Absolutely Palm Springs - This striking Mid-century home was originally designed and built by the famous Alexander construction company in 1957 and has been completely renovated inside and out. Professionally landscaped and stylishly decorated, this home blends the best of modern sophistication with mid-century aesthetic of an architecturally significant home.

The home provides seamless integration of indoor and outdoor living spaces and makes the most of its desert setting. The living space is open concept with high end BBItalia and Poltrona Frau furnishings. Eclectic artwork complements the design.
The glass sliders in the living area completely retract allowing the living space to flow seamlessly into the pool and outdoor living spaces. The pool and backyard face west and abut a city park for unobstructed mountain views and afternoon sun. Slipping into the heated saltwater pool and separate spa are a luxurious treat on cool desert evenings. The pool area boasts Richard Schultz 1966 collection loungers and 8 seat dinning set providing comfortable seating for sun or poolside dining . A fully equipped outdoor kitchen with Subzero refrigerator and DCS gas grill makes outdoor entertaining easy and convenient. The outdoor pool area also has outdoor speakers for enjoying music while dinning or lounging poolside.

A large comfortable seating area surrounds the firepit and is covered by a pergola with remote controlled movable slats adding to the options for those who are sun adverse or for enjoying the outdoors on cool evenings.

Each bedroom boasts large sliding glass doors opening onto a terrace with furnishings for enjoying the outdoors in privacy. The entire outdoor area is walled for privacy and protected by locked gates and a security system for your safety.

The interior boasts an indoor/outdoor sound system with a Control 4 remote as well as IPOD dock and internet connected BD player. Wireless internet is available throughout the property. There are high end kitchen appliances including Miele induction cooktop, double oven and microwave, Subzero refrigerator and wine cooler. A working fireplace is the centerpiece of the living area and ceiling fans are present throughout.

There are large screen Panasonic Plasma Viera TVs in the living area and Master bedroom. The Master also has its own separate sound system. High-end Focal speakers add a glorious sound environment for your entertainment. The second and 3rd bedrooms have wall mounted flat screen TV's as well.

All bedrooms are equipped with tempurpedic mattresses and high quality linens. There is a King sized bed in the Master and queen beds in the other bedrooms.                                             We found this amazing home at the perfect time as we were in desperate need of a relaxing vacation. The house is immaculate, exactly as photographed. It's also adjacent to a park which is nice for just walking around. The pool, jacuzzi, and fire pit are luxurious. The house is well equipped, we had everything we needed; bedrooms great. Eugene and Greg are really professional and we were so comfortable we extended our stay from 7 nights to 10. We'll definitely be back and highly recommend.

                                            Absolutely loved our stay here! Everything was perfect and the property was immaculately maintained. Beds were super comfy and the entertainment system was top notch. The concierge was extremely helpful and available when we had questions during our stay. Would recommend for adults wanting a leisurly, elegant and private vacation in the desert, close to downtown.

                                            We stayed during the busy Coachella week and found this quiet Alexander blissfully peaceful. The high spec everything was lovely and brand new too. The rooms are modern with all mod cons and the pool area is where you want to be with comfortable chairs, loungers and a cool couch area with a fire pit. Loved the place and the owner Eugene and Greg who showed us in were a pleasure to deal with. Highly recommend this place and we'll return next time we're in Palm Springs.

                                            We had the honor of being the first to rent this home since it was completely remodeled and I'm happy to report that it was absolutely spectacular. The three bedrooms and two baths were finished to the highest standards, with beautiful tile work, gorgeous art, exceptionally comfortable beds and electronics everywhere. The living and kitchen areas were outfitted with top of the line applicances and electronics and adjoined to the "living area" outdoors by a wall of sliding glass doors. The pool, jacuzzi, grill, eating and seating areas made for a wonderfully relaxing place to spend our lazy afternoons. Once the sun set, the outdoor lanai, with its comfortable seating and gas fire, made a great place to sit and enjoy drinks or games with the kids. This is a true sign of how much we liked the house...when we returned home, I noticed that I had taken 72 pictures with my phone. Twelve of the photos were of my family and the remaining 60 were of the house! The owner was attentive to our needs and made sure everything was perfect, while the local manager was quick to respond to any requests, questions or problems. We'll definitely be recommending this home to our friends. Thanks for a relaxing stay in Palm Springs.

                                          RENTER AGREEMENT for Absolutely Palm Springs This Renter Agreement ("Agreement") is made and effective ____________("Agreement Date") between Eugene Brown ("Owner") and __________ ("Guest") regarding the property known as Absolutely Palm Springs("Rental Property") which is located at: 2603 North McCarn Road Palm Springs, CA 92262 In consideration of the rent received and the mutual promises contained herein, Eugene Brown does hereby lease and rent to Guest(s) such Rental Property under the following terms and conditions: 1. Guest hereby agrees to rent from Eugene Brown the Rental Property, located in Riverside County, CA, for use solely as a private vacation residence and for no other purpose. Guest acknowledges and agrees that his/her occupancy is as a transient occupant of the Property for the number of nights stated in the Quote, and not as a tenant under landlord/tenant law, and therefore this Agreement is subject to termination by the owner without recourse. Guest has no interest in the realty, and the Property shall at all times remain under the direct control and supervision of the owner who retains full legal, possessory and access rights. As such Eugene Brown is required to collect Palm Springs Transient Occupancy Tax , tax permit number 4843. 2. Guest agrees to abide by all rules and regulations contained herein or posted on the premises related to the Rental Property. Guests obligations include but are not limited to keeping the premises as clean and safe as the conditions of the premises permit and causing no unsafe or unsanitary conditions in the common area, surrounding neighborhood and remainder of the premises that Guest uses. Guests agree not to use the premises for any commercial activities or purpose that violates any criminal law or governmental regulation. No commercial photography or videography is permitted without prior written approval. Guest's breach of any duty contained in this agreement shall be considered material and shall result in the termination of guest occupancy with no refund of any kind. 3. In no event shall the Rental Property be occupied by more persons than the number as stated on the reservation confirmation letter or email without prior approval by the owner. No fraternities, school, civic, or other non-family groups are allowed unless the owner grants prior approval. In no event shall Guests assign or sublet the Rental Property in whole or in part. Violations of any of these rules are grounds for expedited removal from the property with no refund of any kind and a minimum $50.00 per extra person charge. Guests hereby acknowledge and grant specific permission to Eugene Brown to enter premises at any time for inspection purposes should Eugene Brown reasonably believe that the number of Guests occupying the property are greater than the number agreed to in the reservation, or Guests are causing or have caused any damage to Rental Property. Guest further agrees to grant Eugene Brown access to Rental Property for purposes of maintenance and repair. If listed "For Sale", Guests agree to grant access by scheduled appointment upon notification. 4. In the event Guests wishes to terminate this agreement, Travel Insurance, Damage Protection and any processing or administrative fees are non-refundable. One hundred percent of the base rental amount will be refunded if the cancellation is made more than 60 days prior to the arrival date of the reservation. If the cancellation is made within 60 days of the arrival date, the base rental amount will not be refunded, but the reservation balance may be credited toward a rental within 6 months of the original reservation, based upon availability. If Guest is able to find and substitute new guests for the same time period, the entire rental amount will be refunded. The owner may help Guest look for new guests but the owner is under no obligation to secure a new booking. 5. Guest is responsible for full payment of the Total Occupancy Rate for the entire rental period. If the booking is made more than 30 days in advance of the arrival date, a payment of 50% is taken by Eugene Brown at the time of the booking in order to book and hold the Property. Rental Property will not be reserved until the 50% booking deposit has been received by the owner. Any remaining balance must be paid 30 days prior to the arrival date, or this Agreement may be cancelled by the sole discretion of the owner and the Booking Deposit may be retained to cover any expense, loss or damage that the owner may suffer because of Renter’s default. A demand for payment of the balance will be made by the owner, 30 days prior to the start of the rental. The credit card of the first payment is used if a credit card was provided. If the automatic payment fails for any reason, it is the responsibility of the Guest to make sure that the remaining balance is promptly paid in full, or the reservation will be canceled with no refund of payments made. All policies contained in this Agreement shall apply equally to payments made by credit card, check or cash and whether made via website, by phone or in person. Any refunds due to Guests from a credit card payment will be refunded by credit card transaction; all other refunds will be made within 30 days by check. 6. Reservation of the Rental Property is not confirmed until this Agreement has been executed by guest, the 50% Booking Deposit is received by Eugene Brown, and Eugene Brown accepts the reservation, which acceptance shall be in Eugene Brown’s sole and absolute discretion. Book IT Now reservations are not binding until approved by Eugene Brown and until the rental agreement is signed by the renter 7. A security deposit is required ("Security Deposit"). The Security Deposit requirement must be met before Rental is to commence. If Renter is unable to satisfy the Security Deposit requirement, the owner may at its sole discretion cancel the Rental. If, at the end of the rental period, the rental property is returned undamaged beyond normal wear and tear, the Security Deposit will be released in full within five (5) business days. In the event of any damages, the owner will provide Guest with a full accounting of expenses incurred and deductions made from the Security Deposit. Should the damages exceed the amount of the Security Deposit, Guest agrees to pay the balance within five (5) business days after receiving notification. Deductions from Security Deposit may include, but are not limited to: excess cleaning fee, hot tub draining and refilling fee, trash removal fee, missing item replacement costs, damaged item replacement or repair costs, repair costs of buildings or grounds, or other service call fees. The owner is under no obligation to use the least expensive means of restoration. 8. Guest must be at least 28 (TWENTY-EIGHT) YEARS OF AGE to enter into this Agreement and reserve this Rental Property. The owner may request proof of age. Renters who are found to be under the age of 28 may be removed from the property with no refund of any kind at the sole discretion of the owner. 9. Rental Property is a non-smoking property. Guest acknowledges that smoking within the premises will result in an additional cleaning fee of at least $350, to be determined at the owner's sole discretion. 10. Absolutely Palm Springs is located in a residential neighborhood. Please respect the neighbors. No Smoking in the front yard of the house at any time. Furthermore, no loitering in the front yard after 8:30pm. Violation may result in immediate removal from the property with no refund of any kind at the sole discretion of the owner. 11. A material breach of this Agreement by Renter, which, in the sole determination of the the owner, results in damage to the Premises, personal injury to You or others, a breach of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds immediate removal from the property with no refund of any kind. 12. No Pets are allowed in the property. If pet(s) are found in or about the Rental Property, then there will be grounds for expedited eviction and forfeiture of all monies paid. 13. Guests must inform Eugene Brown of their intention to bring children and the specific number and ages. A child is defined as any person under the age of 18. 14. Check in time is 3pm on the day the rental starts and check out time is 11am on the day the rental ends unless otherwise agreed in writing prior to rental. 15. No refunds will be provided due to inoperable appliances, pools, hot tubs, elevators, etc. The owner will make every reasonable effort to assure that such appliances will be and remain in good working order. No refunds will be given due to power blackouts, water shortage, flooding, snow, construction at adjacent properties, or mandatory evacuations of the area by county officials due to hurricanes or other potentially dangerous situations arising from acts of god or nature. 16. Telephones in the Rental Property allow local and domestic long distance calls only. Guest will need a calling card in order place to international calls from the Rental Property. 17. Guest is responsible for all Pay Per View charges incurred during their stay. Any charges will be deducted from the security deposit at the end of the stay. 18. If a hot tub or pool is provided at the Rental Property, it will be prepared and tested for proper and safe chemicals prior to or on the day of occupancy. Misuse of a hot tub or pool by the spilling of foreign substances into the pool, i.e. soap, shampoo, oils, glass or metal will result in a Service Call Charge at the sole discretion of the owner. At no time shall Guests attempt to adjust the controls for the pool or spa, except as otherwise called for during the normal use of the pool and spa when an appropriate fee is paid. Unauthorized adjustments to the pool or spa will result in an additional charge. 19. The heating and cooling system of the house is set to supply a comfortable living temperature. The lowest allowable setting for the air conditioning is 70 degrees and the highest allowable setting for heating is 80. Guest wishing to adjust the temperature outside of this range can do so with prior approval and arrangement with the owner. 20. Towels and linens are supplied with Rental Property and Guest is responsible for lost or damaged items at the cost of two (2) times the published standard rental price for such damaged or lost linens or towels. 21. In the event the owner is unable to make Rental Property available for any reason other than described above or a reasonable substitute as determined by the owner, Guest agrees that the owner's sole liability as a result of this unavailability is to provide a full refund of all monies paid under this Agreement and Guest expressly acknowledges that in no event shall the owner be held liable for any special or consequential damages which result from this unavailability. Guest also agrees to indemnify the owner from and against liability for injury to Guest or any other person occupying Rental Property resulting from any cause whatsoever including, but not limited to, injury sustained as a result of use of the phone, spa, hot tub, sauna, whirlpool tub, fire pits, barbeque, bicycles, pool, exercise equipment, elevator, etc. except only such a personal injury caused by the gross negligence or intentional acts of the property owner. 22. Eugene Brown may terminate this Agreement upon the breach of any of the terms hereof by Guest. Guest shall not be entitled to the return of any rental monies paid under the terms of this Agreement and shall vacate the Property immediately. Additionally, Guest agrees that a violation of any provision of this agreement may result in additional charges. 23. Agreement shall be enforced under the laws of the state within which the Rental Property is located, including any applicable rental acts of that state, and represents the entire Agreement. Any amendments must be in writing and signed by both parties. In the event of a dispute, legal action may only be instituted in the county within which the Rental Property is located. If any part of this Agreement shall be deemed unenforceable by law, that part shall be omitted from this Agreement without affecting the remaining Agreement. The owner shall conduct all brokerage activities in regard to this Agreement without respect to the race, color, religion, sex, national origin, handicap, or familial status of any Guest. 24. The Rental Property may offer access to recreational and water activities, including but not limited to canoes, bicycles, and swimming. Guest fully understands and acknowledges that outdoor recreational and water activities have inherent risks, dangers and hazards. Participation in such activities and/or use of equipment may result in injury or illness including, but not limited to bodily injury, disease, strains, fractures, partial and/or total paralysis, death or other ailments that could cause serious disability. Guest agrees to fully indemnify and hold harmless Eugene Brown and any and all agents, employees, or contractors for any injury or damage caused by these activities, whether caused by the negligence of the owner, the negligence of the participants, the negligence of others, accidents, breaches of contract, the forces of nature or other causes foreseeable or unforeseeable. Guest hereby assumes all risks and dangers and all responsibility for any losses and/or damages, whether caused in whole or in part by the negligence or other conduct of the owner or by any other person. Guest hereby voluntarily agree to release, waive, discharge, hold harmless, defend and indemnify the owner and any and all agents, employees, or contractors from any and all claims, actions or losses for bodily injury, property damage, wrongful death, loss of services or otherwise which may arise out of Guest's use of Rental Property facilities, equipment, or activities. Guest further assumes full responsibility for the actions of any and all persons whom he or she may allow to access the property during the rental period and indemnifies the owner from any and all claims arising from such other persons. NOW, THEREFORE, in consideration of the mutual agreements and covenants herein contained, Guest has read and agreed to the following: I understand the rules and rental conditions upon which I am agreeing to rent accommodations, equipment, and use of the property, bicycles, pool, spa, outdoor fire pits and land. I acknowledge and accept that the sole responsibility for safety lies with the participant. In agreeing to this, I acknowledge that outdoor, mountain, water, and camping activities and exposure to the natural elements and animals can be dangerous and sometimes result in injury and even death. Pools, spas, fire pits, barbeques, steps and decks can be slippery, animals and insects can threaten and infect or injure, exposure to the elements can cause hypothermia, sunburn, among other risks inherent in participating in camping, outdoor and water activities. I know that alcohol and/or drugs do not mix safely with any outdoor activity. I am over the age of 18 and assume responsibility for those in my charge under the age of 18. I hereby assume all legal responsibility for bodily injury to me or to any person on the property as a result of my visit and use, operation or possession of equipment hired or loaned to Acknowledging this, I accept complete responsibility for the minor children and myself in my charge and visit the property and equipment and engage in activities or events at my own risk. I will abide by the rules and accept these rental conditions: The property I rent will be returned in the same condition in which it was rented and I will be responsible for all damage and/or loss that occurs during my rental period. I agree to hold harmless and to indemnify Eugene Brown and the Owner of the Rental Property against all loss, damage, expense and penalty on account of personal injury or property damage to the rental dwellers, the undersigned or to any minor child or children in the charge of the undersigned, howsoever rising, whether by act or acts or failure to act of the employees, owners or animals of the said company or property owners or not. I acknowledge receipt of the property in good order and condition (if found otherwise per my arrival I will contact the owner or his manager immediately) and further agree that Eugene Brown or the Owner of the Rental Property shall not be liable for consequential damages of any kind or nature from whatever cause arising, whether property or equipment is loaned or rented. I enter into agreement freely with Eugene Brown at my own risk, acknowledging the risks inherent in outdoor and river activities and assume any and all responsibility for the minor children and myself in my charge. All parties agree to and will comply with Federal, State and County pollution laws and any other applicable laws and regulations.

                                          About the owner: I am a physician who lives in the Chicago area and is in practice in western Illinois. I have lived in the Chicago area for the last 10 years but grew tired of the cold winters and wanted something for a sunny warm weather getaway from my medical practice. I found this house in late 2010 and embarked on a renovation project. I hope you will be pleased with the result.

                                          I selected this property because I wanted an architecturally significant home as opposed to a simply beautiful one. Palm Springs is a hotbed of modernism and mid-century preservation.
