"Our eight-person family recently had the pleasure of spending a week at beautiful Grandview Manor. I'm not sure that my vocabulary possesses the proper superlatives to describe this place, but I will try. A lot of times, you look at sites like this, read the glowing description, commit to rent the place, then get there and you get a lot of disappointment because it is nothing like that description. Not the case with Grandview Manor, though. From the moment we arrived amidst the blooming Crepe Myrtle trees, we were struck by the vast area of well-manicured landscaping surrounding the house. As we toured the house and the pool/tennis court area and saw how clean and well-maintained everything was, it became abundantly clear that the owners really care about their customers. The attention to detail is impressive. The huge first floor master suite on the pool side of the house can best be described as opulent. The master suite on the other side of the house is extremely large and well-appointed. The 2nd floor enclosed porch overlooking the water is memorable.
Outside, the tennis court plays very well. It has a high fence. (So very little chasing after errant balls). The pool house has a seating area as well as a mini kitchen with (most importantly) a refrigerator and and ice maker. The pool is is great shape as well, with a fairly new liner and very comfortable chairs on the deck. The dock is also in extremely good shape. It looks like it will accommodate a boat with a fairly deep draft. I can only imagine how much fun it would be to have a boat docked there.
We cooked just about every night and ate in the dining area adjacent to the kitchen. There is a new 5 burner cooktop with a huge oven and a large prep area.
Our family has stayed at many places over the years. Never have I heard so many oohs and ahhs about a place as I heard during the week we were there. We hated to leave and can't wait to get back."

"We had a fantastic week relaxing with our family in this wonderful river house in Urbanna. The screened-in porch was so perfect; that's where we spent most of our time. Our 23.5' Sea Hunt fit at the dock perfectly, and the bumper padding protected our boat very nicely. Our kids loved the dock which we used for fishing, kayaking and crabbing. The house was super clean, well decorated & furnished very comfortably on a quiet piece of land. We loved fantastic views of the Rappahannock River, Urbanna Harbor & Whitestone Bridge. Urbanna is also a darling place with fun shops & restaurants. A fantastic vacation spot in a quaint Virginia town!! Well Worth the Trip!!"

"This was our first time vacationing in the Chesapeake area. It is so beautiful and peaceful. The locals are very friendly and pleasant. We loved the house! It was very comfortable and inviting. There is an overall feeling of airiness with lots of windows looking out on the water, a large deck for bird-watching and relaxing. I especially enjoyed the bright decor with lots of artistic touches. The kitchen was well equipped. The bedrooms had comfortable beds and nice linens. The house was very clean and in good condition. Having use of the kayaks lets you explore the area. We saw osprey, great blue herons, bald eagles and egrets. My son really had fun catching crabs off the dock, delicious! We went to several of the small towns nearby and poked around in antique and thrift stores, and an art gallery. We took the ferry to Tangier Island and saw what life was like in a small fishing village. One night we took in a movie in an old theater in Gloucester. The owners were very nice and helpful. We would definitely vacation at this house again!"

"We were looking for a private place where we could all unwind. No hustle bustle here! Our party included two adults over 50yr, 3 of our children between 21 yr and 27 yr, and 2 girlfriends. We fished, crabbed(crab cages on site), kayaked(brought own), cooked EVERY meal, baked desserts daily. Went to the Vault Field winery(~4 miles away) and got a private tour, went to the state park (~30 minutes north), attended a very friendly local church, played boards games, played pool, did puzzles, RELAXED. Plenty of towels and linens. Kitchen well stocked, even with spices and such that we felt comfortable using, even left a few of what we bought. Fabulous time. hill has an ok area for walking down to the dock. No real beach area per say but there is a large area of sand where you can walk into the water. It gets deep quickly but fine for older children. Dock was perfect and large enough for all of us. Dog even loved the water."
