About Pat & Kris Larkin
The owners of Lark Inn Property Management, LLC AKA Lark Inn Guesthouses are Kris and Pat Larkin. Originally, Okies from Tulsa, Oklahoma, Kris and Pat moved to the Flint Hills after living in southern California for over 20 years. While in California Kris and Pat discovered and developed their gifts of hospitality; preparing and serving meals for literally hundreds of people for numerous events. They also hosted so many groups at their home over the years that people modified their last name of “Larkin” and began to refer to their home as “The Lark Inn” . . . thus the name was born. After selling their property management business in California, they set out on what they termed their “Second Half Discovery Tour” (see their blog: The purpose of the tour was to travel and experience various parts of the US and discover what they were to do and where they were going to spend the second half of their lives. It didn’t take long for Kris and Pat to learn that lodging in The Flint Hills was not plentiful and so they bought their first guest house in Cottonwood Falls. It stayed consistently rented on a nightly basis all of the summer of 2010. Later in 2010, they found another property with guesthouse and cooking class potential and in January of 2011, they purchased The Lark Inn on Main, also in Cottonwood Falls. Unlike the their first guest house, The Lark Inn on Main required a full revitalization so they spent the first half of 2011 renovating The Lark Inn on Main for it's opening in June of 2011. Since then, owners of other properties have sought Pat & Kris to revitalize their properties and/or build them a new guesthouse from the ground up. Why Pat & Kris Larkin chose Cottonwood Falls
Aunt Kate's Cottage was built from a vacant lot. When the owner purchased it, the plan from the beginning was to be able to provide a place for their friends to stay while visiting. It just made sense to let others enjoy the property when the owners didn't have guests in town so we are offering it to the public as a guesthouse. The owners also own a large farming/ranching operation in the area so many things found on their country property were artfully incorporated into the construction of Aunt Kate's . . . siding from an 1800's wooden box car . . . large limestone foundation boulders from a farmhouse long-since gone. It was a blast putting all of these unique elements together into a comfortable and relaxing setting!
What makes this House unique
Aunt Kate's Cottage has an open floor plan with tall ceilings so you can be together with your friends and family while puttering in the kitchen and they are watching the game on TV. The two oversized bedrooms are on opposite ends of the house so privacy is maximized. There are two bathrooms one off the master and one in the hallway between the bedrooms. Outdoors is huge with limestone patio, grill, festive string lights and lots of trees. Sunsets from the front porch with your favorite beverage are said to be some of the best. Private yet walking distance to historic downtown Cottonwood Falls give you the best of both worlds.
