This is one of our most popular vacation homes and is the lower unit of the tri-plex.

It was okay.
Parking was a HUGE issue. Some neighbors very rude and unkind. Place was not very clean and very dirty furniture. It’s was not worth the cost. Over priced!
Cannot beat the location..
We spent a week here with 4 adults and 2 young kids. Did Disney one day, which was just a 20 minute drive. The rest of the time just spent playing and relaxing on the beach. So many good restaurants, coffee shop, and donuts right outside your door, helped make the stay very enjoyable. The unit is very small for 6 people, but we knew what we were getting into so it wasn’t unexpected and we weren’t planning on being indoors except to sleep anyways!! But if you are 6’3 like me, it’s a little cramped. The unit was very clean and property managers were nice and easy to work with. Kitchen was surprisingly well stocked if you want to cook. Patio is tight but great for sitting and staring at the amazing beach view and people watching. Garage is very tight so if you are in anything but a compact, you’ll probably be searching for parking on the street, which was challenging to find during busy times of day. But overall, a great stay and would recommend.

Great place - with caveats
I want to say first that it was in fact a great location, but it’s also a very busy location. The first floor apartment is a bit of a fishbowl with people going by on the bike path literally 18 hours a day. So, it was just something that was a little different and maybe we did not expect (but probably should have). I think our main issue is that for the daily rate for renting that the apartment was pretty run down. It’s understandable but but the furniture, kitchen, and bathrooms are all completely worn out. Finally, I think it’s silly to make someone rent a dishtowel or bring their own bathroom or beach towels AND linens. Fine if you want to bill me for something that is missing after the stay but you only have so much room in luggage, why make me haul towels and sheets. Finally, if you’re unlucky like us and have 10 kids from college on the third floor throwing footballs up to the top deck and partying till all hours (cops came twice during our stay) it is also a bit of a detractor from my perspective. Overall, it was great - the review may not seem like it but my family loved it and did not notice any of this stuff so that is OK. The island is fantastic. The realty company was very nice and easy to work with. Office is on the way to the property. That’s about it.

Great location, but dated inside, missing basics, fees and long time to get security deposit back
The location of this property was EXCELLENT !!! But a series of fees, lack of linens and that it took more than a month to get a paper check of our security deposit back slightly dampened the experience.
On the plus side, the location was excellent. Right on the beach, close to shops and restaurants. Beach sidewalk right out the door. Lots of people going by, but they were all polite, so not a bother. Nice TV in the main room and 2 of the 3 bedrooms. Beds and couch were comfortable. Well stocked kitchen.
We had trouble with the TVs, but the agent responded quickly after the Christmas holidays. At first we only had 2 channels on the main TV but a remote reboot of the system fixed that. A big plus for their prompt response.
Unfortunately, many items on the negative side: 1) no linens (towels, sheets, etc, not even dishcloths) were provided. One could use a "service", but it would have cost us close to $100 had we used it and have to pay 3 weeks in advance (We knew this ahead of time, so we brought our own). 2) The inside was functional, but the carpet needs to be replaced and the bathrooms and kitchen are very dated. 3) Washing machine and dryer were outside the unit near the garage and coin operated ($1 ea). 4) Parking was sometimes a challenge. The one car garage is VERY SMALL. Could barely get a Honda Accord in and even then, it was hard to open the doors. Had to park our other car a couple of blocks away, though we got lucky to be closer a couple of times. 5) No trash bags or dish soap. We think basics like that should be provided.
Lastly, were the fees and slow return of our deposit. VRBO charged us $180 for their "Service Fee", then Balboa Newport Realty (the agents) charged an additional $50 booking fee. The contract with Balboa stated they had 25 days to return our deposit. The paper check arrived well after that. We were expected to follow lots of rules, so we expect reciprocal behavior. Crediting back to the credit card used to make the payment would have been better.
Overall, we had a pleasant stay and the agent was quick to respond. We dealt with the lack of basics (linens, trash bags, etc.) and did not let those things sour our trip. We recommend the place, but just know all the shortcomings beforehand
