Property description

Recently renovated with respect to the strict building controls in the ‘last row’ of the designated old town of Herceg Novi, about 35 minutes drive from Dubrovnik airport in Croatia, or 45 minutes from Tivat airport in Montenegro. Facing south to the Adriatic and the entrance to the World Heritage Site of the Bays of Kotor (Boka Kotorska), the villa has fabulous, exceptional views over the old town and headlands of the Lustica peninsula in Montenegro on the left, and Croatia on the right. The villa sits in its own Mediterranean garden, with roses, orange, lemon, fig, vines and pomegranates. The villa is spacious with fully modernised facilities. Ample south and east facing terraces provide private outdoor seating and dining areas. The villa sleeps 10 maximum in 5 bedrooms with three bathrooms and two additional toilets. There is a cot and high chair available and in some circumstances an extra bed can be provided.

A short walk down the old steps and paths through the Old Town leads to the harbour and beach front (10 mins) which stretches north to Igalo and south to Meljine for several kilometres, providing all sorts of swimming sunbathing, eating drinking and strolling amenities. Boats can be taken from the harbour for 15 - 20 - all day mini cruise to other picturesque beaches and venues. Wherever you go there is a bar with coffee, and usually a restaurant serving fresh seafood, grilled meats and salads.


Montenegro's first golf course is about to undergo construction, about 60 minute drive.


Several hours drive for the formal big Montenegro slopes. Popular local venues for informal / cross country skiing and a lot of family orientated sledging in mountains directly behind Herceg Novi in winter, 45 minute drive.

The breathtaking scenery inevitably results in many stops for photo opportunities, as well as swimming, eating and coffee stops. Exclusive Sveti Stevan island and Milocer Hotel as frequented by sixties celebrities, Jazz beach (Stones and Madonna have held open air concerts here) and the hot tourist spots of Budva are an hours drive at most. Travel inland over spectacular twisting mountain roads to the old capital of Cetinje and National Parks of Lovcen and Lake Skadar.

About the owner: It took several visits to Montenegro to find Zuta Kuca, but we knew the minute we arrived at the house that this was the right place for us. Heceg Novi is friendly and active all year round, whether with family, friends or visiting alone there are things to do, people to watch and good food and wine to be enjoyed. My husband was a GP, I am an artist. Getting away to Herceg Novi is a wonderful antidote to work and life in London. To our delight all ages of our family have felt equally at home, comfortable and safe here. The neighbours are all really friendly and helpful and their support, coffees and luza have been a real bonus. We visit as often in the winter as summer, lapping up the views from the house in different seasons and enjoying the charms of Herceg Novi old town.

Why the Owner Chose Herceg Novi, Montenegro:
It is so easy to get here, we can walk through the front door 35 minutes after leaving Dubrovnik airport. The life style in Herceg Novi is relaxed with local people busy going about their work at the local court, hospital and offices which make up this bustling small town. No matter the season there are always people to watch, good things to eat and drink and something happening in the old town. To our delight elderly parents, our children and young grandchild all feel equally comfortable and safe here, visiting frequently. The views from the terraces at Zuta Kuca are spectacular. Despite having taken dozens of photos none ever really capture the magical views. It is easy to spend time pottering about with the harbour and miles of seafront a short walk from the house, but equally easy simply spending the day on the terrace taking in the ever changing coastal views

The Unique Benefits at this Apartment:
We have private parking, shaded in summer under a giant magnolia tree, but it is very easy to stay here without a car. A taxi can be picked up at the airport or pre-booked for 40 euros and by using local taxis' and excellent buses excursions are easy to make. Simply walking down the private path and steps from the garden takes you to the old town square (we are the last row of the old town) with much more to offer than towns which are purely holiday centres.The mature and secluded Mediterranean garden provides an oasis of peace, quiet and seclusion. All terraces have partial covering making them usable all year round. As an artist I have brought many original pieces of art and artefacts to decorate this special home, giving it a special and original homely atmosphere.
