Since the days of Thomas Jefferson the Dabney Carr house at Rosneath has offered Virginians and their guests just about the perfect place to greet the four seasons. Today, a newly remodeled kitchen and the latest entertainment gear enhance the experience. Rosneath is a great place to stay indoors with friends and family on a crisp winter night, walk in the meadows on a cool spring morning, sip a drink on the porch as the summer sun sets, or take in the hardwood trees’ fall fashion show.
The house rests in 120 acres of meadow and woodland, less than 25 miles from the Wintergreen Resort, 18 minutes from UVA and Monticello, 20 minutes from the foot of the Blue Ridge Parkway and Skyline Drive and a few miles from the historic, enchanting village of Batesville. It’s minutes from the Pippin Hill winery and within a half hour to the Trump Vineyards. With all that nearby, guests often say they would prefer to remain on the property and breathe pure mountain air, drink clear fresh water from the land’s private spring and enjoy dazzling sunsets and a star filled night sky.
The kitchen is newly remodeled and fully equipped. There is a dining room, media room/parlor and living room. Upstairs, the master bedroom has a private bathroom and an adjacent office that can be used as a bedroom or nursery. Down the hall there are two bedrooms, one with a queen bed, and the other with two twin beds.

We thoroughly enjoyed our stay in this beautiful home. The house met all of our needs and more. We especially enjoyed the warm greeting we received from Bud, the Rosneath Farm resident dog, what a sweetie! The landscape and views were magnificent and the location was very convenient for exploring some local area attractions.Recommended for: Families with young children, girls getaway, adventure seekers.

Beautiful setting about 20 minutes south of Charlottesville,modern kitchen plenty of room for 4 to 6 people.owners live on property and are readily available.only negative is no cell phone service although working landline and wifi made this doable would definitely stay here again .great porches for entertaining .Recommended for: Romantic getaway, families with teenagers.

Our two night stay at Rosneath was the highlight of our trip so far. Comfortable beds (always important) - well equipped kitchen - fantastic outdoor seating areas - peaceful setting. Great hosts and a beautiful historic house to stay in - couldn't ask for more. We had an amazing time during our visit. Even though it was technically spring break, we found ourselves arriving at Rosneath just as snow had started to fall. We woke up the next morning to 6 inches of snow! Unprepared for the weather, we reached out to Misty/Dan, who live on property, and they let us borrow their sleds and we spent most of the day sledding, making snowmen and having snowball fights. It was beautiful! Misty/Dan were very conscientious and helpful with all the questions we had - including that we move our cars the first night for fear that a tree limb may fall due to the snow's weight. The house itself was just lovely. Very clean, spacious and well taken care of. The kitchen had every item you needed for making any meal and the wireless access and TV kept ourselves entertained when we were exhausted from tredding through the snow! Bud, Misty/Dan's dog, was just wonderful. He was eager to play with the kids and we adopted him as part of the family right away. I still have visions of my daughter sitting with him on the lawn saying a long, heartfelt goodbye. The location was perfect for feeling like you were really getting away from it all, but still close to the University, wineries and other activities. We thoroughly enjoyed ourselves and plan to return!Recommended for: Families with young children, families with teenagers, girls getaway, adventure seekers, sightseeing.

From the moment I reserved Rosneath for the out of town guests coming into Charlottesville to celebrate my parents 50th Anniversary, I knew this would be a weekend to remember. The property and the owners went far beyond my expectations. The home was warm and inviting and served as the perfect gathering point for family to recognize my parents 50 years of love and dedication to family, good food and appreciation of life. The kitchen is perfectly set up for all you would need to entertain a group. The property offers great outdoor space and plenty of room to venture off for an adventurous hike. The hikes are filled with spectacular views and plenty of mosaic quartz to admire along the way. Our family is already talking about what next big event we could have to gather at Rosneath. The property is only 14 miles from the Boar's Head Inn where we hosted a luncheon for 19 guests on Saturday, which by the way, is a fabulous deal and will certainly impress the most picky amongst your party. If you are looking for a rental home with the real home feeling, then I highly recommend Rosneath at Winter Garden.Recommended for: Families with young children, age 55+, pet owners, adventure seekers, sightseeing.

The house is wonderfully kept and made for a relaxing, beautiful weekend. We came for a girls' vineyard weekend. There was obviously great care put into all of the little details in the house.... It could actually sleep 9 if you needed to accommodate a party if that size including a pullout twin upstairs and a pullout full downstairs. We will certainly be back!Recommended for: Families with young children, romantic getaway, girls getaway, sightseeing.

Fantastic all around - we had the most fabulous time! Have already emailed the group to demand they look at their calendars so I can go ahead and reserve a week in the spring. Thank you so much again, it was the most amazing week - I'm not sure who misses the house more, myself or Charlie (he can't understand why he is back on a leash and why Bud isn't outside waiting for him).Recommended for: Families with young children, pet owners, romantic getaway, families with teenagers, girls getaway, adventure seekers, sightseeing.

We visited with our 14 month old daughter and her Grandparents visiting from the UK. It is a beautiful property in a wonderful setting and warm and practical for a family break. We would definitely recommend Rosneath to others.Recommended for: Families with young children.

We had a wonderful stay at the house. The owners are very helpful and the house is very well maintained and so charming. Our kids had a great time to spending hours outside and visiting the sites nearby. Highly recommended.Recommended for: Families with young children.

Rosneath Land Trust, Ross T. Elliott, Trustee (Owner), agrees to rent to you the property known as the Dabney Carr House at Rosneath Farm, located at 5708 Plank Road, North Garden, Virginia [the Property] under the following terms & conditions: 1. DATES OF STAY: Your stay at Rosneath Farm will be as stated in your VRBO/HomeAway reservation. 2. TENANTS/GUESTS: By this agreement you become a Tenant of the Owner for the period of your stay, financially obligated under this agreement, and you further agree to be responsible for full compliance with this agreement by all others in your party, your guests and visitors, including children. 3. OCCUPANCY: We encourage you to invite guests to enjoy Rosneath with you. However, due to physical limitations (plumbing, parking), total occupancy during any such gathering should not exceed twenty (20) without prior approval by Owner. No more than eight (8) persons may occupy the premises overnight, without prior approval by Owner. Available beds include 2 full, 2 twin, 1 queen sleeper, and 1 twin sleeper. A floor plan showing the location of beds is included among the pictures on the VRBO/HomeAway site, so that you may plan your sleeping arrangements. 4. ONSITE AGENTS: Misty and Dan Corbin, residing at 5710 Plank Road, telephone (434) 960-5564 are the Onsite Agents of the Owner. The Onsite Agents are authorized act on behalf of the Owner and to receive any formal notices, demands and process on behalf of the Owner. 5. CHECK-IN & CHECK-OUT: To allow for cleaning and inspection before and after your stay, unless otherwise arranged with Onsite Agents, please plan to check-in no earlier than 4:00 p.m. on the first day of your stay; please plan to be out by no later than 11:00 a.m. on the last day of your stay. Please take unused food items with you on departure. 6. AMOUNT DUE ON AGREEMENT: This agreement becomes effective upon your acceptance of the terms stated here, and Owner’s receipt of the Amount Due on Agreement as specified in the VRBO/HomeAway Rental Agreement Summary. Receipt of the Amount Due on Agreement will reserve the period of your stay at Rosneath Farm and will be applied to the total Rental Amount. 7. TOTAL RENTAL AMOUNT/TERMS: The total Rental Amount for the dates of your stay, is as stated in the VRBO/HomeAway Rental Agreement Summary, and includes utilities, Virginia sales and use tax as well as Albemarle County Transient Occupancy Tax. The balance of the Rental Amount is due as stated in your VRBO/HomeAway Rental Agreement Summary. Amounts paid pursuant to the Rental Agreement Summary will be disbursed to the Owner shortly after receipt. 8. REFUND POLICY: If you cancel more than 30 days before your reserved arrival date, we will refund moneys paid less the credit card transaction fee charged to us for the initial deposit transaction and the refund. If you cancel for any reason within 30 days of your reserved arrival date, $250 of any moneys paid to that date will be retained by Owner; the balance of funds received by Owner will be refunded. After occupancy no refunds are provided. 9. DAMAGE/CLEANING DEPOSIT: We require a Damage/Cleaning Deposit in the amount stated in the VRBO/HomeAway Rental Agreement Summary, payable at the same time as the balance of Total Rent. 10. CONDITION OF PROPERTY/NOTICE: You agree to return the Property in the same condition in which it was rented to you and to be responsible for all damage and/or loss that occur during your rental period. The Damage/Cleaning Deposit will refunded within 14 days of your departure, if you leave the house as you found it. If upon check-in or during your stay you experience any maintenance or housekeeping issues, please notify Onsite Agent as soon as possible so that we may have the opportunity to correct any issues. Please report any non-functioning appliances as soon as possible. No refunds will be provided due to inoperable appliances, but we will make every reasonable effort to assure that such appliances will be and remain in good working order. 11. RULES & REGULATIONS: As Tenants, you agree to abide by all reasonable rules and regulations contained in this agreement or posted at the Property. Manufacturer’s operating and safety instructions for appliances are provided and are incorporated as Rules for the Property in addition to other posted rules. Tenants’ obligations include those spelled out in VA Code § 55-248.16 and 55-248.17. 12. OWNER/AGENT ACCESS: You agree to permit Owners and their agents to enter premises upon reasonable notice for purposes of maintenance and repair. 13. PETS: Pets are permitted, subject to the prior approval of Owners. Before signing this agreement, you must inform Owners and onsite agents of your intention to bring pets, and disclose the breed and disposition of such pets. Owners reserve the right to impose conditions, including additional rent, or to deny entry to pets. In any event, you will be responsible for cleaning the area around Rental Property of all pet leavings and for any material damage inflicted by your pet. While we hope you find our farm house as comfortable as can be, it is a new and strange place to your pet, who may behave atypically out of anxiety. Accordingly, as a kindness both to your pet and to the house and furniture, we do not allow pets to be left unattended unless confined to a crate. 14. POWER/WEATHER: Occasionally power interruptions occur due to storms. Flashlights should be available throughout the house. Please locate these and place them for convenient access in the dark. No refunds will be given due to power interruptions, water shortage, road conditions, flooding, mud, snow or other inclement weather, construction at adjacent properties, or other conditions arising from acts of god or nature. 15. LEFT ITEMS: Shipping costs apply to any Lost and Found items that Owner is requested to return to Tenants or their guests. Items found and not claimed within 30 days will be disposed of at the discretion of Owners. 16. LINENS/TOWELS: We provide clean linens, towels & sheets. Tenants are responsible for lost or damaged items at the retail cost for damaged/lost linens or towels. Bed linens must be used at all times. If any kids require waterproof mattress covers, please advise Onsite Agents ahead of time. 17. UNAVAILABILITY OF PROPERTY: In the event the property becomes unavailable or uninhabitable for any reason before or during your stay, you agree that Owner’s sole liability shall be to provide a full refund of all monies paid under this agreement for the period of unavailability only. Owner will not be held liable for any special or consequential damages, which result from this unavailability. 18. OUTDOOR SAFETY/HOLD HARMLESS/INDEMNITY: Sole responsibility for outdoor safety lies with you and your guests. You agree to defend, indemnify and hold Owners and their agents harmless on all claims of personal injury and/or property damage by your guests and invitees, suffered or arising from any cause whatsoever in connection with outdoor activities. 19. DRIVEWAY CONDITION: If your stay is during the winter months, you must come prepared to drive in snow or ice to reach the Property. The driveway is somewhat steep. We strongly recommend tire chains or snow tires appropriate to weather conditions. 20. FIRE SAFETY/FIRE PREVENTION: Only fireplaces equipped with gas logs are operational. In gas log fireplace; no foreign items may be burned in fireplace. Other fireplaces not provided with gas logs are not to be used for any purpose. Charcoal grills may be used on the premises with prior consent of on-site manager. Fireworks are not allowed at any time. Campfires are not allowed at any time. 21. HUNTING/WEAPONS: Absolutely no hunting or discharge of firearms, discharge of bows and arrows or crossbows, discharge of air rifles or BB guns, Paint Guns, discharge of weapons of any sort is allowed. 22. CONDUCT: You agree that you will not use the Property for any commercial activities, or for any purpose that violates any criminal law or governmental regulation. Occupancy and use of premises shall not be such as to place the property in danger of damage or disturb or offend neighbors. Due to environmental concerns, erosion concerns, and fire hazard, ATVs or Off Road Motorcycles, Dirt Bikes are not permitted. Excessive noise and/or obnoxious behavior are not permitted. No fraternities, school, house parties or other non-family groups are allowed without prior permission of Owner. In no event may you assign or sublet the Property in whole or in part. 23. BUGS/CRITTERS: The Ladybug was introduced in the U.S. as a biological control agent, a predator of aphids and other pests. Labybugs can become a nuisance in the fall, when large numbers come inside in seeking warmth. Because they are beneficial, they should be released back outside and not killed. Another beetle, the Brown Marmorated Stink Bug, is less favored, but, like the Ladybug, sometimes makes an appearance in numbers. Smashing these insects against furniture or drapes can leave a stain and is discouraged. We make every effort to remove accumulations of these bugs prior to your check-in. We suggest using a vacuum cleaner to collect any bugs, then emptying it outside. If they return in excessive numbers during your stay please notify us and we will remove them from the property. We do not offer refunds for bug intrusions or for intrusions by any other wild beasts. 24. GENERAL TERMS/COMPLIANCE WITH LAW: All parties will comply with Federal, State and County pollution laws and any other applicable laws and regulations. This Agreement shall be enforced under the laws of the State of Virginia, and represents the entire Agreement. Any amendments must be in writing and signed by both parties. In the event of a dispute, legal action may only be instituted in the County within which the Rental Property is located. If any part of this Agreement is deemed unenforceable by law, that part shall be omitted from this Agreement without affecting the remaining Agreement. Owners shall conduct all activities in regard to this Agreement without respect to the race, color, religion, sex, national origin, handicap, or familial status of any Tenant. 25. About the owner: The house has been in our family for over 60 years. We were a military family and posted all over the states. Coming back to Rosneath was, for us, a chance to recharge and be surrounded by beauty and nature (our other residence was often surrounded by barb wire and bombers). Now that our parents are gone we thought it would be wonderful for others to be able to escape from the stress of their working lives as we have,
