"It is so nice to be in a rental and feel at home. The owner and his team take extra steps to provide high quality linens and beach towels, nice shampoo, conditioner, laundry detergent, DW supplies, etc. The kitchen is well equipped and nicely finished. You can tell they care so much about their clients and thus, the higher rent is required as this property more than justifies the cost. We have stayed in Newport for 15 + years every summer and know the area well. We love the craziness of the 4th and then the people watching the rest of the stay that week. (The 4th is crazy all along the boardwalk no matter where you are really but that is the fun of it.) You would not even really need a car as everything is in walking or biking distance. (They also provided a number of bikes to choose from included in the rent which can save you hundreds of dollars for a family of four.)
Overall this rental is of superb quality and value!"

The best thing about this property by far, is the location. This apartment is so conveniently located. I had a choice between this one and another one that was better furnished, but 2 blocks further away from the beach. I am so glad I chose this one. Balboa Blvd is a busy street, and crossing it would have been a hassle. This house is on the beach side of Balboa, so no need to cross and we could even let our kids go back to the house alone. Other properties that are this close to the beach were also more expensive. So, if you want to stay in this price point and be close to the beach, this is the most affordable choice.
It is convenient enough that if you even need to use the bathroom while you're at the beach, you can just walk home. Before the trip, one of my concerns was the sofa beds (we have 3 children.) Matt provides extra bedding, and we just put an extra comforter/blanket on top of the mattresses, which made them comfy. The master bed was extremely comfortable. The house has 3 fans, which we used to cool down the house while we were out. We were in Newport when the temperatures were in the high 70's. I'm not sure how it would be in the house when it's super hot outside. Also, the apartment is exactly like what you see in the photos.
We rented bikes at the 20th St Beach and Bikes - it had better prices than the 15th street rental place. We rode bikes to Balboa Island and ate lunch there one day (Amelia's Italian - very cozy, not crowded like some other restaurants on Marine Ave.)
We would stay here again, for sure."

"We have rented this same beach house for a week every summer over the past 5 years. We absolutely love this place! The house is clean, has a washer/dryer which is a huge plus for us. You can not beat the location, on the boardwalk with a great grassy area before the sand. We love that it is so close to the Balboa Fun Zone, and many great shops & restaurants. We are already looking forward to our trip next summer!"

"OK, Kitt and Pete, after 13 years, I guess it's time we posted a review! We are the Gordon family from Granite Bay, CA, and longtime summer renters. We came across this VRBO listing for the upper house when our twin girls were starting Kindergarten in 2002 -- they are now starting college at UC Davis this week and we have been back every year except in 2011, when we vacationed on the east coast. It's a beautiful, spacious house in a great area, very tastefully furnished and decorated with a beach/marine theme and Pete's own photography; it's incredibly comfortable, has a well-equipped kitchen, includes linens, a washer-dryer, beach gear and bikes; and has a garage! Our favorite feature of all might be the rooftop deck which boasts a view in all directions. We have fond memories of relaxing up there, enjoying the breeze as we sip a glass of wine and watch the sunset. It's lovely to stroll along the bayfront over to the fun zone or Newport Landing, and easy to hop on the ferry and continue the walk on Balboa Island. The beach is just a couple of blocks the other way on foot; and we've always enjoyed biking along the boardwalk up to Newport pier, or down to the Wedge. Thank you for having us back all these years to share your incredible home, and for keeping it so nice!"
