This cheery cottage will be a great launching pad for your next getaway to Newport Beach. Just 2 blocks to one of the most popular beaches on the Peninsula!

The fenced-in patio space will welcome you with a wooden picnic table and umbrella, as well as Adirondack chairs for two.

Walking inside, you will be greeted by airy blue walls and dining table seating for six along with barstool seating for two at the kitchen counter. The kitchen is updated and convenient, with stainless steel appliances, granite countertops and cook top on the center island.

The living area is cozy, with flat-screen TV and a couch that opens to a pop-up full sleeper, with additional storage space underneath.

There is a stacked washer /dryer in hall closet, just off the kitchen for your use.

The hall bath is clean and bright, with natural stone tiles and glass-enclosed shower.

The first bedroom has a ceiling fan and bunk bed set, which provides two full size beds.

The master is generous in size with a king bed and French doors that lead to a small, private patio with seating for two on the adjacent side yard for a morning coffee break. The master bath provides a whirlpool bathtub (no shower), double vanity and a separate toilet area. There is also an access door to the single car garage through this bathroom.

(Be sure the bed configurations listed will accommodate your group's sleeping needs; we have trifold twin floor mats - best for children - or twin rollaway beds that can be rented in advance of your arrival in order to successfully accommodate 8 maximum guests, if preferred or needed)

Family Vacay on Memorial Weekend

We truly enjoyed our stay at this beautiful house. My only complained was the master bedroom, the bed mattress was very uncomfortable, I think it’s time to get a new one. The first couple of nights both my husband and I were turning and tossing and the bed frame made a lot of noise. Also, in the master bedroom, it wasn’t mentioned in the rental overview about master bath didn’t have a shower, hence it wasn’t a full bath. But overall, it was a very nice place, all the necessities needed at the house are mostly provided. We will definitely stay here again, only if you replace the master bed mattress ;-]..

Owner's Response: We appreciate Edna's information and have checked the master bedroom king bed, plus informed the owners. Ironically, the next guests happened to tell us, upon their check out in our office, that all the beds were comfy. That is always a puzzle! As for the master bathroom, the property description and the information provided to booked guests clearly states there is only a spa bathtub. We know there is a large amount of material and instructions for guests to absorb. I guess Edna missed that part? So sorry! Beachview Realty Management

Updated interior. Comfortable home. Cheaper furniture, appliances dishes etc. very close to beach.

Overall nice property. Very close to beach. Updated. No screens in front and many many flies. Couldn't open doors windows during the day to cool house down which got hot during the day. Neighbors very loud partyers. Up until 3-4am most nights and loud. Found several dog poop piles on / by hose. Garage very tight. Rent a small car. Overall we rented to be close to beach. That was excellent. Flies and neighbors obnoxious.

Owner's Response: Ron is right....the 35th Street beach is awesome! The best remedy for the heat and fly situation would be to utilize the air conditioning in this property.....which is a rare amenity in town. There is a pay per use ability to activate A/C that is reasonable. Because our weather this summer has been quite hot and humid, the whole Newport/Balboa peninsula has, unfortunately, been hit hard with flies. Our crew has been systematically spraying the exteriors of our properties and the trash can area with non-toxic spray in order to mitigate them....but the neighbors don't necessarily do likewise! We're all waiting for the milder weather conditions to alleviate the flies around here. As for the neighbors, they are on our radar, however, we request that guests let us know if there are any issues, including noise, so we can mitigate it immediately. It doesn't help to find out long after the fact! We want to be proactive: it's our neighborhood too!!

Perfect location, quiet beach

2 blocks from the beach! In walking distance to the pier, restruants, and grocery store! Very clean and stocked with all kitchen ware, beach towels, bath towels and bed linen!

Nice house 1 block from the beach

This house was perfect for our family of 4. Just a 1min walk to he beach and boardwalk. The bedrooms are large and the house is nicely updated. Walking distance to the grocery store a good restaurants. We were able to park our full size car in the garage. The outdoor space (patio) is not private, as there is a unit above and we had several people come through the gate to access the stairs leading up to the top unit. The noise level in the master bedroom was also a small issue when we tried to go to sleep. You can hear the footsteps above. For the price it would've been nice if they provided basic necessities such as paper towels, toilet paper, laundry detergent, and dryer sheets. Overall, we enjoyed our stay. Very clean and cute little house.

Owner's Response: We just need to clarify that the rear tenants do not have use of the front patio - there is indeed a side walkway for them to access their mail and rear upstairs entry, but that does not require them to encroach on the main portion of this unit's front outdoor space at all. As for extra provisions, we send all our guests a list of items (multiple times prior to their arrival) that are provided in all our homes, including a starter supply of toilet paper and paper towels; and then a list of items that guests need to provide. We used to provide endless supplies at each property, and guests would help themselves and take all the supplies home. As with most policies, a few inconsiderate folks ruin it for everyone else! Other than that, we sure appreciate Erika's report on this great property on 35th Street!

One word: Amazing!

Perfect spot for a family vacation! House was perfect and a very short block from the beach. Was very clean and property management made the whole process quick and easy. I would highly recommend this place! Only complaint I have would be the very late party next door on Saturday night. Other than that, the neighborhood was very friendly and quiet. Definitely would love to come back!

Owner's Response: We're so glad John and guests had a great time...35th Street is definitely a favorite location! As for any noise issues, we would love to be notified right away so we can take care of that sooner than later! Our guests should never have to put up with late night parties or other inconsiderate noise throughout the neighborhood! The City of Newport Beach has a very comprehensive noise ordinance that we definitely wish to enforce, for everyone's's our neighborhood too!!
