I bought this treasure in May and have been renovating and fixing it throughout-Planned to be ready by August, and we are! It's an 1880s Farm house with a rich past. I plan to make its future even brighter. Off season pricing reflects the number of bedrooms used: 0-2 is $200, 3 is $300 and 4 is $400 per night with discounts for weekly ($2100). Summer rates are $400 per night. The fourth bedroom is accessed through another bedroom, so best for kids or as a study. There is 1.3 acres of woods, lawns, a creek surrounded by hillside views and a cute little white church across the street. Coates is a quiet country road with very little traffic, just the locals. Kitchen is brand new and a delight to work in, or eat at the breakfast bar. Dining easily seats 8. The sage bedroom has its own porch with a little Victorian love seat for early morning coffee. Up stair has a huge hall with a rocker a very large bedroom with another easy chair and a newly tiled bathroom. Come for a weekend or stay the week as the house is near wineries and breweries, and only one mile from the Keuka Park public beach, The State Park and boat launch, and a few miles from sleepy Branchport. Come get away from it all.

I grew up on Keuka Lake in the 50s and 60s. Taught outside Boston in the 70s, then married and moved to Tucson with my professor husband Bill Filippone for 15 years where we raised Matt and Casey. When Bill died in 93, I moved with the boys to Washington DC for 9 years before moving back to the lake. Remarried Rob Schwarting in 2012 and built our beautiful lake house. We started doing Air BnB in 2015 and absolutely love hosting and getting visitors excited about the area and all there is to do and be a part of. The farmhouse project is new and I so fell in love with the house. It's been a long time since I've rented hostless, so I'll do a modified and just orient people with literature and maps.

Charming with all the comforts
Just got back from our weekend with family for my nieces wedding. The home is adorable and nicely appointed. We spent most of our time gathered at the table. I cannot think of anything the house didn’t have. We will definitely be returning. House is conveniently located - not too far from town. We had a casual dinner at the Trading Post which is at the bottom of the hill. Open for breakfast ,lunch& dinner. Thank you Carol for sharing this gem!
Everything we hoped for and more!
We had the most wonderful weekend experience at this beautiful farmhouse! My whole family was so impressed with the large and comfortable bedrooms, the spacious and airy dining and living room areas, the convenient, well equipped kitchen and the overall cleanliness of the the entire house. My husband and I and two of our children and their families all traveled from different cities in New York State to spend time together--something we can't do often enough. We were so relaxed and really enjoyed being able to gather around the large dining room table for meals and sit together in the large and comfy living room to talk and laugh. It was wonderful. Carol was so kind and helpful, offering suggestions as to places we might go and things we might do. She was so welcoming and thoughtful. She even added little delightful touches like fresh flowers in vases and fresh fruit on the dining room table. I can't say enough. We are already talking about the next time we would like to return to this charming, warm and lovely house that feels like a home away from home!

Perfect location. Our son got married 2 miles down the road at Crispin Hill. This was a great, Convenient location for our pre and post wedding stay. Enough room for everyone, but so much more....home with character, comfort and memories to cherish. Would definitely return, and we only live 30 miles Away! Carol has a gem here.

We had a lovely time at this beautiful farm house! Carol was very kind, helpful and attentive to any needs we had as well.The house was the perfect getaway and a peaceful place to stay for us this summer. We loved the porches and the kitchen was beautiful. This place fit our family perfectly. We will definitely stay again if we have the chance!

Charming, spacious, private yet so close to everyt
We stayed for a short weekend to enjoy the wineries, wrapped around a visit to our daughter away at college. But the house was such a wonderful surprise; four large bedroom, all newly renovated and charmingly decorated. Everything was convenient and fully supplied. We will be back in the winter for another visit.
I was a little leary of the term 'charming farmhouse' as I knew that could mean anything....but wow!...what a surprise to find a gorgeous, upscale, renovated cool home! The beds were fantastic, everything was super clean and well maintained. Location worked so well for us being so close to Keuka Lake and Keuka College. This is just a great property and Carol was so helpful in giving us some great spots to check out in addition to the ones we already knew about. I highly recommend this place for an intimate getaway OR a group excursion. Tons of room, light and very good setting!! LOVED it!!
