican food. This house beats any hotels around it due to its being so close to the beach; we practically ran down to the beach to play with the waves then ran back to the house for some food or drink, all day long. The convenience is incredible, and the feeling of home that is beyond comparison to any other places we have ever stayed at. Marianne, the owner, is very helpful and accessible. She gave us highlights of Cancun and we did manage to cramp some sight seeing, shopping, and snorkeling into our short 4-day stay. If there is any vacation places that we would return to, this is the one.

  The villa is amazing and we had a wonderful stay! Irma the housekeeper is a dream and her cooking is fabulous! The house is spacious, quirky and really fun!! there is plenty of space for a group but it is cozy enough for a family! You couldn't be closer to the beach and the pool is amazing too! you can easily catch the bus into the more touristy part of the strip but it is far enough removed that it's not too touristy or loud! I really recommend staying here if you are looking for a relaxing and amazing time in Cancun!

  We were absolutely thrilled to arrive from the airport starving and greeted by Irma, who was waiting for us with freshly cooked food. Our stay was as wonderful as we had hoped. The house was immaculately clean and everything was in order. The large master bedroom on the third floor was great and accommodated myself, wife and 3 year old. We were informed prior to our arrival that an air conditioning unit was on order and due for replacement the day after our arrival. We were very appriecative all concerns to make my family comfortable was dealt with even though we never had to use it. The weather was 87 degrees with a nice ocean breeze. Marianne was very easy to get a hold of when my wife had an allergic reation some shellfish she ate while at a restaunt and directed us to the Phamacia which had a doctor that did not have to pay for, only the medication. We were thrilled she knew the area so well. The location on this property simply cannot be beat. Absolutely great for families with small kids. The two swimming pools is where we spent most of our time and always welcomed back in with a fresh lunch provided by Irma. This home is a absolute must for anyone planning a vacation to cancun. Thank you for the use of you home.

  Dear Marianne, My family wants to thank you for all your attention to detail, to make our vacation the best ever. Irma had the refrigerator well stocked. The kitchen counter was full of appetizers when we arrived. She even bought more than we asked and we were happy to reimburse her, because we ate everything. The pool and beach were clean and safe for our 4 kids, and we would recommend this to all families wanting an easy, fun vacation. We left you a bunch of sea shells in the grotto, waterfall in entry. We also left some pool toys. Maybe they will be there when we come back again next year, or someone else with kids can help themselves. We made many friends with the guards and caretakers, who helped us with luggage, 5-gallon water bottles, and finding snorkel gear the kids left accidentally in the lawn. All your employees made it a relaxing, yet pretty cheap vacation. We tipped Irma for cooking, but were not sure about the other employees. Let us know if we need to tip them in the future. We will be back next summer vacation.
