This home has an truly amazing view of the ocean that we enjoyed from the outdoor dining table at every opportunity. The lanai is bigger than most of the other houses in the area, but it's not a good place to enter the ocean (the surf and rocks makes it dangerous). We stayed with friends and our toddler and the home was perfect. Everyone had their own ample bedroom space and the home was great for a young child - they even had a pack and play for us to use. The kitchen and linen closet were well-stocked with the necessities and when we had an issue with the oven not working, they responded promptly and generously offered compensation. While the home is starting to show minor wear and tear, we still think it's a 5* stay and would return again. The location is great: it's a 5 minute walk to great snorkeling (rocky beach), a 10 minute walk to White Sands Beach, a mile from the grocery store, and 4 miles from downtown Kona. We loved it and were sad to leave!

We stayed at the Alii Hale for six nights with our New Zealand friends. The house is clean, bright, spacious (plenty of privacy for two couples) and well-equipped, about 4-1/2 miles south of Kona town (Kailua). You can easily walk to some of the best snorking in the Hawaiian Islands, at Kahalu'u Beach Park, before the crowds arrive at mid-morning! The hot tub was a special treat under the stars at night. A great home base for exploring the Big Island--easy driving distance to Captain Cook's Monument (more spectacular snorking) and the Place of Refuge to the South, and Kohala resorts to the north. The only downside was that we couldn't figure out how to set the air conditioning to operate for more than two hours at night without being reset. Other than that, it worked great--there also are ceiling fans throughout, and the waterfront master bedroom had a great Kona cross-breeze through windows on two sides. This is a lovely, well-kept house in a premier location, and a good value for all the space and amenities.

We love this place. It is clean, big and comfortable, especially, the patio that is facing to the ocean. You can go down to the ocean from the patio to go snorkeling or fishing. We enjoyed a lot when we were having our meals at the table on the patio. The weather there is also great, no wind, no rain compare to the other size of island. There also a lot of towels, dining wares, cooking tools and ect… I knock off 1 star just because it’s a little noisy in the bed rooms because it sits just beside a busy street. I could’t fall asleep again once I woke up in the early morning. Maybe I was too sensitive, and it might not be a problem for other people. Overall, this is great place to stay for 6 or 8 people in Big Island. I would recommend it to my friends, and I will come back to this place again if I visit Kona in the future.

Three couples stayed here for 90 days in February. We had a great time. The house is just as pictured and described here. Lots to watch from the beautiful lanai ocean waves, sunset, surfers in the bay. We made all our own meals and the kitchen had everything needed. We especially appreciated the responsiveness of the owner -- a minor plumbing problem arose while we were there and Eric had a plumber out to fix it in less than an hour. Highly recommended.
Owner response:Thank you ! Great Review Most important is that guests have great memories here. Eric & Debra Geller owners/Managers

Our family enjoyed a week of fun activities and lots of relaxing time together in this lovely oceanfront home. We cooked most dinners there because of my active and early-to-bed grandson. The sound of crashing waves was entertainment each evening. Great location. The house was clean and comfortable, owners very helpful. All in all it was a great value for our family week together.

Our family vacation was fantastic due to having a beautiful, comfortable home to come to each night. The three bedrooms gave everyone their own space and to have three bathrooms was great. Fully supplied for cooking, along with items for the beach, towels, mats and an umbrella. The lenai was a nice place to have your morning coffee and to have evening conversations. The Hot Tub was such and added feature we indulged every night. The view was Hawaii perfect, waves, lava, palm tree, surfers and unforgettable sunsets. We would recommend this to any family and hope to return.

This home is perfect in so many ways. The owners have done upgrades inside and out. The new master bedroom suite is just like you would find in a 5 star resort. The second master suite (also a king bed) is ideal for two couples travelling together. This home has everything you could possibly need and more. There are ample supplies of soap, paper products, linens, laundry products, spices and cooking supplies. We enjoy our evening's barbquing out back, listening to the waves and watching incredible sunsets. It is conveniently located close to a snorkel beach, surfing, paddle boarding and a plaza with a grocery store, drug store and restaurants. This trip we were greeted many mornings with spinner dolphins and turtles right off the property. We will be back and hopefully soon!!

This property was extremely comfortable for the two couples. The double master suites were excellent. Still had room for another couple! If you like to cook, you can be in heaven here. We use VRBO homes and condo's a lot and I'm not sure I have ever had such nice cookware and accessories. The view is breathtaking, great location and fabulous sunsets every night. The photos shown probably don't do justice to the home. It was clean, orderly, well stocked. Our only complaint was the "air conditioning". Not sure the bedroom units should really be considered air conditioning as a whole - they worked okay but were a little noisy. The beach just down the road has fabulous snorkeling, the restaurants in town were great and reasonably priced. Overall big thumbs up!!

A girlfriend and I stayed a week at this wonderful house. Although it was a bit too big for just the two of us, it was great to throw a case of Kona in the fridge before heading out on one of our many adventures. Hiking the Waipio valley to the waterfall was probably my favorite. The house was classic beach Hawaii kitch with many upgrades. The bamboo area mat was offset by a flat screen TV and upscale fixtures. I recommend this separate, quiet, family home for any traveler. View is magnificent- location is beach bum friendly. Locals are super knowledgable. Mahalo.

Great Location close to Childrens beach. House is in desperate need of repair and basic maintenance as well as an upgrade in decor. We fought spiders 2" plus in size, got three of them and got bit by one of them! Cracked tiles, wall board exposed and stained mats on floors House could afford an upgrade for the price of the rent. Family was great and we decided to enjoy ourselves inspite of the deteriorated property.
Owner response:We are sorry to hear our guest was unhappy. However, I do not feel the evaluation was not completely accurate. Our beach home is on the ocean and is well maintained by two friendly professional managers. The home went through a major remodel including: granite counters, cabinets ,appliances, beds, bathrooms, walls, travertine floor tiles skylights and hurricane shutters. Next upgraded were linens (100% cotton 360 thread count) oil paintings, plants, 3 flatscreen tv's, toilets, faucets, furniture, ceiling fans, bedroom air conditioning, spa on the lanai with ocean front lighting....over $140,000 was spent. The State beach is 14 homes away where you can snorkel with the turtles. Approximately one mile away is a shopping center a major Hawaiian market, Cinemas, restaurants & drug store. Four miles the other direction is the town of Kona. Keep in mind the Hawaiian Islands are in the tropics, sometimes there are Cane spiders typical of the island. We have lowered our rent considerably to address the lagging economy. It sleeps 6-8 comfortable for two families. We hope you enjoy your stay with us. Let us know if there's anything we can for you. Mahalo, The Owners

My Friend and I came to this wonderful home in May. First of all you open the door to this house and right away you are looking at the Pacific Ocean . The view will take your breath away. The lanai alone will make you never want to leave the house. The kitchen is fully stocked with everything you could possibly need . The rooms large and spacious. The beds quite cozy for sleeping off all the adventures that the day brought. The house was very clean and we had no problems with bugs of any kind . I would recommend this house to anyone. Infarct I have recommended this house to many of my clients and family members looking to stay at a house in Hawaii . I hope to be able to come back to this wonderful house again and again.
Owner response:Once again we hear how nice the Alii Hale accomadations are. Truly a great beach home in every way. Located next to the best snorkel beach, and close to all activites. We love having guests who are happy. Mahalo, and hope to see you holiday here again.

We loved this house! The view alone was worth every penny. We had Kona coffee on the lanai every morning and watched whales spouting and diving. The jacuzzi was divine..especially watching the sunsets. Central to everything, super clean and comfortable. Great customer service from manager and owners. We will definitely be booking again!

My family and I have stayed in this house 4 times so far and we have yet to be disappointed. We have stayed in this home before and after the upgrades and it has always been amazing. The view is out of this world and no matter how many times you see it you'r always in awe. It is a great family rental and the location is close to everything. I am a big adventure seeker and the fact that the ocean is right in my backyard and I can jump right in just makes it that much better. Ps. I hope to go again very soon.
