"All of the previous 5 star reviews summarize this property very well! We have stayed at other properties in the San Pancho area and while very nice they were not as nice as Villa Roca for several reasons:
LOCATION - my husband and I walked to town at least once a day, either along the beach or the road. Villa Roca is close enough that you only have to walk along the dirt road for a very short stretch before you hit the cobblestone road. From there you can head to the beach or stay on the road. The driveway is steep but manageable (I mostly wore cheap flipflops from Old Navy and handled it fine).
SIMPLE DECOR - Villa Roca is very simply but tastefully decorated and I say that because other places I've stayed had so many geegaws that I was afraid I'd knock over an expensive vase or statue. Plus, the minimal decor only enhanced the natural beauty of the surroundings rather than detract from it.
CEILING FANS & AC - every room had both ceiling fans and AC and the outdoor patios had ceiling fans.
NETFLIX & WiFi - the TV had NetFlix which we have at home so it was easy to use and we really enjoyed.
The wifi worked well enough for our purposes. Also the Smart TV had the Spotify Music station.
SECURITY - there is an entrance gate to this property as well as another that is always closed. Also, the master bedroom has a safe in the closet. You feel like you can leave your valuables at the house and that they are secure, whether in the safe or not."

"We had a wonderful and relaxing nine days at the Inn at San Pancho. Just a few miles down the road from busier and more popular Sayalita we found a charming town with great restaurants and secluded beaches with diving Pelicans we watched by the hour. We first stayed in the Agave apartment which would have been just perfect for two but it was rented part of our time there so we moved to the Victoria two bedroom home which was wonderful. We would go back in a minute. Clean with a view of the Pacific over Palm trees and only a short walk to the beach. Figure on about $500 pesos a day for food and drink. ATMs plentiful but Mexican bank rate combined with US bank rates deliver about 12.8 pesos to the dollar compared to 15.7 in paper. Consider getting pesos from your bank before leaving. We did get 13 exchange rate at the airport."

"This property is everything it says it is! Communication with the owner and property manager was prompt and accommodating. We had stayed in San Pancho before and given the opportunity for a two week vacation this year we decided to slurge... The entire property just for the My husband and I.
The grounds are lush with flowers. The house is spacious and well appointed. The property is part of an upscale development in a small gated area with just a few home. Quiet (except for the neighbours loud music on Sunday... But that was traditional mexican so it kinda added to the experience.) We dined in most of the time, driving to the Punta Mita fish market every few days. And we just couldn't keep up with the avocados as they ripened and fell from the tree!
This trip was about rest and relaxation for us. The locale and property provided just that. Because we went in early September San Pancho was quiet with few tourists and only a couple of restaurants open.
Our entertainment was watching the chickens and squirrels, reading and floating in the pool. (We left a couple of air mattresses.)
What's not to love! Thank you Larry and Jose ... This was the most relaxing holiday we have ever had. Hope to do it again soon."

"the house is spotless, the staff is amazingly friendly and the town is peaceful. Everything is taken care of and if you have any concerns, its literally dealt with in minutes!
We would recommend this for anyone needing to get away and truly relax!"
