We moved to Cornwall as a family in October 2010 with the intention of setting up our own holiday letting business and to have our own Cornish escape from our previous lifestyle. We are Kate and Kevin Thomas and have 3 young boys who love the freedom of the great outdoors. Little Rosewarne is a smallholding of some 10 acres and in the past has had its own dairy herd. We started to convert the old cattle shed and creamery at the beginning of 2012 and wanted to maintain the character of the building while providing a sustainable future for the farm. We keep chickens at Little Rosewarne and currently enjoy eggs from 3 Copper Marans, 2 Speckled Marans and one Cream Legbar. We also raise Berkshire pigs. These are black haired and famed for their great quality pork.

Why Kate and Kevin Thomas chose Breage
We bought Little Rosewarne after holidaying in the Porthleven area over the past 20 years. We know the area well and would spend most of our holiday time either in Porthleven or towards Falmouth. When we made the decision to move to Cornwall we knew we wanted to be close to the things and areas we loved. However, we had never been to Godolphin Cross or for that matter Godolphin House. But when we saw Little Rosewarne, we fell in love with the place and felt with its proximity to the areas we enjoyed spending time in, it would make the ideal place for us to live and raise our family. Little Rosewarne itself is a traditional Cornish farmhouse with extensive gardens. We wanted to buy a property where there was the potential for a blank canvas and for us to make our own mark. The first of which is The Old Dairy. It also means we are close at hand if we are needed. The area is stunning because it is situated near to Godolphin House with easy access to the the beach and fantastic areas and places to explore.

We believe that 'The Old Dairy' and 'Hayloft' at Little Rosewarne is the perfect place to escape to, and explore this part of Cornwall. We hope that having spent many years staying in quality holiday accommodation we have worked out what works and what is sometimes missing and it is to this end we hope we can provide that little something extra. Cornish Holiday Escapes Limited Rental Agreement and House Rules The Old Dairy and The Hayloft at Little Rosewarne 1 ADDRESS: The Old Dairy, Little Rosewarne, Godolphin Cross, Helston, TR13 9RE. The Hayloft, Little Rosewarne, Godolphin Cross, Helston, TR13 9RE. 2 SMOKING POLICY – The grounds and properties are strictly NON-SMOKING. 3 PET - Pets are not permitted in either property under any conditions. 4 NO SINGLE SEX groups are permitted without prior arrangement with the owners, 5 SECURITY/RESERVATION DEPOSIT - A security deposit of £200 is required. This must be received at the point of final payment for the holiday property. The deposit is NOT applied towards rent; however, it is fully refundable within fourteen (14) days of departure, provided the following provisions are met: • No damage is done to property or its contents, beyond normal wear and tear. • No charges are incurred due to illegal activity. • All debris, rubbish and discards are placed in rubbish bin, and soiled dishes are placed in the dishwasher and cleaned. • All keys are left on the kitchen table upon departure. • All charges accrued during the stay are paid prior to departure. • No linens are lost or damaged. • The renter is not evicted by the owner (or representative of the owner) or the local law enforcement. • You are responsible for any breakages. Cornish Holiday Escapes Ltd. are entitled to deduct from the security deposit the cost of any replacement(s) or repair(s). 6 DIFFICULTIES and MAINTAINANCE - If you have any difficulties with a property, require maintenance, or have any complaints; you should notify Cornish Holiday Escapes. We will only investigate complaints which are notified to us promptly and before the end of your holiday. You must allow Cornish Holiday Escapes Ltd. access to the property at any reasonable time during your stay to resolve any issues. 7 CIRCUMSTANCES BEYOND THE CONTROL OF CORNISH HOLIDAY ESCAPES LTD - We may cancel bookings made if the property becomes unavailable for reasons beyond the owner's reasonable control, including without limitation: flooding; fire; significant damage to the property; or failure of utility services to the property. We will refund to you any sums you have paid. We shall not have any other liability to you. 8 BREACHES OF THIS RENTAL AGREEMENT - If you commit a serious breach of this Rental Agreement, Cornish Holiday Escapes Ltd. will have the right to terminate your booking and if you are already at the property the owner may require you to vacate it immediately. A serious breach of this Rental Agreement includes, without limitation, failure to comply with rules of the house or health and safety advice or circumstances where your behaviour, or that of your guests, is likely to have a significant adverse effect upon those staying or living nearby to the property. In the event of you committing a serious breach of this Rental Agreement no refund of the fees you have paid will be returnable to you. 9 MAXIMUM OCCUPANCY – The maximum number of guests is limited to four persons. The exception to this is a baby in a cot staying in the master bedroom. In this instance, the cot will replace the dressing table within the master bedroom in the Old Dairy only. 10 MINIMUM STAY – Each property requires a three-night minimum stay. If a rental is taken for less than three days, the guest will be charged the three-night rate. 11 SHORT BREAKS - We operate a Friday to Friday rental week. Shot stays will only be accepted within this rental week. (For example, a booking for 3 nights Monday to Thursday would be accepted. However, a 3-night stay from Thursday to Sunday would fall over two working weeks and would not be accepted without prior agreement). 12 FULL WEEK BOOKINGS – We only accept full week booking either 7 or 14 days from the 1st June until the 31st August 13 INCLUSIVE FEES – Your holiday includes a one-time linen & towel setup (one face flannel, hand towel & bath sheet per person). All electrical costs are included as part of your rental rate. 14 NO DAILY HOUSEKEEPING SERVICE – The property will be cleaned for your arrival but there is no additional daily housekeeping service. 15 RATE CHANGES – Rates subject to change without notice. 16 FALSIFIED BOOKINGS – Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 17 PARKING – Parking is limited to two vehicles. Vehicles are to be parked in designated parking area, opposite the entrance to The Old Dairy and outside The Hayloft respectively. Vehicles are parked at the owner’s risk and there is no liability to Cornish Holiday Escapes for any damage to or loss from the vehicle(s). 18 WOOD BURNER – The Old Dairy only. The wood burner is there for your use if you wish. Please only burn wood provided either as a free basket on arrival (beginning of October to the end of March) or purchased from Cornish Holiday Escapes. (This insures that well-seasoned logs are used, improving the performance of the wood burner and reducing the possibility of chimney fires). Please do not throw any paper or other combustible materials (including coal) into the wood burner. 19 SEWAGE TREATMENT – Godolphin Cross is not on mains sewage. There is a sewage treatment plant at Little Rosewarne which discharges clean water into the local water course. The treatment plant bubbles air into its chambers to provide oxygen for bacteria to break down waste. It may on occasional be possible to hear the pump in operation. We believe that this is an environmentally friendly way of dealing with waste. For the treatment plant to run efficiently the amount of detergents and bleach used is kept to an acceptable minimum. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No wipes, feminine or baby products should be flushed at any time. If it is found that such products have been flushed and clog the Treatment system, you could be charged damages of up to two hundred pounds (£200). 20 DATA PROTECTION – Cornish Holiday Escapes Ltd. adheres to the Data Protection Act 1998. It will not disclose any personal data provided to any third party. We may contact you after your stay regarding future promotions and guest reviews and feedback. 21 THE LAW AND YOUR RIGHTS – This Rental Agreement between you and Cornish Holiday Escapes Ltd. is subject to English Law and to the exclusive jurisdiction of the English Courts. Your statutory rights are not affected by anything contained within this rental agreement. An enhance version of 'house rules' is available in our rental agreement.

Perfect cornish escape.
A pleasure to return to the Old Dairy. Spotless on arrival with a lovely cream tea waiting and some wine for later! Kate and Kevin are great hosts and always available if you need anything. Great spot for exploring with far too many places within easy driving distance to choose from. Look forward to another visit!
Very well presented and welcoming place to stay
The Old Dairy is a wonderful place for a family to stay. The accommodation is finished to a high standard and set in a lovely, peaceful area with loads of outdoor space. Well located for seeing West Cornwall. The hosts are welcoming and very helpful.
We had a lovely week at the old dairy. Travel cot, blackout blind, fire guard, highchair all provided to help with a toddler.
Had the weather been nicer I’m sure we would have used the garden as well. My little girl loved going out in the opening and saying hello to the ducks.

We stayed at the Old Dairy after a recommendation from a friend, and we were not disappointed!
Kate and Kevin were such lovely hosts, and made sure the accommodation had everything we needed for our mini holiday. The cottage is set within the grounds of their farm, with chickens, ducks and a pig nearby which provided no end of excitement for our toddler. Inside, the cottage is equipped with everything you'd need for a break with a toddler and/or baby, including stair gate, high chair, black out blind, travel cot, kid-friendly dishes/cutlery, and toys!! The bedrooms were lovely and quiet, so everyone was able to sleep well before our daytime adventures. We were within easy access to everything we'd hoped to visit during our stay, including Porthcurno Beach, Kynance Cove, St Michael's Mount, Falmouth and Porthleven.
We will absolutely be staying at the Old Dairy again - somehow Kate and Kevin have truly taken the stress out of travelling with a toddler and a baby!
The Old Dairy borders the National Trust's Godolphin House and Estate (as featured in Cornwall with Caroline Quentin on ITV).
St. Ives, Penzance, Marazion, Falmouth, The Lizard Peninsula and Helford and Fal Estuaries are all just a short distance away, thus making The Old Dairy a great place to explore the most southerly and westerly parts of Cornwall.
For beach lovers Praa Sands is close by, with Kynance Cove, Gwithian Sands, and Carbis Bay a short drive away. With access to both coasts there is always something for everyone from sheltered coves and sandy beaches to fantastic surf.
But if the weather is having an off day, there are plenty of fantastic days out. The Eden Project is a must and The National Maritime Museum and Porthcurno Telegraph Museum are highly recommended (ask our 3 boys). Other local attractions include Gweek Seal Sanctuary, Flambards and Paradise Park.
There are a number of fantastic gardens (such as Trebah Gardens) and National Trust sites (including Godolphin House and Estate, Trengwainton Garden, Glendurgan Garden, Trelissick Garden, Trerice House and Levant Mine) to explore as well as the Mining Heritage of Cornwall - Little Rosewarne is situated within the Tregonning and Trewavas District World Heritage site. In addition, there are some English Heritage sites nearby (including Pendennis Castle, St. Mawes Castle and the Chysauster Ancient Village).
For the more energetic there is easy access to some fantastic coastal walking along the South West Coast paths. Rural walks can be had from your front door - cross the road and explore the National Trusts Godolphin Woods (a blanket of bluebells in early spring) and Godolphin Hill which boasts a fantastic panorama. You can see St. Ives and Gwithian Sands on the North Coast, down into the Lands End Peninsula, with St. Michael's Mount, Penzance, Newlyn and Mousehole to the south. Further round the spine of the Lizard Peninsula stretches out with the distinctive satellite dishes of Goonhilly piercing the skyline and finally Carn Brea and the Monument to the north.
Cycling both on the road and off road is excellent with the Mineral Tramways Trails great for all abilities. There are local bike hire shops in both Porthleven and on the Mineral Tramways.
The small fishing village of Porthleven lies 4 miles to the south with a wide choice of pubs, fantastic restaurants, cafes and tea rooms. There is also a good choice of locally produced foods with a fishmongers and deli. There are a number of local pubs which provide a warm welcome, great beer and good food. We would be happy to recommend some.
There is fresh produce a plenty in Cornwall - from clotted cream and Roskilly's dairy ice cream, fresh fish and locally reared meat, poultry and vegetables. There are two farm shops within a couple of miles of Godolphin.
