A huge (6,200 ft2 – 576 m2) spectacular modern five-bedroom spacious home (sleeps up to 10 persons and 3 dogs) set on the riverbank of the river Teifi with private grounds (lots of parking) and private fishing rights along our part of the river.

There are two downstairs bedrooms, which are suitable for elderly and disabled guests, one is ensuite, a ground floor cloakroom and three further ensuite bedrooms on the two floors above. A large open plan living area with double vaulted ceiling above and most guests say, “Wow”, as they see the space in person.

Just 5 miles from the golden beaches of Aberporth (the dolphins are regularly seen) and Tresaith. A mile from the picturesque historical market town of Newcastle Emlyn (with its 12th century castle ruins). Suo Gân (meaning Whispering Song or Lullaby), Llandyfriog, Newcastle Emlyn, will simply take your breath away! Set in a wonderful position right on the banks of the river Teifi (Tivy), designated a site of special scientific interest (SSSI), just outside the bustling market town of Newcastle Emlyn offering three quarters of a mile of fishing rights with salmon pools and sea trout.

A contemporary, uniquely designed, detached house, it maximises the glorious views along the river and surrounding water meadows. Finished to a very high standard throughout, step into the open-plan living space with modern quality, fitted kitchen with gas hob, electric double oven, microwave, dishwasher, two fridges, freezer, washing machine and high ceiling sitting room, the limestone chimney breast will catch your eye, while the wood burning stove ensures a cosy feel on chillier evenings. The floor to ceiling windows with French doors makes it feel light and airy and opens to a large, decked balcony terrace running the length of the house, the perfect spot to dine alfresco and listen to the river below you.

One of the ground floor bedrooms has dual-aspect windows (one which opens to the balcony terrace) with views of the Teifi River. On the first-floor, the landing is galleried over the living area and the ensuite bedrooms offer wonderful dual aspect views over the river Teifi (Tivy) and countryside, while the Jacuzzi corner bath in the family bathroom is perfect for a luxurious soak!

On the top floor there is a huge loft room with double bed and sofa, bean bags, open plan double shower and separate cloakroom/ wc. With its own gaming TV which includes Freeview and a DVD with wifi access to TV apps (including, BBC iplayer, Netflix and Amazon Prime - Purchases are rechargeable at cost) the loft room is always popular with teenagers who relish their own space.

Spend your days wandering my adjacent fields or just messing around on the river, ideal for kayaking enthusiasts, as there is direct access to launch your kayaks and canoes and a convenient outside WC and shower. (Two Kyaks, life vests and paddles are provided on site - Use of which are at your and your parties own risk). Picnic table with disposable BBQ facility.

On rainy days, you can entertain yourselves with our board games, giant Jenga, the upright piano, the table tennis (ping pong) table or simply relax with a movie in front of the log burner. (Dvd player or TV apps including, BBC iplayer, Netflix and Amazon Prime - Purchases are rechargeable at cost).

The riverbanks teem with birds and wildlife, with regular sightings of otters. Perfect for keen fishermen who will enjoy catching salmon and sea trout. Children will enjoy the kayaking, fishing and the rope swing over the river. You can walk past Newcastle Emlyn Rugby Club, which is good for a Sunday Roast dinner or a pint, to the market town of Newcastle Emlyn less than a mile away with its Norman Castle ruins, it offers a range of shops, pubs and antique centres to enjoy

A visit to the Pentre Ifan, a Neolithic dolmen which dates from around 3500 BC in Nevern, Pembrokeshire or the famous Cenarth Falls should not be missed, while the County market town of Cardigan with its farmers markets and facilities is only a 9-mile drive away. Book coasteering or take a boat trip to really appreciate the beauty of Cardigan Bay, which has its own resident bottlenose dolphins and grey seals, explore the glorious coastline with its many beautiful beaches, the closest being Aberporth or Tresaith between 5 and 10 minutes away by car, they are both popular with sailors and surfers alike, these beautiful sandy beaches (with dog friendly areas) have it all with regular sightings of dolphins and rock pools and even a waterfall to explore.

Lovely riverside location
Lovely well equipped house, perfect for a large family group. The situation on the river was wonderful, plenty to keep young and old occupied. We didn't realise there was another property on site with a free roaming dog. This caused a few issues with our dogs but only because our dogs are not very friendly! Krista was extremely helpful, gave us lots of information and suggestions for places to visit. We had a lovely stay.

Five Star Property!
Our family, 8 adults and a 3-month-old baby had a wonderful week at Suo Gan. The house is absolutely beautiful, inside and out, and professionally presented by the host. We visited relatives and traveled from Ohio with our daughters, sons-in-law, and granddaughter. After a long journey, it was great to settle into the property which was even better than described. The setting is peaceful. and private yet close to the bustling town of Newcastle Emlyn and beautiful local beaches. We hosted a family celebration for 18 adults and there was plenty of room on the deck and inside the house. I 100% recommend this property and we look forward to returning! Dr. Krista even took the time to call before our visit to give us information about the area and house!

Brilliant Property & Location
We were an extended family group ranging from 20 to 81. The first impression of the house was a WOW! All the bedrooms were of a good size and with 3 ensuites and a huge family bathroom meant there was plenty of room for everyone. The kitchen was extremely well equipped and the view over the river and fields fantastic. The house was in a very good decorative order and clean. It was ideally located so you could walk through the fields and Rugby club to Newcastle Emlyn. The use of the sit on kayaks was a real bonus of which we made good use of. Travel to Cardigan or Carmarthen via car was easy and the beaches stunning and clean. We were blessed with sunny dry weather for the week which also added to the enjoyment of the area. Krista was exceptionally helpful and friendly and we followed her advice on the many places to visit. We would stay again and have no hesitation in recommending the property to friends & relatives. Thankyou Krista for such a wonderful time, Geoff & Family.
