Rent our beautiful, fully-furnished 2nd Floor Veranda in a quiet setting within Heritage Palms Golf and Country Club. Facing north-west, our unit is located across the water from the 16th Sabal course red tee box and a preserve - not buildings. A 2nd floor "Abbey" model, it is 1,998 square feet (1,661 under air). Our end unit has vaulted cathedral ceilings, which provide increased cross circulation, as well as side windows for better light and ventilation. Also has one car garage and off street parking lot. It's been a pet-free and smoke-free home since day 1.

Built in 2004, the following significant upgrades have been made or added:

• Expanded kitchen cabinets and counter top. 10 pull-out cabinet drawers.

Heritage Palms ( http://www.hpgcc.com) is a lovely gated community located in Fort Myers, FL. Unique to many golf course communities, it has TWO 18 hole Azinger/Lewis designed championship golf courses, eight Har Tru lighted tennis courts, two large pools and nine smaller community pools. In 2017, our newly renovated Clubhouse, offering fine dining and a Grill Room for casual dining, was opened. Also opened, was our brand new Activity Center, featuring a fitness center (with state of the art fitness equipment and exercise classes), a library and card rooms. The Tiki Bar, located at the Lodge, features live entertainment on Friday evenings. Heritage Palms is only 20 minutes from Ft Myers RSW Airport and 30 minutes from the white sand beaches of Ft Myers Beach, and Sanibel and Captiva Islands. Convenient to nature preserves (the 6 Mile Slough), numerous shopping malls and outlet stores, professional theater and the Minnesota Twins and Boston Red Sox stadiums.

Why Bob Breisch chose Heritage Palms

We had rented an Abbey model (end unit) and decided that the additional space and the side windows were a must for us. We also wanted a 2nd floor unit because of the vaulted ceilings and the better cross ventilation. We chose our unit because of its location. The unit we had rented was right on the Sabal 2 fairway, next to the cart path, and was very noisy beginning at 5:30 a.m. due the maintenance equipment working on #2 as well as driving by to other holes. Our unit is in a quiet location with a pond separating us from the 16th hole of Sabal - and its cart path. Work on #16 doesn’t begin until much later in the morning.

What makes this condo unique

We repainted the entire unit and began making other improvements immediately. Since we've owned the property we have:

• Expanded kitchen cabinets and counter top. 10 pull-out cabinet drawers.

• A unique kitchen cabinet to keep trash containers out of sight and out of the way.

• Renovated Master Bath with enlarged shower, 36” high vanity with granite top.

• Privacy door creates separate guest bedroom/bathroom suite.

• Porcelain tile flooring on front and back lanais.

• Extraordinary amount of shelving in all closets, laundry and pantry.

• 9 ceiling fans (8 with lights).

• Many added extra light and fan switches for convenience.

• Replaced original refrigerator in 2012 with a Maytag 26 cu ft side by side refrigerator.

• Replaced original heat pump in 2014 with a high efficiency 16 SEER air conditioner.

• In 2012 replaced water heater and in 2016 the garbage disposer.

It was our intention that this unit would be our winter home forever and we fixed it up with that thought in mind. However, in 2015, we decided to move to Heritage Palms G&CC full time and wanted a single family house for our primary residence. We purchased that house in 2016 and decided to keep our Abbey because we had poured so much of ourselves into it and had it fixed up so nicely.

We rented a Terrace (4 story building) condo previously, but decided to upgrade to the largest Veranda (2 story building) end unit (Abbey model). This unit is so spacious and the side windows and vaulted ceilings add to the openness. The 2nd floor cross ventilation is nice, enhanced by the ceiling fans which the owner installed in every room. #5826 is well furnished and wonderfully appointed. The owner lives in HP and is friendly and helpful. This rental costs a little more but is worth every penny. They also offer a discount for a six month stay.
