Location, location, location! Enjoy the convenience of this SKI IN and SKI OUT two bedroom, two bath condo. Not only is Emmons 431 ski in and ski out but it is also a very short walk to the free town shuttle. This condo also features a deck, wood burning fireplace, and a fully stocked kitchen. This condo will comfortably sleep up to six people with a sleeper sofa. There is one king bed in the master bathroom and two twin beds in the second bedroom.The washer and dryer are located on the first floor of the building.

PLEASE NOTE THAT THERE ARE SEVERAL FLIGHTS OF STAIRS TO GET TO THIS UNIT. IF YOU HAVE TROUBLE WITH STAIRS, YOU WILL WANT TO CHOOSE ANOTHER LOCATION.

PARKING IS EXTREMELY LIMITED IN THIS BUILDING COMPLEX!! ONLY ONE CAR IS PERMITTED TO HAVE A PASS PER THE HOA. THERE IS OVERFLOW PARKING, BUT TRAILERS, RV's, RECREATIONAL VEHICLES ARE NOT ALLOWED. IF YOU ARE BRINGING ANY OF THOSE YOU WILL NEED TO ARRANGE SPECIAL PARKING THROUGH CRESTED BUTTE MOUNTAIN RESORT ADVENTURE CENTER CONCIERGE.

Great location, clean and great space. Parking was convenient as well. Stairs could be a challenge but liked the layout of the condo itself.

Unprofessional Management, Misleading Parking, 5 flights stairs, harassment, inaccurate info

Unprofessional management/misleading. There is no parking space assigned to this condo; you park two blocks away in general skier parking. There is no marked unloading zone, and you must negotiate a FULL 5 flights of stairs to the condo from a parking area at building front (in addition to five flights of stairs to condo, be aware 3 floor condo has two stair sets to bedrooms). Three runs each up/down to the condo,, (approximately 15- 20 minutes) and the vehicle was stickered requiring a razor to remove (compliments lying irresponsible Toad Management when we were clearly observed tag running up/down unloading) of which afterwards I received a text & phone call from the Peak Management accusing me of blocking handicap parking (absolutely untrue!!!!!!) and being in a no parking zone. Where do you unload -two blocks away in the snow and drag all your stuff? Offering another condo was just pure hassle on our valuable time. In addition, after unloading/parking the vehicles in the skiers lot, we received a SECOND message and phone call the NEXT day accusing my condo that we moved parking cones and our vehicle was recognized? (just a full diatribe of irresponsible rhetoric). I asked not to be called again and stop these unreasonable accusations. Asked Peak Management if there was a reciprocal ski storage agreement with condo complex who said NONE was available. Ski Valet recognized the Emmons Building and provided ski storage (Shame on Peak Management!! for not knowing). During our stay, the condo was entered and sprayed on all three floors of condo with some chemical disinfectant (denied by Peak Management) and all four of us smelled it - which was an affront, all windows and doors had to be opened. THIS WAS MORE THAN UNCONSCIONABLE!! I had an asthma attack, got sick and was hospitalized. My condo mates can speak to the condition of the condo upon entry, which I was not there - apparently they did some cleaning. The towels appeared dirty and questionable. Location is within walking distance to lifts, condo dated and usable not worth unprofessionalism, cleaning, stickers, accusations, parking, etc. or CHEMICAL SPRAYED in condo -however it got there. VRBO/Peak conflict check in/out and parking info. All in condo got sick after leaving this condo. - I stay in many resorts for weekends/rent condos w/ friends and ski group. NEVER AGAIN EMMONS BUILDING, Peak or Toad Management.

Had a great time, and there are definite things you need to know about this property

Positives: It is a great location for skiing, the ski lift is a few hundred feet from the unit. Peak property management was very responsive and did a great job. The unit was clean, stocked with firewood and starters to make it comfortable, and the hot tub was close, clean, and ready to be used. Location is close to lots of things, including the shuttle to Crested Butte. Plenty of blankets and towels.

things to consider: You have to climb 6-7 flights of stairs to get to the bedroom from outside. If you are from a place close to sea level, coming to this elevation, or have knee problems, it makes it difficult. If you are planning to do all your own cooking, the space is limited, and there are not a lot of cooking utensils or pans. The Condo is 3 stories with the master being on the top floor. The beds are a little older and the mattresses have some mileage on them. Make sure and bring your own soap and shampoo as there is little or none provided. The television is a 1993 model, but does work.

I would rent from here again, and would know what I am getting. We were able to maximize our skiing, which is what we came for. And the management company was great, along with the pricing was reasonable for the convenience. Thanks for a good trip.
