Full Of Character - Lovely Views - 3 Bed House With Garden and Terrace

Casa del Pretorio is a charming traditional Tuscan house nestled on a hillside in the heart of the Medieval village of Vicopisano.

The house is the perfect location for those looking for a typically Tuscan ambiance, an ideal base for exploring Tuscany or a peaceful retreat for families and friends.

Situated down a cobbled lane under the watchful eye of a Medieval Palace and Ancient Tower, the house dates back to the 1800s and has lovely views over the Medieval village and surrounding hills.

Casa del Pretorio's unique position nestled in the hillside does mean that it may not be suitable for those with mobility problems (please see accessibility details).

The property has been furnished with modern living in mind, however Casa del Pretorio retains traditional features such as beamed ceilings, exposed stone walls and terracotta pavements. Modern conveniences include Wifi internet connection, satellite TV and Play Station.

Casa del Pretorio is situated close to the village amenities all of which are within walking distance. There is a restaurant within walking distance plus a pizzeria, and 3 traditional bars serving breakfast pastries, snacks, cold drinks, tea, coffee, wine, beers and other alcoholic beverages.

The sleepy town of Vicopisano is full of character especially in its Medieval center where Casa del Pretorio is situated. The house is just a stone’s throw away from Brunelleschi's Medieval Fortress and the 12th Century Praetorian Palace both of which are open to the public at the weekends.

Vicopisano is the ideal base for exploring Tuscany being close to Pisa, Lucca and Florence and many other must see sites within the region.

The immediate area is also perfect for discovering a more authentic traditional Tuscany. Visitors to the area may visit an organic olive farm and see how extra virgin oil is made, there is also a ceramics workshop where an artisan potter still sits at the wheel. In addition there is the opportunity to take part in cooking lessons and discover the nearby vineyards for wine-tasting.

For those who love outdoor activities Vicopisano has the perfect terrain for walking, trekking, cycling and mountain biking. There are nearby stables for those who would like to ride. Within 30 minutes you can visit the coast and beaches, thermal spa and golf courses.

The good sized bathroom is situated between the master and single bedroom. The room has a bath with a shower attachment, washbasin, WC & bidet. There is a cute little window with views to the top of the Brunelleschi Tower.

The kitchen is accessed by 6 steps from the dining room. The kitchen is fully equipped for cooking at home - there is a fridge freezer, hob, microwave, washing machine and even a special table for making fresh pasta!


As you enter the house the living room is on the left. This room has character beamed ceilings, exposed stone walls in part and traditional interiors . There is enough comfortable seating for 6 people, satellite TV, DVD player and Play Station.


There are 3 steps up to the conservatory which is a lovely space for relaxing. The room has a nautical theme with lounge style furniture. The large windows open out to an exposed stone walled area where there are two lemon trees.


Final cleaning, all bed linens are towels are included in the rental price. Towels and bed linen are changed on request for stays up to 7 nights and incurs a small fee. A change of bed linen and towels is included for stays of more than 7 nights.


The property is situated on a hillside in the centre of the Medieval village. To access the front door from the car park it is approximately 300 meters. From the car park you will negotiate a village lane with a small ramp and a series of 5 steps - after the steps there is approx 50 meters of lane then 12 steps up to the lane where the house is. There are 7 steps to the front door.


There is a large ground floor patio and an upper terrace garden to dine alfresco or just relax. The ground floor patio faces South West and is a complete suntrap. There is a table and seating for 6 and benches to relax on. The upper terrace garden has the shade of some trees and a summer gazebo and can be accessed by 33 steps. A BBQ and summer gazebo can be found on the upper level garden. Both the outside areas have wonderful views.



We provide a Welcome Pack on arrival including a bottle of chilled Prosecco, fresh seasonal fruit, a selection of tea, coffee, fresh milk & sugar.


For your convenience we provide a starter pack which includes bathroom hand soap and shower gel, toilet paper, washing machine detergent & washing up liquid.


Easy free and safe parking is available in the village approximately 400 meters from the property. Plus there is a private parking space above the house.

About Marie and Lorenzo

The house is owned by a local family who live in the village of Vicopisano. English speaking property managers Marie and Lorenzo (pictured) also live in the village and they will be your first contact when booking Casa del Pretorio. If you have any questions regarding the booking process, the region or the property itself they will be able to answer your queries. As they live in the village you will be sure to meet them and they will be available during your stay should you have any further questions. For your arrival you will be met by either Carlo, Giuseppe or Barbara who are the property owners, they too speak English and look forward to welcoming you to Casa del Pretorio.

What makes this house unique

This is a unique village house nestled below the Medieval towers and fortress of Brunelleschi. The house has two terraces both with beautiful panoramic views over the surrounding countryside and Medieval towers. Both terraces offer the opportunity to dine alfreso or just relax with a book. Casa del Pretorio is one of the few houses in the historic center which has its own private garden.

Fantastic home base for a Tuscany visit

Used this little medieval village as our Tuscany base, what a fantastic home we had to stay in, welcomed by owner Giuseppe and Barbara and village hosts Marie and Lorenzo who all made us more than welcome along with the locals we meet during our stay. Easy access to the towns, beaches and local producers of Tuscan fare such as Olive farms and vineyards. Sampling the local oils flavoured with basil, garlic or lemon washed down with the farms wine on a Sunday morning in the warm Tuscan sun was a pure delight. We where able to visit the towns and cities of Pisa, Sienna, Florence and many more with time to enjoy the sea and sand of Calambrone and a fabulous afternoon visit to the Piaggio museum showing the life of the Vespa scooter.

2nd time even better than the first time

I returned to this home and village with great anticipation and wonderful memories of last year. This year was even better. The availability and prompt response from Marie and Lorenzo allowed me to make reservations for a Truffle Hunt (fabulous), a day in a cabana at the beach and a sunset sail (even more fabulous) and another olive oil farm tour (enjoyed sharing with my daughter) . the house was more than comfortable and yes, there is a cat who believes this is his house and you are his guests. The location of Vicopisano allows easy access to small stores, village life and a wonderful deli type store with eh most fantastic food you have ever seen. and best of all you are living in a medieval village with comfortable beds and your own bathroom. I recommend this house and the services of Marie to anyone who wants to enjoy the beauty of Tuscany without being either inn a large city or in the remoteness of the country.

Felt at home immediately!

What an experience! We felt at home right from the start. Giuseppe met us there to show us around - he was wonderful. Then Marie came to show us around the town and introduce us to the wonderful people and places of Vicopisano. This is a great home base if you are wanting to stay in Tuscany. Marie was terrific from the moment I emailed about staying here she answered all our questions quickly. Her suggestions are great and you should take advantage of some of the outings that she can plan for you. The home was warm and welcoming after a day of touring Florence (by train - it's so easy), Lucca we drove and found a great parking lot, and we went to Cinque Terre as well. All can be done in a day! Walking around Vicopisano was a wonderful way to relax at the end of the day. We would highly recommend staying here and hope to return one day. We cannot thank Marie enough for making our vacation a wonderful experience.

Lovely house. Well-maintained. Old world charm but comfortable.

We loved our time in Vicopisano. The town is utterly charming, with cobbled walkways, towers, and, even, a medieval fortress. We sipped cappucino on the square and wine in the front garden while watching the sunset. Marie and the property owners are friendly and helpful. There is even a very thorough guide to the town and region available in the house.

The best vacation!

It was the best vacation! Everything was just perfect, including weather :). The house is exactly as it is pictured: beautiful medieval place with added comfort of modernity. Very clean, decorated with love and preserving history of it’s inhabitants. It is located in the heart of the village just under the main tower of the fortress and the bell tower. The hosts and the owners are extremely helpful and will go above and beyond to ensure your comfort and provide the best experience. I would like to thank Marie, Lorenzo, Giuseppe and Barbara for their hospitality and warm hearts that made me feel like their family member, rather than a random visitor.

The three things to cosider when booking this place:

1- there are plenty of stairs to climb in the house and in the village itself, because it is located on the hill. Helps staying in shape, but might be difficult fir some people.

2- the bells on the bell tower strike every half an hour. If you are like me and like to sleep with windows open, be prepared to wake up with a charming and loud sound of the bell at 5:05 am :)

3- parking lot is located quite far from the house and you will have to carry your luggage up hill on medieval cobbles, so travel light.

I would definitely come back here again maybe in a yar or two and I do strongly recommend this place to anyone, who wants to experience the true taste of Tuscany!!!!

The issues such as the stairs of the house and to access the property are clearly indicated in our listing and we certainly do not recommend the house for those with difficulty negotiating stairs or are less agile. Regarding the bell tower yes, it’s very much part of the character and authenticity of a typical Tuscan town. It’s bell the that lets the locals know what time it is in the morning or for those that find themselves waking in the night! The position of the parking lot is also clearly marked in our listing – and you are absolutely right it’s probably better to travel light if you are not used to lifting heavy cases along Medieval lanes! We thank you for recommending Casa del Pretorio and Vicopisano for anyone looking to experience a true taste of Tuscany. Truly enjoyed the home.

The property was beautiful and well maintained with all amenities you would expect. As others have shared you need to be prepared to carry luggage to the house up hill and some steps.

Carlo, Giuseppe and Barbara were wonderful hosts. So nice to get a chance to meet Carlo and Giuseppe. And Maria and Lorenzo provided wonderful insights on places to visit, restaurants to try and were phenomenal guides for our Vineyard tour.
