This property has been in the family for years and was always used as a family gathering place. We could always depend on the "house on the river" to provide great memories of kids playing in the river and exploring the world without a care. We have six adult children, five of whom have lived at this home at one time or another in their marriages. Our family considers this home a treasure and hope that you will enjoy it the way we have throughout the years.

The "house on the river" is a great getaway for the family or those seeking some peaceful nature but not off the beaten path at all. The home is less than a mile from shopping and town but it's a well kept secret among even those who have lived in Marion for years. Why stay in an expensive hotel when you can have all the convenience of home for the same price and with more room. More to explore, more space, more wildlife, more outdoor relaxing areas. Sleeps six.
What makes this House unique
Guests are free to walk the gravel roads that lead in and out of the property. The mill on the other side of the wooden bridge was originally a flour mill for locals to get their flour. The property around the mill is owned by the town of Marion and leased to our family and is yours to enjoy while you are at the "house on the river". We suggest a river walk that starts at the little beach near the mill and then to the house and beyond. The adjacent property on the other side is owned by Smyth County Community Hospital, Ballad Health. You don't even see the hospital as it is surrounded by 45 acres of mostly woods and nature and is set on a hill high above the river. You are close to highway 11 and the railroad. The kids have always loved when trains came through as it was a reminder of the progress that is close by while enjoying God's great gift of nature.

Peaceful and perfect!
This was our second stay; may become our home away from home when we travel to Marion! The location is perfect and there is no better setting to relax. When we went out Sunday morning to enjoy our coffee by the river, we opened the door to come nearly nose to nose with a surprised young buck at the foot of the porch stairs. There was about 10 seconds of contemplation between us before he walked away. Later in the morning, there was a cute little river creature, perhaps a river otter, who peeked out from the rocks to investigate who was walking around.

The house was a great little place where we could enjoy my local family! Saw a lot of wildlife spent time fishing and playing in the river, secluded yet close to everything. Will definetly rent again!

We had a great stay here! My daughter loved being able to run around and catch lightening bugs at night and we loved being immersed in nature. Over a wonderful experience in a beautiful home!

River Retreat was great! The home owner was very responsive to all communication. The 3 hotel style A/C units kept the house comfortable even though it was 90+ degrees outside. As other reviewers have said you can hear train and road noise when outside the house but none of us found it bothersome. The house is located only minutes from Walmart, Drive In movie, and Hungry Mother State Park but feels secluded and peaceful. Bring your bug spray, though, dusk especially brought out the bugs!
We loved our week stay so much. It was the perfect place for our entire family to meet up during the days. The afternoons were spent in and out of the river and the evenings by the fire pit. There were deer and ducks, even a crane stopped to visit. The fireflies at night were magical! We even had breakfast in the crockpot for a ready made meal one morning. Although there is a train track and highway on the other side of the river, we really didn’t notice it. The area is secluded and feels very private. We loved our stay and will return again without hesitation.
When we arrived the owners had the tops of the Dutch doors open, inviting us and the fresh air in. The cottage is comfortable and sweet as can be. We spent a great deal of time in the rockers on the front porch watching and listening to the water. Great little road for walking. We were close to everything, but tucked away. We even managed to lock ourselves out and the owners were there in just a few minutes to get us in. The only negative was that the highway is close by. It didn’t bother us but if you’re sensitive to noise it would bother you. Overall it was a great place and hopefully we will be able to stay there next time.
