What a wonderful place to stay while at Lake Anna! The house was immaculate and beautiful, and honestly, the photos didn't do it justice. We were all expecting a nice place from the photos and description, but when we got there, we were just blown away by how nice and huge everything was. Also, the owner was great. He was very accessible and reached out to ensure we had everything we would need. You could tell he was very concerned that his guests feel welcomed and enjoy their time there. We were there in early April, so while it was too cold to enjoy the lake, we spent a lot of time in the game room (3 couples, mid-30s, had a blast with the game room! Felt like we were at summer camp again!) and at the fire pit. We spent some time at Cooper Winery, but decided hanging out at the house was more fun. While we were all adults, the house was extremely kid friendly, including the game room, and all the bunk beds and twin beds, so I know it would be a very nice house to go with several families as well. A few other people mentioned this, but it's worth repeating. The Food Lion is at least 25 minutes away, and is definitely on the "rural grocery" side. So, if at all possible, do not forget anything! The house is beautifully laid out inside and out. The waterfront is exquisite with free use of their kayaks. It was a great stay and we had everything we needed. The kids loved the house, with bonfire in the backyard, and awesome basement with separate kitchen, home theater, table tennis etc.. The house is actually huge, and the location is beautiful. This house was spacious and very sound proof. With the 8 adults and 5 children that stayed in the house, in addition to 2 dogs, we had plenty of space and things to do. The ping pong table and air hockey table were a blast for the whole family. We did a lot of cooking in their incredibly well stocked kitchen. (You may want to bring your own knife, as knives in rental houses tend to be dull). The house was clean and the hot tub was clean. Looking up at the stars from the hot tub was lovely. The house is situated in a very open area, with neighbors around, but the houses are very far apart. We enjoyed walking our dogs everyday out in the open, rolling fields that surround the neighborhood. Before going, you should know that the Food Lion is about a 15 min. drive, so try to shop smart so you don't have to go that often. And you do have to take your trash with you when you leave. We were only there for three days, so we took our trash when we left for home. The homeowner was very easy to work with and we didn't have any problems whatsoever during the stay. It's a great place for families! Having a full kitchen downstairs, with a dishwasher, was so convenient. We would love to come back, especially when we could spend more time out on the lake. Oh, and there are wooded, brushy areas around, so if your dogs are going to be roaming about, make sure they're up to date on their flea and tick preventative medication. We would bring bug spray if we came back when it was warmer. Overall, it was an excellent stay and we would love to come back again. Things to bring for future renters: tp, paper towels, dish soap, dish det., strong trash bags for kitchen, smaller ones for other trash cans, ziploc baggies, tupperware, sharp cooking knife, laundry detergent, bug spray (with DEET). My husband and I, along with three of our closest coupled friends, rented the house for the 2012 New Year long weekend and really did end up having a happy New Year, a lot due to the house! The house was on a beautiful location over looking fields and trees on one side and a beautiful view of the lake on the other. Our only complaint about the location is that it is a little far (about 20 minutes) from the dump where you need to bring you trash and the store (but that can also be a bonus for some people). Each room was a good size and the beds were comfortable. The house itself was very well maintained - some of the furniture seemed older but it was actually very comfortable (we love the couches downstairs in the game room). We mostly stayed in the kitchen, which was very large and offered enough room for us all to move around and cook. There were plenty of pots and pans to use and we ended up mostly trying to use paper plates and cups. My only complaint about teh kitchen would be that there was no detergent so we had to go to the store and purchase some. The game room downstairs is a huge bonus for this house! We watched a lot of football on the flat screen TV and played numerous games of ping pong and air hockey. It was great to have because the weather outside was pretty cold. The owner provided great service and was able to answer all my questions and called the day before the trip to run over last minute details and let me know where our rented linens would be. This was our second time doing a New Year's eve trip with this group and so far we have stayed in two different houses around the Lake and all of us agreed that we would not mind returning to this particular house.Did you find this review helpful? Me and my friends had a great vacation here. Durans place, was a very comfortable, beautiful house on the lake. From early morning meditation on the deck, to swimming , long walks, watching TV on the lazy boys chairs, playing ping pong and having BBQs, we had a great time and we all agreed that this was a vacation to be remembered. The only reason to give this place a 4 star instead of 5, is the misunderstanding about the cleaning fee. On a phone conversation with the owner, I was under the impression that if we brought our own linen and towels, and left the place in the clean condition upon our arrival, the cleaning fee would be waived. We did so, and left the place spotless. But the fee was not waived because a verbal contract was not enough and the cleaning crew arrived and charged the owner, even if there was nothing to do for them at that point I am sure. The Owners were very friendly and accommodating and I am sure this was only a misunderstanding between us. But if we knew this was the case, we wouldn't go through the trouble of packing our own bedding and towels, and most importantly would enjoy our last day of vacation instead of cleaning the floor, and scrubbing the kitchen and bathrooms! Hopefully this is mentioned to the next guests to avoid any kind of confusion. Every thing else was great and this vacation house is highly recommended. We stayed in this property for a week and thoroughly enjoyed our time. It really is a fabulous house and we made full use of the games room downstairs. Our only problem was the vacation realtors who I must admit were the most unhelpful and rude people we have ever dealt with. We reported a fault with the fridge in the first couple of days and heard nothing from them at all. We just read the previous week's review (7/1 by Terri K) and are wondering if they stayed in the same house we did? They rented through Lake Anna Realty and we rented through HomeAway. The owner told us that they are no longer receiving rentals through this rental agency. We could not have been happier with the condition of the house, responsivness of the owner, and amazing amenities provided. Let me be specific - We found the house to be extremely clean inside, and outside, with nothing broken. (Yes, the house is in a beautiful wooded area, and we did not expect the outside to be spotless.) We had one night without electricity as a result of a black-out up and down east coast. The owner came down and hooked us up with a gas powered generator and space air conditioner to provided comfort in the 100 degree heat. He also provided extras: a propane gas grill, battery flashlights, ice, water bottles, candles, etc. to help us through the night. We were very thankful to him for making us a priority. We were two families with 6 teens. We had a waterski/fishing boat, a jet ski, and all the tubes needed for enjoying the lake. We all swam off the dock and the water depth was at least 5 feet deep; plenty of debth to swim and maneuver the boat and jet ski from the dock. (Again, why I question the previous review.) The kids really enjoyed fishing off the dock and were well entertained with the ping pong table, video games, board games and hot tub! My wife and I enjoyed the early morning jogs around the neighborhood while our friends enjoyed long bike rides on the open roads. We took the boat/jet ski out daily and enjoyed the lake amenities: a great new resturant/bar just opened near by with boat docking spaces, volleyball in the middle of the lake on a sand bar, and fireworks displays on the lake. This was absolutly one of our best family vacations and our friends said the same. We are so thankful to the owners for being so responsive and really going above and beyond to make our vacation so fantastic! We and our friends are already planning to return in 2013! We enjoyed our stay at Duran's Dream. We had two families with two children each and the setup of the house worked wonderfully. It was very peaceful and quiet at this home, and the one neighbor is not very close. We all enjoyed the hot tub, and the ping pong table had a lot of use. The dock was adequate, and this part of the lake is quite calm. The water at the boat launch is a little shallow, so keep the motor trimmed up a little until in deeper water. The owner was very responsive to any questions or concerns we had and was a pleasure to deal with for our stay.Owner response: Michael, Thanks for the kind words in the review. The house is very nice and is in a very quiet part of the lake, which we love. The rooms were clean and comfortably appointed. The only issues we had were lack of paper products such as paper towels, toilet paper, tissues. Perhaps we should have been aware of this, but we had to make a quick run to the store. One other complaint is that the upstairs bathroom trash had not been emptied. Other than that it was a very nice weekend. All debris, rubbish and discards are placed in trash cans, and soiled dishes are placed in the dishwasher and cleaned. d. In addition, owner may deduct from the security deposit any excessive cleaning charges and lost keys. e. All keys are left on the key hooks on the wall next to the kitchen and unit is left locked. f. No linens are lost or damaged. g. No early check-in or late check-out. h. The renter is not evicted by the owner (or representative of the owner), the local law enforcement, the security company employed by Duran Property Management LLC. 7. PAYMENT – An advance payment equal to 50% of the rental rate is required at time of reservation. The advance payment will be applied toward the house rent. Preferred method of payment is through the online payment tool. Otherwise, please make payments in the form of 2 traveler's checks, bank money orders, cashier’s checks or personal checks payable to Duran Property Management LLC. The advance payment is not a damage deposit. The BALANCE OF RENT + security deposit is due sixty (60) days before your arrival date. 8. CANCELLATIONS – No cancellations. All monies paid including full advance payment and damage/reservation deposit are forfeited due to cancelation. If full payment has been received, damage/reservation deposit is fully refundable following as prescribed in #6 above. Cancellation or early departure does not warrant any refund of rent. 9. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in. 10. MAXIMUM OCCUPANCY- The maximum number of guests per house is limited to fifteen (15) persons. THIS PROPERTY REQUIRES A THREE (3) NIGHT MINIMUM STAY. Longer minimum stays may be required during holiday periods and summer months. If a rental is taken for less than three days, the guest will be charged the three-night rate. 11. ADDITIONAL CLEANNING FEE – Will be deducted from deposit if home is left unreasonably dirty. 12. NO DAILY MAID SERVICE –daily maid service is not included in the rental rate. We suggest you bring bath and beach towels. We do not permit towels or linens to be taken from our home if purchased linen service. 13. RATE CHANGES – Rates subject to change without notice. 14. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in. 15. WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance. 16. BOAT LAUNCH RAMP ACCESS –Ramp is located ¼ mile passed our home on the left. Ramp Lock combination will provided with our access instructions. Renters must launch their boats and NOT leave the cars in the launch area. Please make sure to follow the channel markers to get out of cove. Failure to stay within the maker will result in unnecessary turning of mud. If you have trouble with the lock please reset combination and try again and firmly. Lock tends to stick due to weathering. 17. . HURRICANE OR STORM POLICY – No refunds will be given unless: a. The National Weather Service orders mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or b. A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund: i. Any unused portion of rent from a guest currently registered, ii. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the Hurricane mandatory evacuation is lifted; and iii. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane mandatory evacuation" period. 3 KAYAK RENTAL ADDENDUM This rental addendum applies to renters of 24186 Lands’ End Drive, Orange VA 22960 who request usage of the Kayaks which resides at the same location. This rental addendum applies for the same rental agreement period as is established in the primary rental contract. The purpose of this addendum is to establish divided ownership of the Kayaks, rules for its usage, and to establish that there are certain risks inherent to using the Kayaks in open water, and that the renter recognizes those risks, assumes full liability for them and releases the owners of 20400 Lands End Ct, Orange VA 22960 and their families, as well as Dockside Realty and its employees, or any other rental intermediaries, of any liability for such risks. The OWNERS – Duran Property Management LLC, and the RENTERS Hereby agree to the following terms regarding usage of the Kayaks and its accessories (life jackets and paddles): 1) It is agreed that ownership of the Kayaks is held on a rotating basis between the OWNER and the RENTERS of above property who request to use the Kayaks. Ownership is transferred to the renters for the duration of the rental period. At the end of the rental period, ownership of the Kayaks (life jackets and paddles) is transferred back to the OWNERS. RENTERS must transfer back the particular Kayaks, life jackets and paddles (in the event the Kayaks, life jackets and paddles are accidentally destroyed or lost) one of equal or greater value. It is agreed that the Kayaks will be put back in its original location with the cover on and locket. The life jackets and paddles will be placed in their original location in the boathouse. 2) OWNERS do not regularly inspect or repair the Kayaks, life jackets and paddles and therefore OWNERS make no representation as to the lake-worthiness of these items. It is the complete responsibility of the RENTERS, prior to usage, to inspect the Kayaks, life jackets and paddles for holes, cracks, rips, tears, water saturation or other damage that may render them sinkable or unusable. It is advised to test the Kayaks in shallow water. 3) It is agreed that all riders of the Kayaks will wear U.S. Coast Guard (USCG) approved life jackets, either those that are included with the Kayaks or those that are owned or purchased separately by the RENTERS. It is also agreed that riders will only ride the Kayaks as far out into the lake as they are comfortably able to swim, unassisted, back to shore. It is agreed that the Kayaks will only be used during daylight hours and not during thunderstorms or during severe chop (i.e., continuous whitecaps). Finally, the Kayaks are heavy and thus it is agreed that it will be carried (not dragged) on land by two or more adults. 4) RENTERS recognize the following risks in the event the riders fall off the Kayaks, or that the Kayaks capsizes, sinks or collides with another vessel or any other obstruction: drowning, hypothermia, broken bones, shock, cuts or lacerations, blunt injuries, concussions, loss of personal articles, and damage to other vessels or property. This list is not exhaustive and there may be other perils of the lake which are unanticipated or unappreciated. There may even be risks in cases where no Kayak “accident” happens, such as ricks of athletic exhaustion, heat exhaustion, sun poisoning, heart attack, or lost personal articles. These events may carry with them indirect consequences of emotional damage and economic loss. RENTERS assume full liability for all of these risks and all consequences, including those not mentioned here, and completely release OWNERS, their families, agents (including Dockside Realty and its employees) or other intermediaries of any liability stemming from usage of the Kayaks, even in cases of extreme negligence. 5) It is agreed that the RENTERS who sign this addendum speak for all members of their rental party, and their guests, and that, by the ownership arrangement specified above, assume liability for all Kayak riders during their rental stay, even those riders for whom they do not legally speak. RENTERS AGREE to the above addendum terms when accepting the primary rental agreement. 4 Land’s End HOA (LE HOA) Covenants 1. No noxious, offensive trade or activity may be carried out within the subdivision, nor shall any activity be done which may be or become an annoyance or nuisance to the neighborhood, residences or subdivision. 2. No portion of the subdivision property shall be used or maintained as a dumping ground for rubbish, trash or waste. Trash, garbage or other waste, such as rubbish shall not be kept except in sanitary containers which shall be emptied and cleaned weekly. 3. All occupiers shall be responsible for keeping their property free of rubbish, trash, waste or junk. 4. Only domestic dogs and cats are permitted on subdivision property (CATS AND DOGS ARE NOT PERMITTED ON THIS PROPERTY, AT ANY TIME, BY RENTERS). If dogs or cats are walked outside of their home lot, they must be on a leash and the owner must scoop animal waste and dispose the same in a trash container. 5. Loud noises must be avoided at all times, especially between 10:00 pm and 8:00 am. 6. All owners, occupiers and renters are required to abide by these covenants at all times. 7. No signs or billboards shall be erected or maintained within the subdivision except for a “For Sale” sign. 8. All vehicles shall not be parked on subdivision streets. Vehicles shall only be parked in driveways within the boundaries of the lot (PARKING IS NOT PERMITTED ON ANY GRASS AREA). 9. No tents or camping are permitted within the subdivision at any time. 10. Any damage to the roadway, asphalt, ditches or roadway embankments will be the financial responsibility of the renter. 11. No Sea Planes shall be allowed to be docked at any subdivision property. 12. All owners, occupiers and renters are required to abide by all LE HOA common area rules and regulations when using the common area. Gate must remain closed and locked at all times. 13. All owners, occupiers and renters are required to abide by all Orange County and Virginia State laws, rules and regulations at all times. 14. If any owner, occupier or renter violates or attempts to violate these covenants, it shall be lawful for the LE HOA or any other person owning real property within the subdivision to prosecute any proceeding at the law or in equity against the person, persons or entity violating or attempting to violate any such covenants, either to prevent him or them from so doing or to recover damages for such violations.
