Il Castelletto is a private, 170 square metre, villa located in the heart of eastern Tuscany. It is situated on 6 hectares (15 acres) and offers superb views of the surrounding mountains (Alpe de la Luna) and lake (Lago di Montedoglio).

There are numerous (Michelin-rated) restaurants within a 15 minute drive of the villa offering some of the best of Tuscan cuisine at local prices.

The villa offers spacious, comfortable and tastefully appointed rooms. Entrance is into main floor which includes the Kitchen and Great Room with dining area. The Great Room boasts an authentic carved-stone wood burning fireplace, comfortable seating and an entertainment centre. French Doors provide a spectacular view of Lago di Montedoglio and the Appenines. Double doors provide access to the upper terrace where you can dine outdoors or sit comfortably while enjoying fantastic views of the lake and countryside.

The modern well appointed kitchen is fitted with dishwasher, oven, hood and fridge/freezer.

The 5 x 10m private pool and stone deck are situated on the lower terrace and are ideally positioned to capture the sun's rays, provide complete privacy and unspoiled views of the surrounding countryside. Sun loungers and outdoor furniture are provided. The lower Bedroom, including Bath, is directly accessible from the Pool.

The villa has 3 bedrooms each with queen beds, and wardrobes.

There is a main bathroom with tub and shower as well as a master ensuite, located off of the lower bedroom.

Things to Do:

Visit Sansepolcro (10 minutes) with its local and international shopping, museums and restaurants.

Spend an afternoon in Anghiari (20 minutes), voted the most beautiful hillside town in Italy.

Visit Caprese Michelangelo (20 minutes), the birthplace of the world's most renowned artist. View his home and the church where he was baptized (both open to the public).

Monterchi (20 minutes), is the Tuscan town famous for Piero della Francescas Madonna del Parto, and an important stop on the Piero della Francesco trail.

Just 35 minutes away is Arezzo, the county seat, where 'Life is Beautiful' was filmed and home of the largest antique market in the country (the first weekend of every month.)

The villa is centrally positioned for those who want to venture further a field. Florence, Pisa, Rimini, Sienna and Assisi are all potential day trips away. Even Rome is only a 3 hour drive but we prefer to take the train from Arezzo.

Getting There

When considering which airport to arrive/depart from there are many options: Forli is the closest airport being only an hour drive from Il Castelletto. The airports at Bologna, Rome, Florence and Pisa offer an opportunity to combine a stay in the city with a stay in the villa.

Why Colleen Jones & Jim Fantuz chose Arezzo Province

We chose this property for a number of reasons but primarily to provide us with an opportunity to own and experience a part of 'la dolce vita' in an area of Italy that is virtually unspoiled, private and yet, very close to all of the food and culture that you could possibly want.

What makes this house unique

This is truly an unique villa situated at the southern, sun-catching edge of a small medieval hamlet (Brancialino) on 6 hectares (15 acres) of private property. The house and 4 terraces provide breathtaking views of the surrounding countryside; the Alpe de la Luna to the east, Lago de Montedoglio and Appenines to the west, all set in a wonderful rustic landscape of orchards and vineyards. The 400 year old structure offers all the amenities of a modern residence whilst maintaining the character of its 'rustic italiano' origins. Day trips are typically the rule here; Assissi, Gubbio, Lago di Trasimeno, San Moreno, San Leo, Bologna, Arezzo, Cortona, Perugia, Siena, Anghiari, and Monterchi, to name but a few of the towns and locales within a 1 1/2 drive from the house. Of course, you can always take an overnight trip (by car or train from Arezzo) and visit the major cities of Rome, Florence, Milan, and/or Venice. Local restaurants favour Tuscan cuisine at prices that will leave you wondering how it is possible to serve such fabulous fare a such reasonable prices. These are restaurants frequented by the local populace; their success testament to 'non-turistico' clientele. Culture is abundant; Michaelangelo was born 20 minutes away in Caprese, St. Francis roamed the valley of the Tiber River on his way to La Verna (20 minutes from the house) and Piero della Francesco heralded from nearby Sansepolcro. His painting, Prato Madonna (the only known depiction of a pregnant Madonna), survives and can be viewed in nearby Monterchi.

So, in summary, WHY THIS VILLA? It's unique location in the heart of eastern Tuscany affords you the opportunity of an authentic Italian experience (without having to deal with hordes of mind-numbing tourists) all within easy reach of major cultural, historical, and culinary centres.

My wife (Pam) and I stayed at your place in Italy with Bob and his wife Lilianna in August.

I am little late sending you this note but I just want to say what a beautiful place you have ... and that we all had a great time relaxing by the pool, travelling around the countryside, drinking wine and eating some great pasta made with locally grown fresh vegetables.

I can honestly say it was awesome!

Pam and I had never been to Italy until this summer.

Wonderful spot, highly recommended!

This is one of those rare spots that is better in real life than the pictures. If you are looking for a quiet getaway in Tuscany with all the amenities this is a perfect spot. We spent 5 days with our three children (ages 15,13,10) at this lovely villa and thoroughly enjoyed it. We found the villa to be fully equipped with everything we could need - kitchen, pool, air conditioning, BBQ, multiple terraces and the unique multi-level layout also provided for some privacy. By this point in our trip we were tired of eating out so I was able to shop in nice grocery stores locally and we ate in most of the nights and enjoyed the villa. Highly recommended.

A peaceful Tuscan retreat

Our family had the opportunity to spend several nights at Il Catelletto in July 2017. It is nestled in the hills of Tuscany with scenic views of the countryside and Lake Montedoglio several miles away. The peaceful and private setting made for a relaxing stay. The house is very accommodating with large bedrooms and bathrooms, as well as a full size kitchen. Our family, especially our two young daughters, enjoyed the pool, which was quite refreshing after some hot days exploring the area. We made friends with the dogs and cat from the area and loved when they would occasionally stop by or greet us upon our return to the house.

The town of Sansepolcro is a short drive away and it has grocery stores, restaurants, shopping, etc. We were within driving distance of Assisi, Orvieto, and Arezzo. We were able to take the train from Arezzo to Florence and Pisa. If you want to enjoy some delicious food and wine from a restaurant that is only a few minutes down the road, be sure to check out L’Osteria in Aboca.

We had a great time at Il Castelletto and made many memories that we will never forget. Thank you Colleen and Jim for the opportunity to stay at your home.

Quintessential Tuscan Experience

Il Castelletto is a fairy tale Tuscan get-away. Quiet, private and perched on the top of a hill with stunning views, it is surrounded by gorgeous vegetation. Walnut trees, almond trees, irises, wisteria, red poppies, and endless vineyards. We really enjoyed our stay, comfortable beds, top notch cleanliness with all the comforts.

We had a great time at this countryside home. Private charming home with in driving distance to very nice quaint

villages. Well equipped kitchen and nice seating areas around the home to enjoy scenery and solitude.We will be back as we did not see everything on our list.

Il Castelletto was a perfect retreat.

We had the most amazing time at Il Castelletto. This was a welcome retreat, which we found to be like our private hideaway from the hustle and bustle of the cities. The views of the country side and very nice outdoor spaces made it really special.

Even though it's very private it’s only minutes from the towns of Sansepolcro and the adorable Anghiari. And close enough to do a number of great day trips, we really enjoyed Arezzo (fun shopping), Assisi and Perugia. As well as the wineries we visited in the area. It was September, but a dip in the pool was a welcome treat after these trips around Tuscany and Umbria.

The house is so charming with it’s traditional fire place, windows and furnishings. The beds and linens were perfect. (We’ve not always found this in our travels so this was extra fabulous.)

The kitchen is a little small but still well equipped and didn’t lack anything when we brought some sausage and pasta home from the market to cook-up.

Would we go again? In a heartbeat. If you want to get off the beaten path for some privacy, but not compromise on convenience and really see this part of Italy, it’s perfect.

Oh and there’s WiFi… great – can’t live without it.

Brancialino Villa vacation

Such a great location,private,with panoramic Tuscan views. Town,resturants,shopping 10 minutes,but you need a car. Villa well equipped,clean comfortable and having the pool was excellent .great walking to lake and easy travel for day trips.Starlit warm nights by the pool and unlimited supply of great wines. Evening stroll thru team after eating at great restaurants highly recommended. Stress free,but internet is you need it. Highly recommended to get in touch with what life was intended for!!
