Full Of Character - Lovely Views - 3 Bed House With Garden and Terrace

Casa del Pretorio is a charming traditional Tuscan house nestled on a hillside in the heart of the Medieval village of Vicopisano.

The house is the perfect location for those looking for a typically Tuscan ambiance, an ideal base for exploring Tuscany or a peaceful retreat for families and friends.

Situated down a cobbled lane under the watchful eye of a Medieval Palace and Ancient Tower, the house dates back to the 1800s and has lovely views over the Medieval village and surrounding hills.

Casa del Pretorio's unique position nestled in the hillside does mean that it may not be suitable for those with mobility problems (please see accessibility details).

The property has been furnished with modern living in mind, however Casa del Pretorio retains traditional features such as beamed ceilings, exposed stone walls and terracotta pavements. Modern conveniences include Wifi internet connection, satellite TV and Play Station.

Casa del Pretorio is situated close to the village amenities all of which are within walking distance. There is a restaurant within walking distance plus a pizzeria, and 3 traditional bars serving breakfast pastries, snacks, cold drinks, tea, coffee, wine, beers and other alcoholic beverages.

The sleepy town of Vicopisano is full of character especially in its Medieval center where Casa del Pretorio is situated. The house is just a stone’s throw away from Brunelleschi's Medieval Fortress and the 12th Century Praetorian Palace both of which are open to the public at the weekends.

Vicopisano is the ideal base for exploring Tuscany being close to Pisa, Lucca and Florence and many other must see sites within the region.

The immediate area is also perfect for discovering a more authentic traditional Tuscany. Visitors to the area may visit an organic olive farm and see how extra virgin oil is made, there is also a ceramics workshop where an artisan potter still sits at the wheel. In addition there is the opportunity to take part in cooking lessons and discover the nearby vineyards for wine-tasting.

For those who love outdoor activities Vicopisano has the perfect terrain for walking, trekking, cycling and mountain biking. There are nearby stables for those who would like to ride. Within 30 minutes you can visit the coast and beaches, thermal spa and golf courses.

The good sized bathroom is situated between the master and single bedroom. The room has a bath with a shower attachment, washbasin, WC & bidet. There is a cute little window with views to the top of the Brunelleschi Tower.

The kitchen is accessed by 6 steps from the dining room. The kitchen is fully equipped for cooking at home - there is a fridge freezer, hob, microwave, washing machine and even a special table for making fresh pasta!


As you enter the house the living room is on the left. This room has character beamed ceilings, exposed stone walls in part and traditional interiors . There is enough comfortable seating for 6 people, satellite TV, DVD player and Play Station.


There are 3 steps up to the conservatory which is a lovely space for relaxing. The room has a nautical theme with lounge style furniture. The large windows open out to an exposed stone walled area where there are two lemon trees.


Final cleaning, all bed linens are towels are included in the rental price. Towels and bed linen are changed on request for stays up to 7 nights and incurs a small fee. A change of bed linen and towels is included for stays of more than 7 nights.


The property is situated on a hillside in the centre of the Medieval village. To access the front door from the car park it is approximately 300 meters. From the car park you will negotiate a village lane with a small ramp and a series of 5 steps - after the steps there is approx 50 meters of lane then 12 steps up to the lane where the house is. There are 7 steps to the front door.


There is a large ground floor patio and an upper terrace garden to dine alfresco or just relax. The ground floor patio faces South West and is a complete suntrap. There is a table and seating for 6 and benches to relax on. The upper terrace garden has the shade of some trees and a summer gazebo and can be accessed by 33 steps. A BBQ and summer gazebo can be found on the upper level garden. Both the outside areas have wonderful views.



We provide a Welcome Pack on arrival including a bottle of chilled Prosecco, fresh seasonal fruit, a selection of tea, coffee, fresh milk & sugar.


For your convenience we provide a starter pack which includes bathroom hand soap and shower gel, toilet paper, washing machine detergent & washing up liquid.


Easy free and safe parking is available in the village approximately 400 meters from the property. Plus there is a private parking space above the house.

About Marie and Lorenzo

The house is owned by a local family who live in the village of Vicopisano. English speaking property managers Marie and Lorenzo (pictured) also live in the village and they will be your first contact when booking Casa del Pretorio. If you have any questions regarding the booking process, the region or the property itself they will be able to answer your queries. As they live in the village you will be sure to meet them and they will be available during your stay should you have any further questions. For your arrival you will be met by either Carlo, Giuseppe or Barbara who are the property owners, they too speak English and look forward to welcoming you to Casa del Pretorio.

What makes this house unique

This is a unique village house nestled below the Medieval towers and fortress of Brunelleschi. The house has two terraces both with beautiful panoramic views over the surrounding countryside and Medieval towers. Both terraces offer the opportunity to dine alfreso or just relax with a book. Casa del Pretorio is one of the few houses in the historic center which has its own private garden.

Truly enjoyed the home.

The property was beautiful and well maintained with all amenities you would expect. As others have shared you need to be prepared to carry luggage to the house up hill and some steps.

Carlo, Giuseppe and Barbara were wonderful hosts. So nice to get a chance to meet Carlo and Giuseppe. And Maria and Lorenzo provided wonderful insights on places to visit, restaurants to try and were phenomenal guides for our Vineyard tour.

Unique! Wonderful! We loved it!❤️

We spend 5 nights in this unique beautiful home and absolutely loved it! We adore the cat! Always kept track of the time thanks to the nearest church bell. ;)

The owners Welcome us so warm and sweet giving us a lot of important information. We enjoyed the fresh food from the little stores in Vicopisano and the restaurants in the nearest towns especially the one in Buti recommended and reserved for us from the owner - great food and drinks and very entertaining waitress. :)

We explore the beaches and made day trips to Luca, Florence, Pisa.

If you're looking for a quiet place to stay and still be able to drive and visit more touristic places around, the house with cat is a great option!

Lovely house in a lovely village.

we were met at the property and were shown around. There was plenty of information in the property about the village and surrounding area.we had a day in Lucca when we hired bikes as the centre is car free. we also went to a farm which did olive pressing and made wine. We sampled lots of olive oils and wines and could buy from their shop.

Clean house in unique and historic location steps from the Vicopisano castle. We loved it!

This house was absolutely perfect for our family of 5. Lots of space, very quiet, clean, full kitchen, washing machine for clothes, and terrace with beautiful view of the village. The owner's son Carlo did an excellent job greeting us and showed us the house and made us feel at home. He recommended a local restaurant in Buti where we went for our daughter's 11th birthday and this was one of the highlights for us.

We could feel the local culture in the village and loved every minute of it. Cappuccinos at the local Cafe Del Borgo, walking the local centre where the locals greeted us and said good evening, and reading and hanging out in our house where we know people had occupied that area for over 1000 years. It was a good base location, 25 minutes to the beaches north of Livorno, close to Pisa, Lucca, and we also visited Florence too. The owners came for a visit to introduce themselves and made a great impression on us, such a wonderful family.

A few highlights of the village for us were:

1. The village festival the night we arrived and welcomed us with local food and drink.

2. The tour of the castle.

3. Olive and kiwi farm tour close to the village.

4. Bagni Di Vittorio - beach just north of Livorno

5. Vecchia Posta Restaurant in the village

6. The Gelateria Artigianale had the best ice cream we tasted in Italy

7. The restaurant Tormento in Buti

We will absolutely be recommending this location for friends and family and hope to come back in the future.

Perfect Tuscan Retreat

Our family of 4 just finished a stay here for a week in min July. The house was a in a great location for visiting all points in Tuscany, yet far enough away to not be caught up in the tourist hustle and bustle.

The family who owns the property are wonderful - they are close enough to help out if needed but give you your personal space to fully enjoy the beautiful house.

The welcome basket of fruit, coffee, tea & Prosseco was just what we needed while we settled in.

We would be happy to return again in the future and recommend to our friends back in Canada.
