"My wife and I and our four "adult" children just returned from a week at Casa Rosa on beautiful Tankah Bay immediately north of Tulum. This property was precisely right for our group and "as advertised" in every respect.
The house is generously sized with 4 ample bedrooms - two "master" suites (one down; one up) and two nicely appointed secondary bedrooms on the first floor. The kitchen is huge and well-equipped. The living area is comfortable. The house offers all the comforts of home. The air conditioning works very well - important for a trip like ours in August. The oceanfront terraces and decks are wonderful for relaxing during the day or in the evening. The pool is great for a quick dip to cool off or simply relax. The setting in a small grove of coconut palms with hammocks strung between a couple is idyllic in every way.
The staff is wonderful. Bernardino is the groundskeeper and general all-around go-to-guy for whatever you need - including a refreshing coconut drink right out of the nut he's pulled off one of the trees on the beach. Maria does a great job keeping things inside and out spotless and fresh towels in the bathrooms (there are 3 - with plenty of hot water). We didn't get a chance to sample one of Maria's meals (we understand they're wonderful) because we found too many great places in Tulum to eat, but we arrived to find a big batch of freshly made guacamole and Pico de Gallo in the frig along with a bag of chips - all very welcome since we didn't arrive to the house until 8:00 PM on our day or arrival (we asked her to repeat the guacamole, which she did to perfection). From sundown to sunrise, Noel patrols the grounds, keeping an eye out for security and for any nesting or hatching sea turtles (and making really cute crafts from palm fronds).
Being there in August, we had the possibility of seeing turtles nest or hatch. The hatching usually occurs during the dead of night. When we arrived, we found the beach in front of the house and north and south literally covered with turtle nesting spots (each carefully marked and dated). Amazingly, two of those nests right in front of Casa Rosa hatched in the early evening while it was still light and we witnessed the most amazing spectacle of literally hundred of little turtles (200 +/- per next) coming up out of the sand and heading straight to the water. We've never seen anything like it before and will never forget it.
In short, I can't recommend Casa Rosa more highly."

"4 couples stayed in April 2015, most of us were divers and the boat picked us up on our beach. Each bedroom is good sized and was comfortable. AC works great. Large gathering area which includes the kitchen, living room, and dining room. Caretakers on site to take care of 2 houses, but never get in the way. They were great with extra towels and the history of the location. We've stayed in Cozumel many times before, this location is hard to beat if you want a sandy beach but yet not far from town.
Only negatives are; the water pressure is low for showers, and there is no dive equipment rinse and storage area which was surprising to me. Only an outdoor shower. But we had a great time and would return!"

"Amazing location and condo! We stayed here two weeks in July - first time ever being in Mexico. I searched the website for months trying to find the best place for our family of four for our vacation (two kids 13,7). What Dr. James Baumgaertner has shown for pictures and his walk around video is exact! We could not ask for a better vacation spot. The workers are so friendly and accommodating. After we booked with James he gave us a ton of information about the area which we relied on quite a bit. His manager that is on site was very helpful as well - if we ever needed anything he was there for us.
There are so many places to stay at Villa Del Mar for condo rentals - but I can say I believe we picked the very best one. When going for a walk down to the other area where there are different villa del mar condo rentals - the beach is definitely not as nice as where we stayed.
It is the perfect spot to be by the ocean. Ocean was amazing! The two pools are very clean and not too many people when we were there. The snorkeling was so fun to be able to do it right outside the condo. The beach right outside our condo is a great size, not too busy, love the little area for younger kids to play in the ocean without having the waves get them.
The condo itself is absolutely beautiful and very spacious. The balcony has an amazing view. Very clean. Has tons of drawers.
Short walk to pretty much anything you need. Loved that we could eat a meal in the condo or walk anywhere within a few minutes to eat out if we preferred.
It was also very handy to rent the mini van that James has available. Since this was our first time to Mexico we definitely went out almost every day and explored different places. First day we were nervous to leave but after day one, we were old pros. I felt very safe.
I would recommend this property to anyone that wants an amazing family vacation, wants to be as close to the ocean as you can get, doesn't want to have the all inclusive feeling with hundreds of people around you, wants a relaxing, comfortable beautiful place to stay. Thank you to James for being so helpful and accommodating and to his wife (which I had such a wonderful chat with on the phone before I booked).
This was an absolutely beautiful vacation spot to be at. We look forward to the next time we come to Mexico. We will definitely come back to this property. P.S. My son misses "Fire" the Iguana that seems to live at the rock by the pool;)"
