Beautiful Villa in Paradise!!
"We had the pleasure of staying at Conch Pearl Villa with my in laws and 2 kids. The home is very easy to get to (thanks in part to very detailed directions from the villa management company) in a very private and quiet area on the west side of Grace Bay (Turtle Cove). The grounds area incredibly beautiful and lush and we absolutely loved the tennis/basketball court, private pool and slide, hot tub, and private beach access within 100 feet of the rear entrance of the home. The inside of the home was also very well appointed -- with a high end range, flat screen TVs, and lots of seating areas. The bedrooms were all nicely sized and the kids LOVE their own private room with their own TV (and Wii gaming system) and upstairs loft area. We also really enjoyed the snorkeling at Smith's reef (about 100 yds east) and spent many hours lounging by the beach. We even did a fantastic snorkel trip (with Island Vibes) and they can pick you up right on the beach outside your back door! Finally, our villa greeter (Branden) was very nice and responsive and the caretaker (Steve) and his little dog Savoy were SO NICE and tended to everything we needed during our stay."

WOW! There are no words for how perfect everything was!
"My husband and I stayed at this property in July of 2015, and I cannot begin to say how wonderful everything was. This was my first trip to the Turks, and to the Caribbean, and wow, was I spoiled! From waking up every morning to the beautiful beach view from the master bedroom, to lounging on the porch listening to the ocean, to the wonderful staff at the Tuscany, I cannot wait to go back! We loved how private everything at the Tuscany felt, from the beach to the condo. The beach is beautiful- we rented snorkels and snorkeled right off the beach every day. We loved having a full kitchen to use as well, it was perfect for us to pop back up to the condo to have lunch at "home", and quickly get on the beach. The staff at the Tuscany was so kind! We loved being able to check out a bike (for free!) and bike to the market and to the shops. For us, this place was pure perfection and bliss. I would highly recommend staying here and prepare yourself for the vacation of a lifetime!! We cannot wait to go back!"

Excellent location, amazing beach and beautiful property
"We have been to Turks & Caicos 3 times and have loved it each time. it's our favorite place to visit. Coral Gardens was a great location and a beautiful property. We had a very nice condo and all the services and amenities you could ever need. The staff at Coral Gardens was wonderful to us and went out of their way to make sure all our needs were met with grace.
Thank you Matthew, Flo and staff for your hospitality. We will definitely be back next year!"

"My wife and I stayed in the "Cottage" for eight nights in early July. I've got to say, that South Fleetwood significantly exceeded our expectations and turned out to be one of the most relaxing and "easy" vacations we've been blessed to be able to take.
Colin and Kit have put their heart and souls into South Fleetwood and it shows. Everything is comfortable, thought out for a good experience for their guests and just very gracious. Kit was away while we were there so we only had the chance to meet Colin and get to know him a bit and thoroughly enjoyed our interactions with him.
What to know if you are considering renting at South Fleetwood? First of all, yes, do it. It's all about expectations. If you are looking for a "corporate" feel - then don't, but if you want comfy, room to roam (on the property as opposed to a room in a hotel) and convenience, then this is the place for you, imho.
The beach is a short walk away - 1 or 2 minutes? The beach is nice right out front, we tended to wander to the left (when facing the ocean - so West) and hung out more at the beach in front of "Beaches" resort. There are two public access huts for free to use that we preferred instead of the beach umbrellas that are provided by Colin. But that's just us.
We had a car but we like to explore, and since we mostly cooked out at South Fleetwood it was nice to be able to run over to the Grace Gourmet food store (more like a nice US supermarket than a "gourmet" store) whenever we wanted.
If this is your first time to Provo (Providenciales) as it was for us, then it might be nice to note that Grace Bay Beach is really all that - soft white sand, clear, beautiful blue water and very undeveloped. The island itself is more scrubish than mountainish so if you are looking for vistas you can do better on other Caribbean islands. Good to decent snorkeling on the island, search the web and you'll find tons of sites and specific details.
Great place, great host, great and relaxing time...and I thought, a good value as well.
