About Sarah Koestner

Hello! I help manage this property for my father. I'm New Jersey born and raised and a Rutgers graduate who currently lives in Jersey City with my husband and baby boy.

Sarah Koestner purchased this house in 2015

Why Sarah Koestner chose Atlantic Highlands

This property is beautiful and so unique. We lovingly refer to it as a "treehouse" as it's perched at the top of a hill and there a number of steps to climb. The view from the front deck makes it all worth it! You can easily spend an afternoon relaxing on the porch, taking in the view of Sandy Hook and the distant NYC skyline.

What makes this house unique

The front porch makes this property so inviting. It's truly a wonderful place to sit, relax and enjoy the view.

The living room is a great gathering area with a panoramic view.

I hate to say that we loved this place because I would like to keep this a hidden gem! The place was very clean and the location was perfect (just off the beaten trail). We would love to come back!

House is very clean, well appointed and very comfortable. Great views from deck. Very quiet street, a great place to go to relax. Close to beach and restaurants. Owner Sarah is very easy to deal with. Will definitely stay here again.

A beautiful house on a hill.

  • 5 of 5

The Hilltop villa is a beautiful home with plenty of space for people to spread around..we had six people who stayed at the home and we invited a couple of friends over for a Sunday barbeque and seafood boil, everyone had a wonderful time in spite of rainy weather that kept us from going to the beach on Saturday (not the houses fault)..we will definitely be back at The Hilltop Villa again...

Thank You Sarah

strange layout and lots of hassles

  • 3 of 5

The property is big and in a quiet location. However we were unlucky over the course of our stay. We had issues with the electricity which left us without power for a day. The food we lost was all replaced and we were kindly sent a gift basket, however we lost time waiting in for the electrician and having to go back to the supermarket. Issues we had were resolved quickly however there were far too many. There were no blinds on arrival, no kettle, (we were supplied both the day after mentioning it) poor equipment in the kitchen which made cooking tricky, the house wasn't very clean and no cleaning equipment was left so over our three week stay we couldn't keep the house as we would have liked to. There is a raccoon who visits daily to empty out the bin as it doesn't have a lid which fits so we had to pick all the rubbish off the floor most days.

The house is built into the hill so there are about 35/40 steps to get up to it. You need to be strong to get up them with all your luggage! The property has four floors which obviously adds more stairs inside, just keep this in mind as everything you bring in and out of the house has to be carried up and down. The layout of the house renders the first and fourth floor redundant, so what should be a big house reduces to quite a small living area. There are three lounge spaces but a TV in only one of these spaces. There are two kitchens but only one is equipped and two bedrooms.

The property served a purpose for us but we wouldn't stay again. It would perhaps be better for shorter stays (we were here three weeks) with older children. The number of stairs made it tricky with my toddler.

I think the property will be better once the glitches are ironed out and it has the right equipment in it.

Owner's Response: Dear Tamsin, Thank you for your review. As you mentioned, the electrical issue has been resolved. We've also installed blinds, purchased a tea kettle and new bins to help prevent issues with the raccoon. A professional cleaning service comes to the house before and after the stay. The tenant is responsible for all cleaning that happens during their stay. There is one TV in the main living room and an additional television in the master bedroom. We apologize again for any inconvenience you encountered during your stay at our house. Best, Sarah and Family
