About the property

A great location for access to the wonders of Puget Sound and the Olympic Peninsula. Our guest quarters is fully furnished, with a king-size bed, armoire, 2 comfy chairs, small dining table, washer & dryer. Bed linens, towels, etc. included. Kitchenette includes fridge, microwave, toaster/convection oven, 2-burner hot plate & all dishware, glassware, pots & pans, utensils, etc. Television via DirecTV; ethernet & wireless internet connection. There is a small patio with a cast-iron table and chairs, a chiminea and a Weber kettle grill for you to enjoy cooking that fresh salmon you caught (or bought from one of the seafood vendors at historic Pike Place Market in Seattle!) while enjoying the quiet of the wooded property all around you.

Port Orchard is a small town on the Kitsap Peninsula, and our property is just minutes away from the Southworth Ferry, which can take you to Vashon Island or to the Fauntleroy Ferry dock in West Seattle for an easy commute to downtown Seattle. We are also close to Highway 16, which takes you across Hood Canal to the Olympic Peninsula, for great day-trips to this spectacular part of the state. A half-hour south of us via Highway 16 is Tacoma, with its own northwest vibe. We are also very close to Banner Forest Heritage Park, a 636-acre wildlife preserve which included miles of biking and walking trails (and bears, per a recent glance at the park's web site!)

We list the minimum stay as 14 nights but may make an exception for a minimum of 7 nights if we can accommodate the timing of the request with our schedule.

Please note that we accept reservations by NON-SMOKERS only. We do not permit smoking on the property nor will we rent to a smoker who says they will smoke outside only. This little unit is our own guest quarters, which we are choosing to rent out when we don't need it for our own guests, so please do not put us in the position of having to refuse your stay when you arrive if you are not a non-smoker!

We have set the place up to be a comfortable little home-away-from-home for a medium-length stay. Our "target market" is someone wanting to visit this area for a month or longer, up to maybe 3 or 4 months. We are trying to keep the price affordable while still providing as many amenities as we can for our guests. There are many properties in this area with beautiful water and/or mountain views but they rent for considerably more per night than we do. Our place is more about cozy comfort and we hope that our guests will enjoy the natural area around them.

About Jim or Debbie Seamans

We moved to the Pacific Northwest in 1979 from Vermont/New Hampshire. Long story. Once here, we have moved around a bit, building 3 homes (selling 2 of them). Our guest quarters was an "idea" for several years. We had thought to turn that little garage (where we sort-of lived until our house was completed) into a mother-in-law cottage "some day". A friend referred someone to us who needed a place to stay for 6 or 7 months, so we rapidly made our plans a reality to accommodate him. In the ensuing 2 years we have occasionally rented it out to friends who have moved out of the area and are coming back to see family and to friends of friends, basically renting by word of mouth only. We decided this year to give VRBO a test and see how it works out.

Why Jim or Debbie Seamans chose Port Orchard

We moved to Port Orchard to be closer to work for Jim. As a commercial electrician, he tended to work all around Puget Sound but once most of his work was concentrated more in the Seattle area. Port Townsend (where we lived just prior to moving here) was just too much of a daily commute. Here in Port Orchard, we are minutes from the Southworth Ferry terminal so his commute to Seattle is very easy - and predictable, which is a HUGE improvement over dealing with daily traffic commutes via I-5!

What makes this guest house unique

We went from a home with a fabulous views of mountains and Puget Sound to a home nestled in the woods. At first, I was less than thrilled. However, after being here for several years the quiet and beauty of a wooded property became apparent. We have lots of wildlife (including deer, coyotes, bears, raccoons, owls, coopers hawks, and lots of songbirds), but yet we are only 10 minutes from a variety of retail and grocery stores and lots of social venues. Being "on the other side of the water" means that we have fewer traffic challenges and yet we are just a ferry ride away from Seattle and a short drive south to Tacoma if we have the desire for more "big city" things to do.

We are new to this "vacation rental" thing ... and we're happy to accommodate our guests' needs when we can. We request that our guests treat our guest quarters as they would their own home. While we provide all the necessities for a stay, we do not offer daily linen changes, etc., but expect that our guests will maintain the place as we expect it to be kept up. We view this as a "home away from home" and hope that our guests will honor this by taking care of our property as we would take care of theirs if we were to stay at their home.

Perfect my needs

The owners are wonderful and have thought of everything from bag clips to nightlights to make a comfortable stay. I was on a two and a half week road trip to see friends and family. This was 10 minutes from my daughter's house and a perfect place for me to stay. It met all my needs including being able to do laundry after being on the road a week and camping.

Banner Forest, a 636-acre heritage park, is just a little over a mile away. The forest is a great location for horseback riding, bicycling & walking on the many trails throughout the preserve. Google the name for more information about the park, including wildlife warnings!

We are offering an inexpensive but comfortable "home away from home" option and we are not a motel, so daily upkeep is up to the guest. We have provided all the necessities for a comfortable stay and we do expect our guests to clean up after themselves and keep (and leave) our guest quarters in the same condition as they find it when they arrive, which is clean & neat. Also, our NON-SMOKERS ONLY policy is non-negotiable. Please do not put us in the position of having to refuse your rental when you arrive if any of your party is a smoker. This is our guest house and we are renting it out when we are not in need of it, so please respect our preferences.

Owner's Cancellation Policy

  • 50% refund if canceled at least 14 days before arrival date.
  • 100% refund if canceled at least 30 days before arrival date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
