Access to everything is easy; high walking score, very cozy, comfortable apt.

It doesn't get better: 10 min to BART or MUNI (public transit). Valencia Street, restaurant row, is two blocks away. The Castro district not much further. Local choices abound: movies, cafes, restaurants and more. Walking Score of 96!

We have an excellent patisserie two blocks away, MUNI takes you to Union Square and downtown in 3 stops, or to the Embarcadero and waterfront in 5, about 15 minutes. BART takes you to SFO and the Oakland airports and all the east bay. AT&T stadium, the symphony hall, opera house, SF Museum of Modern Art, the Contemporary Jewish Museum, and the new SF jazz center are all within reach. And there are a bevy of restaurants from high end to just good neighborhood spots in easy walking distance. Not to mention Dolores Park.

Two or three adults is fine; three but four is a bit more than one full bathroom and two bedrooms can accommodate easily. The apartment is not suitable for children at all in terms of safety (staircases are not behind doors).

The apartment is in great condition, fully furnished, with a deck at back and garage parking too, if you need it--and if you have a car, you will need a place to park for sure!. You are a very short distance from a freeway entrance for road trips near or far.

You are up one flight of stairs from the street, and have a living room, dining room, remodeled kitchen, bath with tub and shower, second half bathroom, one bedroom with a queen bed (and large screen, HD TV) as well as a second bedroom/study with full size sofa/bed, plus a deck and small garden in the back.

The street is a quiet, one way street in between larger ones so it is peaceful but still very close to everything you need. Whole Foods, for better or worse, is a short walk away and numerous cafes and restaurants are too. They range from comfortable, neighborhood restaurants to ones that get solid write ups nationally.

Dolores Park, with fabulous views of the downtown skyline is a short walk away and Golden Gate Park with the de Young museum and many other attractions is reachable by bike, taxi or bus; it's just about 20 minutes away.

The Mission District is clearly one of the hot places to be--it is true neighborhood not a tourist mecca--and this apartment is the perfect place from which to enjoy all of San Francisco.

Why Bill Nichols chose Mission District

I loved the great attention to detail in the apartment proper and the location. It was remodeled before I bought it and has a warm, open feel to it. With parking and public transit close by too it is perfect and with so many places to hang out, eat, read, get a coffee, shop and just enjoy people watching it's hard to imagine being elsewhere.

The apartment was originally, in 1912, boxy but the remodel opened it up so that the rooms flow into one another gracefully and give the whole place a relaxing, comfortable feel. The parquet floor is original, and has great detail, and some of the windows still have the wavy, original glass that you can't find anymore. It adds a classic touch without affecting what you see hardly at all.

The granite topped breakfast nook in the kitchen is a perfect place for breakfast, snacks, and enjoying a coffee while reading. The back deck is a delight to sit on when the sun is out and city at its welcoming best.

Exactly what we were hoping for!

Booking places online can be risky and you're never sure if it's going to live up to how it is portrayed in the profile - but in this case we were absolutely not disappointed! Even before we arrived, the owner, Bill, was readily responsive to my questions in great detail and incredibly accommodating and flexible with making arrangements for our arrival. It was indeed a very "cozy" apartment in a great location with comfortable beds and living spaces. The kitchen was fully stocked (including every possible coffee implement imaginable) and Bill left detailed and helpful instructions for recommended restaurants, sites, transportation and activities. The Mission District is within walking distance of so many eateries, parks and entertainment so not having a car was not an issue for us - and it felt quite safe.

Three (adults) stayed here and the two bedrooms - one with a queen to share, provided adequate sleeping arrangements and the full bath plus additional water closet was perfect for us. Overall we felt well taken care of and it's obvious Bill wants his guests to have a good experience - so we thank him for that. I will most certainly re-book for my next visit to San Francisco!

Lovely place with quiet location

Lots of beautiful furnishings. Best suited for a couple, but worked for us 3 just fine. Bill offered lots of tips on what to do and restaurant suggestions which were very helpful.

Owner's Response: There are two bedrooms and 1.5 baths but if all three guests need the full bath at the same time, there can be some waiting involved. Otherwise there is plenty of room for three but four would definitely be too many.

Perfect location for exploring San Francisco

Apartment was clean, peaceful and comfortable! Bill was a great host and super communicative. Excellent restaurants and cafes nearby and we were able to walk and/or use public transportation to explore neighborhoods, visit the awesome museums in town and check out the main tourist attractions. Golden Gate Park was a favorite. It was also nice to have access to a garage which we used to store our rental bike. Would definitely recommend!
