Neighborhood Tranquility Please understand that you are a guest of Big Bear Lake and staying in a residential area. You agree to respect the neighborhood and those around you. Disturbing the peace is a City Ordinance Violation. Please keep noises to a minimum especially between the hours of 9pm and 8am. If our neighbors call to complain to code enforcement you will be liable for any citation given and may be made to depart the premises without any recourse or refunds given. If our neighbors complain directly to us, you will receive a $50 charge for our guest manager to come out and talk with you. This visit may result in your being removed from the property without refund depending on the severity of the complaint. A second complaint will result in a $150 charge and immediate removal from the property without refund. Our neighbors are good people. Just be kind and courteous and there should be no problems.
Check-In/Check-Out Unless otherwise specified, check-in time is 4pm and check-out time 10am. You can access the property by using the keypad located on the front door which will be activated with a 4 digit code matching the last 4 digits of your phone number. Please note that our guest service manager opens and inspects the property prior to your arrival to ensure the home is ready for your stay. The property is also inspected upon your departure. If you are arriving very late at night it can directly affect the quality of your stay in regards to snow removal, finding the property and access to the property. No credits will be given to parties that arrive late and experience difficulties. Maintenance/third-party vendors are NOT available after 7:00pm for any hot tub, barbecue, or internet issues. Emergency maintenance is available 24 hours a day for any heating, plumbing, electrical, or homes access issues by calling Nick at 909-436-0526.
On Day of Departure Wash all dirty dishes and make sure you at least start the dishwashing cycle. Dirty dishes left behind will result in a $50 charge. Leave all used beds unmade. Gather used towels together and put them on the laundry room floor. Turn thermostat down to 55 F degrees and set to auto. Check the home for forgotten personal items. Turn off all lights. Remove all trash from property. Close and lock all windows and doors. Please depart the property by the check-out time on your contract. This is so that the housekeepers can get the home ready for the next guest which may be just a few hours after you depart.
City Code Trash/Ash Disposal All guests of ALL rental homes in Big Bear are required bring their trash to one of the two main trash disposal locations. The closest trash site is: 41970 Garstin Drive, Big Bear Lake, CA 92315. Failure to dispose of trash properly will result in a $25 PER BAG disposal fee. Under no circumstances may garbage be placed outside or in others garbage cans throughout the neighborhood. Do not dispose of ashes from fireplaces. If ashes are cold, you may place them in the small metal container provided. If you are in need of disposal of hot ashes, please contact Nick. Never place hot ashes on the ground, in the snow, or anywhere besides the metal ash can provided at your cabin. Any improper disposal of ashes will result in forfeiture of security deposit.
Smoking Prohibited Smoking is not allowed in any area of the home. Smoking is not allowed outside by any open window/door. Smoking is permitted on balconies as long as the doors and windows are closed. Please be sure to dispose of butts safely and properly. Any evidence of smoking in the home will result in a $150 charge against your security deposit.
No Pets There are no pets allow. Any pet to be discovered or report to be on the property will result in $150 charge against your security deposit.
Game Tables DO NOT MOVE THE POOL TABLE! IF YOU MOVE THE POOL TABLE, you will be charged $150 for a professional to re-level the table and you may incur additional charges if the table is damaged by you or in the process of returning it to its original position by owner or owner's agents.
Home Quality Vacation Rental Properties endure heavier traffic and more abuse than an average home. While we do everything in our power to provide a clean and comfortable space for your vacation, we are also limited in some ways, and cannot promise absolute perfection. This vacation home is privately owned and we work very hard to complete necessary repairs as soon as possible. However, things like; carpet cleaning, yard work and cosmetic repairs are commonly scheduled during the off season, allowing more time to complete the work before the next guest checks in. If there is anything we should be aware of, or if you have a concern for safety please contact us immediately. We welcome and appreciate any feedback provided and will always make an attempt to make it right however possible, within reason. This property is inspected by Nick before arrival. If any damages are found at the home upon your arrival they must be reported immediately to Nick at 909-436-0526. If you fail to do so you will be responsible for the cost of the damage.
City Occupancy Limitations (Adults and Children Over 5 Years Old) Each property is licensed to accommodate a maximum number of adults, for any given time during your stay. Overcrowding is dangerous, disrespectful and illegal. Please do not exceed the designated amount of people. The Big Bear Lake City ordinance limits the number of cars that can park at each property. These are set by the city or county and are non-negotiable. Guests found to be in violation will be subject to immediate eviction and forfeit of all rental fees, charges and deposits. The maximum car parking is based on ideal weather conditions. Large vehicles take up more space than standard cars. Winter snow will likely reduce parking by one (1) or more spaces depending on your location. Plan appropriately. In some situations, larger vehicles or extra cars may have to park in a city parking lot which are based on availability. Please use common sense when parking- Do not block streets or corners and keep all cars parked in the driveway. During snow conditions, do not block snowplows or park anywhere on the street. City fines for blocking street during snow conditions is $150, possibility of being towed and/or immediate eviction. Parking max is 6 cars.
There is No Garage Access at this property.
Amenities/What We Provide Plan to bring everything you may need outside of furnishings, dishes, utensils, bath towels, linens, blankets, pillows, etc. We also provide limited amounts of cleaning supplies, toilet paper, paper towels, kitchen trash bags, shower soaps and shampoo. These items are in limited supply and may not last for the duration of your stay. You may need to resupply these items on your own depending on use as needed. We do not supply laundry detergent or large trash bags which you will need to remove all trash from property at the end of your stay. We supply an iron and a hair dryer.

Hot Tub If a hot tub/spa/Jacuzzi is not working, we will do our best to repair it. However, we do not offer any guarantees, refunds or compensation if it is not operational during your stay. The spa is checked before and after each rental to make sure it's clean and ready to use. Please be sure to keep it clean by not spilling drinks in it or misusing it in any way. If it is abused there will be a $85 drain and fill charge added to your bill. Thanks for helping us keep our cabin in top shape for all our guests.
Fire Restrictions in the Big Bear Valley Big Bear and Big Bear Lake visitors are reminded to exercise caution when visiting the National Forest and maintain a higher level of awareness with the increased fire risk. Outdoor wood, charcoal, or campfires of any kind are not permitted.
