Our Edinburgh Villa has been a holiday rental for nearly 8 years now, and we have many returning guests.
Our street now has a tram stop with trams passing to/fro every 10 minutes - just jump on and off, no need to book ahead or plan ahead with this frequent service! Ideal for getting dropped off right in the heart of Edinburghs Princes Street or travelling to/fro Edinburgh airport.
The Villa is a house with garden located in the centre of Edinburgh, a spacious and comfy base from which to explore Edinburgh and Scotland. Ideal for 2 guests up to 7 guests.
The house is provided with bath and hand towels for each guest, bed linens, free wifi internet, outdoor games, patio set, quiet sunroom for planning your day, Edinburgh brochures, maps, 3 televisions all with DVD players, DVD movies, Wii with games, board games, lego, and much more.
5 minutes walk to a good sized grocery store with bakery, newsagents, pharmacy, butchers etc, and just 10 minutes walk to the Zoo. Murrayfield stadium is a short walk too if you are visiting for a concert or rugby game.
If you walk a few minutes one direction you can catch one of the many passing double decker buses to Princes Street and the Royal Mile. If you walk 5 minutes the other direction you can catch the tram. A Tram stops every 5-10 minutes and they run between Edinburgh airport and Princes Street with the Villas tram stop just 3 stops away (10mins) from Princes Street.
The famous double decker buses are usually every 5 minutes and the pleasant journey on Edinburghs award winning double decker buses (which all the locals use) is only 20 minutes (and it's only 70p for a child, £1.50 for an adult!). 'An ideal location' is what many of our guests have written in the Villas guest book. Free Parking at the front door if you have a car and on the same side of town as Edinburgh airport which is very handy for those arriving by plane. The airport is only 15 minutes away by taxi or 20 minutes by Tram (coming mid 2014).
The sunroom also has a fun Eero Aarnio inspired ball chair - a room within a room'. This Conservatory which is just off the kitchen leads to the garden and offers a wonderful area to sit and plan your day. The house has a feeling of space with high ceilings, big windows, and Victorian detail such as cornicing, decorative fireplaces, victorian tiles in the foyer. The heating system is new, gas, and very efficient, and the house is lovely and warm in the colder months such as in November when we often have American guests over for Thanksgiving. If you are looking for more modern hotel style simple decor and accommodation then perhaps one of our apartments would be better suited.
We are also located opposite a 18 hole golf course open to visitors and with golf club rentals.

On the ground floor there is:
Fully fitted kitchen with all appliances including dishwasher, microwave, washer dryer, coffee maker etc. Conservatory with ball chair, a peaceful retreat and overlooks the walled garden. Bright and spacious Living room with quality, comfy leather seating, TV, books and Wii with games. Separate Dining room with seating for 6 or 7.
Upstairs there is the large master bedroom with an ensuite shower room, TV and DVD player, a double bedroom with TV and DVD player, and two single bedrooms. All bedrooms have wardrobes. There is also the second full bathroom with bath and a heated towel rail.There is a pull out full size bed which sleeps a 7th person. This is an additional 50GBP per week. Please note the house sleeps a maximum of 7 adults.
Exterior: The house has a wonderful fully enclosed garden with perennials, shrubs, trees and a lawn area. There is also an outdoor patio set. Plenty of parking spaces at the front door!
There is a swingball set, boules. The front garden is also gated.
We are located in Edinburgh City Centre. Driving in the Princes Street/castle area is not recommended due to little to no parking. The best method of visiting these attractions is by using the highly efficient Edinburgh bus service. A main bus stop is a 2 minute walk from the house and double decker buses frequent the stop every few minutes during the day, and frequently during the night. The bus trip is only 15 minutes to the castle and drives you past historic monuments and buildings. New for 2014 - our street has a tram stop, and the trams will begin running to and fro Princes Street in 2014.
Within a 5 minute walk is an 18 hole golf course, there are 2 other golf courses less than 1.5 miles away. The Edinburgh zoo is only 0.7 miles, a co-op grocery store (five mins) and a library (10 mins). A large park on over 47 manicured acres with wonderful formal gardens and topiarys, specimen trees, an Italian garden, and a glassed winter garden with exotic plants is just 15 minutes walk, perfect for picnics! There is also a child's creative play area and open land for ball games etc. Asda supermarket is five minutes by car.
The International Airport is an easy 15 minute drive.
We also have highspeed wireless internet available at no extra charge for your laptop.
Deposit: A deposit of 30% is required when booking your vacation. The remaining rental balance and security deposit will be required 8 weeks prior to check-in. Reservations made 8 weeks or less prior to check in require full payment. Payment can be made by cheque, bank transfer or credit card via Paypal in GBP. - 100% of deposit refunded if cancelled at least 12 weeks prior to check-in. 50% of deposit refunded if reservation cancelled at least 8 weeks prior to check-in. No deposit refunds for 8 weeks or less. August reservations require 6 months cancellation notice for deposit refunds.
Minimum 3 night rental.
2014 will be our 7th year of holiday rentals and we improve the house every year!

About the owner: Scottish -raised in the Highlands! However I lived in the USA in Northern Virginia for 13 years and moved back to Edinburgh just a few years ago.
Why the Owner Chose Edinburgh: The Villa was bought as a 2nd home when I lived in Virginia. A base where the family could stay for holidays. Somewhere easy for getting to the tourist attractions but a bit more space to relax, and get away from the street noise in the evenings, and with a garden.
