The ground floor has a large light and airy lounge and similarly proportioned dining room which is adjoined through an arch way to a modern kitchen. Covered terraces run along the length of the rear and include outdoor furniture for dining and relaxing. Just a few paces from the villa is the 10x5m tiled pool with Roman steps and a border of lavender bushes, which lightly scent the air. After taking a refreshing swim choose one of 6 loungers on the sun terrace for developing a tan. The garden is grassed, elevated and screened for privacy using trees and bushes. Upstairs there are three double bedrooms all with en-suite bathroom or shower. The master bedroom has its own balcony for totally secluded sunbathing.

The villa was originally designed for the personal use of Dussmann Homes directors and to be a show home for their award winning property developments. It therefore has many additional design features and exceptional build quality.
Please note that smoking is not permitted inside the villa building for health and safety and insurance reasons. Smoking is allowed on covered terraces, sun terraces, balcony and in the garden.

This is a really fantastic villa, in a peaceful location. The property is beautifully designed, and very well equipped, with spacious rooms and all mod-cons. The feel of the villa is rustic, but everything is done to an impeccable standard. Some of the masonry details are like works of art in themselves, and the roof is particularly interesting. There is a great feeling of space throughout. Standard of cleanliness was very high, and the villa is clearly well cared for. The owner was very helpful, and couldn't do enough for us. My favourite feature was the terrace: a wonderful area in which to while away the evenings over a bottle of top quality wine from one of the local producers (the award-winning Franc Arman vineyards are just round the corner, and well worth a visit). Wonderful wine, delicious food, and great company; on a warm evening, with the sun setting over the Adriatic a couple of miles away in the background is hard to beat - especially when there is nothing but vineyards, greenery, and a very nice swimming pool in between! The location is wonderfully quiet, surrounded by vineyards and agriculture - but by no means far removed from civilisation. The town is a 5 minute drive away, with a well-stocked supermarket and other services; and the larger coastal towns of Porec, Novigrad, and Rovinj are but a short drive away. If you don't fancy driving into one of the larger towns of an evening, there are some wonderful, traditional konobas (restaurants to you and me) very nearby where you will be fed like a king (or queen), for a very reasonable price. All in all, Istria is well worth a visit, and if you choose this villa for your stay, you will not be disappointed.Owner response: Thanks Joe, I am delighted that you enjoyed your say at Villa Olivia. My family and myself spent a wonderful one week at Villa Olivia. The Villa is well situated, 15 min by car from the seaside on a top of a hill which offers you a great view. The Villa is perfectly isolated from its neighbourhood although the neighbourhood itself was really quite during our stay. Regarding the interior of the place, it was clean and spacious with comfortable bedrooms, nice living areas and great kitchen fully stocked with all necessary equipment. The Villa was really well accessorized we had everything which is needed for a great holiday. I would heartily recommend Villa Olivia since we had a fantastic time there.Owner response: Delighted to see our guests enjoying Villa Olivia in Istria Croatia. Villa Olivia was beyond our expectations - the location of the villa was amazing, the views were beautiful and the house very comfortable. We stayed for 2 weeks early June with 4 adults and 2 children (2.5 years and 1 year old) and everyone had a wonderful stay. The pool naturally was everyones favourite, but there was much green lawn for the children to play on and plenty of comfortable sitting area outside to read a book & drink some wine. The owner provided excellent customer service to us before and during our holiday and we were welcomed with a thoughtfull welcome package at the villa. Croatia as a holiday testination is superb, nature was very beautiful - green and lots of hills. The food was delicious, both fish and meat, truffel on everything and right next door to the house there is a great winery for good value (Frank Arman). We also visited an Olive Oil procuder (Ipsa) that have one of the best olive oils in the world. There are plenty of lovely villages to visit inland or at the coast. We had a wonderful holiday and would recommend Istria and Villa Olivia to everyone.Recommended for: Romantic getaway, families with teenagers, girls getaway, adventure seekers, sightseeing, families with young children.

Die Vila Olivia ist wirklich eine traumhafte Adresse. Das Haus liegt abseits der größeren Orte im Binnenland von Istrien inmitten von Weinbergen und Obstplantagen auf einer Anhöhe. Man blickt von der Terrasse und vom Balkon aus auf die istrischen Hügel, in der Ferne das Meer. Das Haus ist mit allem ausgestattet, was man so braucht - inclusive Internetzugang und Wlan. Der Pool ist groß und sauber. Das Haus insgesamt großzügig und bestens gepflegt, alle Gerätschaften intakt. Für alle, die es etwas ruhiger wollen - ein wirklich schöner Ort! Zu den Küstenorten ist es etwa eine halbe Stunde Fahrt. Kleiner Nachteil: Einkaufen ist nur in einem Mini-Markt im nahegelegenen Vizinada möglich. Wer mehr braucht, muss nach Porec oder Novigrad fahren. Testen sollte man den guten Wein bei den Winzern des Ortes, z. B. Rossi oder Arman. Auflüge lohnen sich z. B. nach Motovun und Rovinji. Das Ferienhaus selbst lässt eigentlich keine Wünsche offen. Es ist gerade auch für Familien mit Kindern gut geeignet. Ein Platz für die, die wirklich Ruhe und Entspannung suchen. Alle Angaben des Vermieters waren korrekt, die Vorbereitung und Einweisung freundlich und verbindlich. Lediglich die geforterte Sicherheitskaution hatte uns überrascht, kam nach dem Aufenthalt aber anstandslos zurück. Fazit: tolles Haus, tolle Landschaft, wunderbare Sonnenuntergänge!Owner response: I am delighted that Johannes and his family enjoyed and appreciated Villa Olivia so much and all that Istria has to offer. About the owner: James and Sharon Waddell are married and have four adult children a cat and a Cavalier King Charles spaniel. In 2011 James and Sharon incorporated Croatian Fine Wines Limited and started importing Croatian wine into the UK from vineyards near their villa. A taste of Croatia in the UK!
Why the Owner Chose Groznjan:
The location of the villa is stunning. It is on the south side of the Mirna Valley in an elevated position facing West towards the Adriatic Sea, which can be seen in the distance over rolling hills. The villa was built buy a German developer using local craftsman to a very high standard and was going to be used as their family home, but fortunately they sold it to us. When we visited the plot for the first time one of the builder told us that he thought the location of the villa, which was built in place of a ruined farm house was a special place, we could only agree completely. We looked at many other villas and nothing came close in terms of build quality, location and design.
The interior furnishings of the villa has been specified to provide a hand in glove holiday home experience. From the comfortable beds, the high spec Egyptian cotton sheets and towels imported from the UK, a well equipped kitchen, satellite TV, Wi-Fi so you can FaceTime friends and family at home, and a Bose Sounddock II to plug you iPhone or iPod into play your own music for water aerobics in the pool!
The Unique Benefits at this Villa:
The location was the first thing that attracted us. Rural, surrounded by vineyards and yet not far from grocery stores and the main tourist attractions. The design of the villa is very light and airy with little features such as the little alcoves used traditionally, as a safe place for candles to give light, the arrangement of the interior arches from one room to another framing the open fire place at one end and French doors at another. The slight off-set of the stairs into the lounge suggesting you head straight out to the pool. The stone work is a work of art. Lie in the master bedroom double bed and look at the stone work to the left hand-side – how did that stone mason balance all those small and big stones in such a pleasing yet linear pattern?
As the villa is elevated at around 275m above sea level there is always a slight breeze, which can be lacking in other villas in lower locations. Do not be surprised if all you want to do is just hang around the pool during the day drinking in the scenery and heal your soul from the ardours of modern life. There are great family restaurants just a short drive away and more formal establishment in the main tourist resorts along the coast.
