"As we pulled up to the dock upon arrival, our 10 year old daughter hugged me and said, "THANK YOU, MOMMY!! THANK YOU!!" That set the tone for our entire trip. My husband, 2 daughters (ages 10 and 7) and I had a great trip. We've stayed in quite a few VRBO houses (and co-own one as well!)--so we've seen the good and the not-so- good in our travels. We found this house to be absolutely beautiful. It is extremely well- maintained, the view is gorgeous and Martin and his wife are truly lovely people. There are so many different activities for families to do in Belize--and the house is located where you can easily do anything you'd like: arrange for a boat to take you snorkeling, jet ski, walk to the yoga retreat, swim in the beautiful pool, ride bikes down the beach or catch a water taxi into San Pedro. Some people wrote in their reviews about the inability to swim or go to the beach outside the house. That was really helpful to know and set your expectation accordingly. You are not going to walk out to the ocean and swim in front of the house--that's just not what this vacation is about. We didn't find any part of Belize to be about being on the beach and swimming. There are so many, many more fascinating ways to spend your time. And, the beauty of this house is the pool allows you to do a whole host of exhausting--yet really cool and unbelievable things during the day--and then have a relaxing swim in the evening. One thing we didn't do--but I'd like for one of the guests to try and report on for the rest of us!!--is have a cook come and prepare food at the house. There are a few good restaurants (the yoga retreat and Aji's) within walking distance--but it would be really helpful to hire someone to cook and not have to worry about it for a couple of meals. "We were a group of 5 couples staying at the villa for the first week of Nov. We arrived Saturday evening from the ferry and German and Edgar were there with 2 golf carts to greet us and a taxi to take all of our luggage. The golf cart ride was an adventure in itself in a fun way! We asked for German's wife, Margarite, to cook our first meal at the house (Belizean chicken and rice) and it was amazing after a long day of travel. It was so good that we had her cook a couple of other meals, one of which included ceviche! All were excellent! The villa was beautiful, had plenty of room, and was a perfect location for our group. We loved hanging out by the pool and relaxing on the private dock. German and Margarite (and their little dog, Belle) live directly behind the villa which was very convenient and helpful when we needed anything and never intrusive! Edgar, aka Champ, would rake the sand in the mornings and attend to the pool if it needed it (and helped with any other requests). One day he came by and cut fresh coconuts for us. He also assisted on our private tour to Hol Chan and Shark Ray Alley...a MUST DO! I was a little concerned initially about some of the reviews, but the owners have added new furniture and plenty of kitchen ware so we never had an issue. We did rent the entire house which included the owners suite. There are 3 full sized refrigerators in the house which was nice since we did buy a lot of groceries. The trek to town on the golf carts was always fun and only took about 15-20 minutes. The Lone Star Grill and Cantina and the Black Orchid were only 5 minutes and both had a fun atmosphere and good food and drinks. We always stay in villas when we travel with a group for the privacy and this did not disappoint. The house also had 2 large flat screen TVs if you want to catch up on anything in the states, but we didn't use them much. It also has free wifi which was very fast and convenient for checking email and facetime with kids back home. We had a great time at Villa Incommunicada!"Guest: laura j. "This condo was exactly as described in the VRBO information and the owner was extremely helpful in responding to my email enquiries and phonecalls about both the property and other things we needed info on in the town of San Pedro. I would highly recommend this place. It was conveniently located to the heart of the town as well as the waterfront. My only complaint had nothing to do with the condo itself but the beach area close by is not that nice as there really aren't many nice swimming areas due to the condition of the beach and the turtle grass. The property is clean and well maintained and has had recent major upgrades to the kitchen, bathroom, flooring and windows as well as air conditioning unit. My husband went scuba diving with San Pedro diving school and they were also tremendous to deal with. The scuba diving is fantastic. We enjoyed The Crazy Canuck bar that was in walking distance for Sunday fun evening and The AJ's (Average Joe's)bar has fantastic chicken wings and the service was great. The local manager of this property was very easy to deal with and made himself available for us when we arrived to make sure eveything was as it should be. As he works at another place as well I would recommend calling him when you arrive from the airport to make sure he is available to meet you when you get there. We rented a golf cart for a day so that we could drive from one end of the island to the other but everything is within easy walking distance to the condo. My only complaint was that the couch was not that comfortable for us and we would have preferred two easy chairs but that is strictly our only concern and is really not the owners problem. A great place and excellent value as we did check out other prices while we were there. This property is an easy three block walk from the airport but if you have lots of luggage you need to take a taxi which will cost you $5 US. All in all a great vacation."Guest: Ingrid B.
