When we say waterfront, we mean you walk out the waterside door and you are 15 feet from Carter's Creek with gorgeous views out the mouth of the creek to the Rappahannock River. Super cute cottage with a massive waterside deck for soaking in the sun and the water views. The cottage has two bedrooms. One is equipped with a queen bed and the other with two singles. We can provide an air mattress for an extra single if needed. There is one full bath, a small living room, dormitory style refrigerator and coffee maker (coffee & tea provided). Note that there is not a kitchen. Less than a 1 minute walk to the Rappahannock River Yacht Club and two other marinas with transient slips if visiting Irvington on your boat or yacht. Only a 10 minute walk to the Tides Inn Resort. It's a mere 5 minute bike ride into Irvington to enjoy shopping, dining, the farmer's market, tennis, the Dog & Oyster Vineyard and marinas. Plenty of room at the pier for your boat with a nearby boat ramp for easy launching when you arrive and trailering when you depart. Owners are easy to contact and happy to provide recommendations for making the most of your visit to Irvington.

Awesome spot on the dock on Carter's Creek
Stayed there again for the second time within a month. Again, quiet and private because it is on a point of land and main house is under construction and unoccupied. No kitchen but coffee service is good and small refrigerator is adequate. Grill there makes for a good "eat in" option we look forward to trying out next time. Cottage is small and quaint but adequate with 2 small bedrooms and a bath. Being right on the water with room to roam is great. Kayaks provided which we intend to use next time also. Highly recommended!
Gorgeous spot on the water!
So long as the owner is not present in the main house and the extensive renovations ongoing at the main house are not going on while there, it is an excellent, quiet private waterfront location. The cottage itself in pretty tiny but fine for a couple or up to 4 folks (queen in one BR, 2 twins in other BR). No kitchen but good coffee service and a small fridge. If you compare it to a hotel suite it is older construction but plenty sizable and good amenities. The payoff here is the place is right on the dock adjacent to the water... great views across Carter's Creek. Highly recommended. Great weekend. Headed back again soon.

Most of the visit we were out on the deck
Charming and quaint little cottage with an amazing view. It was fun to watch the variety of birds and boats about. Minimal amenities although functional if eating out most meals. Great location with much privacy if active construction next door is not happening..
The Village of Irvington is very walkable/bikeable. The Tides Inn Resort is just down the street. The Rappahannock River Yacht Club is a 1 minute walk away so if you have a club membership with reciprocity, you can check in as a guest. They have a great pool and waterside deck. There are several good restaurants in the Village including The Vine, Tides Inn, The Office, The Local and Dredge. Check out the Dog & Oyster Winery. Food is being served up most weekends. There is Town Commons where Farmers' Markets take place the first Saturday of the month. Tennis courts are there as well. The Steamboat Era Museum is worth stopping by. There is a boat ramp right in town. Plus Kilmarnock and White Stone are only a few miles away where you'll find many more amenities.
