"What can I say ......I am soooooo happy I found this adorable home . We rented a place in jamesport for June 7-11, but then decided we wanted to stay longer, but that place couldn't accommodate us, was already rented, so I went searching for another place and found you , couldn't been more happy with how all turned out!
It was like no other house we've been to....felt so homey, and cute and we were extremely happy there. Both Me and my elderly parents love the area, and my little one still asks me why don't we go back to the "beeth house". She is 3 and I don't know which she loved more playing in the sand or in your yard . We had daily visitors on the rainy, cloudy days in the form of 3 bunnies that she was extatic about.

"4 of us - 3 adults and one 5 year old kid - had a fabulous week here.
The house is spacious, very clean and well kept. The kitchen has everything you'd ever need for cooking, baking and entertaining and the outside grill is great. Plenty of beach equipment too.
The small private beach down the lane is a little small as the sand is being eroded, but the public beach is so close and it's large and mostly sandy, plus has climbing frame, picnic areas, showers, toilets and little concessions hut. If you or your kids are into fishing you can head to the entrance to the marina inlet just there and the kids are almost certain to catch something (which is the main thing). Once you get the Riverhead parking pass ($15) from the beach you can also head over to Iron Pier Beach on the Sound which is possibly even nicer.
The outside shower at the house is great when you come back all sandy.
BTW - Other fishing can be had over at Breakwater Beach, but make sure you park in the state parking and walk to the pier / down to the inlet to avoid tickets. (Riverhead parking pass doesn't cover this location.)
Waldbaums is just under 4 miles away in Mattituck and there are plenty of other local stores and restaurants to keep you fed and watered. The wineries are super close so you could cycle if you didn't want to drive.
The owners are really friendly and helpful, but leave you to yourselves if that's what you prefer.
The area is really great and everyone so friendly.
If the little area outside the back door with the BBQ and table joined up with the yard, which is on the side of the house, I wouldn't be able to fault this place."

"This is our second stay in this lovely beach home. Our family vacation was filled with all the North Fork has to offer; day trips to nearby Greenport, aquarium, local farms, Splish Splash and most importantly the beach! The home was immaculate and had everything we needed to make us feel at home. Mary is a wonderful hostess and made our stay very special. We look forward to returning!"

"My boyfriend and I wanted to get away from the city last minute and I stumbled across this lovely place. The cottages were a bit out of our price range for the two of us, but Sandy told us about the guest house. We stayed there for just one night but since nobody was arriving we used the facilities for both full days (for a little extra). It was so lovely and Sandy and John were more than accommodating. They gave us full use of their BBQ and even offered to take us on a boat ride on the Sunday. Unfortunately we didn't have time. We loved having activities to do with the paddle board and kayaks. It was so beautiful and peaceful too. The vineyards were also a short drive (6 mins) away so we got to do some wine tasting. I definitely want to go back here! It would be fun with a small group."
