This property has been in the family for years and was always used as a family gathering place. We could always depend on the "house on the river" to provide great memories of kids playing in the river and exploring the world without a care. We have six adult children, five of whom have lived at this home at one time or another in their marriages. Our family considers this home a treasure and hope that you will enjoy it the way we have throughout the years.

The "house on the river" is a great getaway for the family or those seeking some peaceful nature but not off the beaten path at all. The home is less than a mile from shopping and town but it's a well kept secret among even those who have lived in Marion for years. Why stay in an expensive hotel when you can have all the convenience of home for the same price and with more room. More to explore, more space, more wildlife, more outdoor relaxing areas. Sleeps six.
What makes this House unique
Guests are free to walk the gravel roads that lead in and out of the property. The mill on the other side of the wooden bridge was originally a flour mill for locals to get their flour. The property around the mill is owned by the town of Marion and leased to our family and is yours to enjoy while you are at the "house on the river". We suggest a river walk that starts at the little beach near the mill and then to the house and beyond. The adjacent property on the other side is owned by Smyth County Community Hospital, Ballad Health. You don't even see the hospital as it is surrounded by 45 acres of mostly woods and nature and is set on a hill high above the river. You are close to highway 11 and the railroad. The kids have always loved when trains came through as it was a reminder of the progress that is close by while enjoying God's great gift of nature.

Great trout fishing stream in front of cabin
Sadly, it rained, and rained a lot while i was there. Nevertheless, i did manage to catch one fish and had i not been recovering from a broken ankle, proper fly fishing would have netted some better results with the fish my first day there. After that, the stream became a little river. The house is quaint, but i like quaint and old style places, the front porch was just what i needed to prop my foot up and read, sleep, and relax. Comfortable beds, good stove and indoor plumbing made it a luxury for someone whose usual haunts are back in the forest in a tent. The only draw back is if you do not like trains, about 3-4 times a day one goes by. I love trains, and it is on ridge, above the stream on other side of tree line, beyond that is a highway. Do not let this deter your stay there, it means you have a remote feeling, but are also able to get into town, and hop on quick access to reach great hiking and historical locales which abound in the area. Great place for folks with children ages 6 and up, the stream in normal water level is not deep. Bad foot and all, i did some exploring and found loads of crawfish, minnows, salamanders and could tell it is a healthy stream. Plenty of open space to run around, and enough cabin room to spend time inside playing if it rained. Wildlife was bountiful, Great Blue Heron, Wood Ducks, a Sharp Shinned Hawk chased small birds, and in turn was harassed by Blue Jays, deer, squirrel and about 20 wild turkeys showed up-nice treat, made me hungry so i went into town and got a barbecue.
Anyhow, i was given great directions, and with the rain, i was close enough to be able to visit Marion(which is a vibrant small town) and Abingdon which is also equally vibrant-plenty to see and do.
Last, though close to town, i was not bothered by anyone, other than train and highway, no noise, stream drowned out most of road noise. Felt safe, and owner close and was a phone call away as were local police in case they were ever needed. The place is better than staying at a hotel-oh and it might be quaint-but it was very clean. When my foot feels better and we are not having monsoon rain events as this year, i hope to stay there again and tackle those trout in the creek.

Peaceful and perfect!
This was our second stay; may become our home away from home when we travel to Marion! The location is perfect and there is no better setting to relax. When we went out Sunday morning to enjoy our coffee by the river, we opened the door to come nearly nose to nose with a surprised young buck at the foot of the porch stairs. There was about 10 seconds of contemplation between us before he walked away. Later in the morning, there was a cute little river creature, perhaps a river otter, who peeked out from the rocks to investigate who was walking around.

The house was a great little place where we could enjoy my local family! Saw a lot of wildlife spent time fishing and playing in the river, secluded yet close to everything. Will definetly rent again!

We had a great stay here! My daughter loved being able to run around and catch lightening bugs at night and we loved being immersed in nature. Over a wonderful experience in a beautiful home!

River Retreat was great! The home owner was very responsive to all communication. The 3 hotel style A/C units kept the house comfortable even though it was 90+ degrees outside. As other reviewers have said you can hear train and road noise when outside the house but none of us found it bothersome. The house is located only minutes from Walmart, Drive In movie, and Hungry Mother State Park but feels secluded and peaceful. Bring your bug spray, though, dusk especially brought out the bugs!
