  • Great time, great place!

    "Just returned from a week vacation with my family that included 4 teenagers. The location was fantastic, the villa had everything we needed, beach chairs, umbrellas, bikes, boogie boards, frisbee, beach towels and tons of room. We had both the top and bottom unit and having a separate bathroom for the teenage girls was perfect. The beach was wide, and clean and beautiful. Tom had great recommendations for eats and local activities. The pizza at Panheads was to die for! The kids enjoyed a surf lesson, and my husband and son made a day trip to Kennedy Space Center. The kids also enjoyed parasailing from nearby Ponce Inlet, with a beautiful lighthouse and museum. A quick drive from Orlando, as this was the most economical to fly in. Would love to return, New Smyrna was a great little beach town, clean and safe."

  • Our new home-away-from-home!

    "My husband and I with our 3 girls, 16, 6 and 4 fell in love with this townhouse when we stayed there over Thanksgiving week. We're from Iowa and have traveled to Disney many times, always stopping for a night on the ocean. For this trip, we wanted to spend a week on the ocean with 1 or 2 days of Disney, to really enjoy some relaxing family time. I had searched online for just the "perfect" place for us...the girls wanted a walk-out right on the beach, the pool close by, to see dolphins from our porch and an upstairs. This townhouse not only had our requirements, but completely exceeded our expectations! The townhouse is located on the edge of the complex, closed to the beach. The photo looking out over the small grassy area with the fence is completely accurate at showing how close the beach is. It is a drive-on beach, but so little traffic it's nothing to worry about. The drive to Orlando took about an hour, but budget your time in the morning if you want to make it by a certain time, traffic could be quite heavy. There was a Walmart close by where we bought our food and supplies for the week and a local tshirt shop filled with souvenirs that the girls just loved. We went to a nearby town and went on a boat tour and saw dozens of dophins. Absolutely phenomenal! We even bought some extra sand toys and boogie boards that we left in the closet for when we come back again. Our girls think of this as our home-away-from-home and we can't wait to come back! The owner is wonderful to work with. You won't be disappointed renting from him!"

  • best location, best amenities

    "our family of 5 stayed at the "beach shack" right before thanksgiving. the owner and property manager were excellent in their descriptions and local knowledge. the property and stay exceeded our expectations and it was just like being at home. we walked across the street to the beach, our kids played in the yard and swam and we cooked out at night. having a secured and fenced yard made us comfortable and we watched the kids from our iPhones while they played outside. our short walk to the shops and restaurants made things super convenient. this house is a step above anything else we have stayed in previously as the owners invested in nice furniture, furnishings and electronics. if your a sports fan, this is the place with all the satellite channels and flat panels in every room. we will be back every year."

  • Mixed feelings

    "I'm struggling to write this review. This was our 3rd or 4th time to ORV. The complex itself is immaculately kept, well run with a great onsite manager who can deal with any issues right away. We have always had a great time. ORV is handy to all sorts of restaurants, a large shopping mall with Publix etc. Everything we need is so handy that the last couple of years we have skipped renting a car. There is a local tiki bar a 2 minute walk down the beach..in the other direction a 15 minute beach walk brings you to Flagler Ave...full of shops, bars, restaurants. First of the Pros Huge king bed...very comfortable, with a ceiling fan directly overhead, making sleeping pleasurable Unit is spotless, with all the necessary pots, pans etc. Lovely big fridge with icemaker and filtered water thingie. Large deck with the appropriate chairs, tables etc., for morning coffee or after dinner nightcap Cons The "wraparound" balcony pic, I think is a little deceiving for those not familiar with the property. To the immediate right of the existing shot is a large portion of the building..including the front door of another unit where from 20 feet away you can watch your neighbours come and go. To the left is the tennis court While there are lots of boogie boards etc With the exception of one small chair and small umbrella, we found the additional beach chairs and umbrella had seen better days. It took a struggle and goodly amounts of WD40 to get another one of them open. You might want to bring your own. There were a couple of maintenance issues that need to be addressed...although in fairness, nothing that affected our vacation experience (because we are hardly ever in the unit) but did speak to attention to detail. While we will definitely be back to ORV, unfortunately I dont think 311 would be our first choice."
